The register's description

Inleiding

Aan de oostelijke zijde van de Baronielaan staat, opgenomen in een aaneengesloten straatwandbebouwing, bestaande uit laat negentiende-eeuwse en vroeg twintigste-eeuwse herenhuizen, een blok, bestaande uit een drietal WOONHUIZEN, voorzien van een achter- en voortuin en symmetrisch van opzet. De huizen dateren uit omstreeks 1895 en behoren waarschijnlijk tot de oudste in de Baronielaan. Ze zijn opgetrokken in Neo-renaissancestijl.

Sinds de bouw zijn enkele oorspronkelijke architectonische details verloren gegaan; van nummer 31 zijn de pinakels van de trapgevel ingekort, terwijl ook verschillende van de glas-in-lood bovenlichten verloren zijn gegaan.

Omschrijving

De tweelaagse woonhuizen hebben alle een globaal rechthoekige plattegrond met uitbouw aan de achterzijde, worden gedekt door een zadeldak, aan de straatzijde deels afgewolfd en belegd met Oudhollandse pannen (deels bitumen op no. 31). De gevel aan de zijde van de Baronielaan heeft een gespiegelde opzet; no. 29 heeft een brede trapgevel, bekroond door overhoeks geplaatste pinakels, terwijl de flankerende woonhuizen voorzien zijn van een bakstenen halsgevel, bekroond met één overhoeks geplaatste bakstenen pinakel, en voorzien van kunststenen klauwstukken.

De straatgevel is geleed door hoekpilasters, terwijl onder de centrale topgevel eveneens twee pilasters zijn geplaatst, die het centrale huis optisch scheiden van de buurhuizen. Tevens zijn de gevels voorzien van spaarvelden, kunststenen cordonlijsten, hardstenen dorpellijsten, strengpersstenen banden en tandlijsten met siermetselwerk. Elk woonhuis heeft globaal dezelfde opzet met in de voorgevel drie vensterassen, met op de begane grond ter linkerzijde een paneeldeur met bovenlicht, gevat in een kunststenen omlijsting met pediment, en rechts daarvan een tweetal T-schuifvensters onder korfboog, waarvan de roedenverdeling bij alle vereenvoudigd is. Op de verdieping is eveneens bij elk huis een verdeling in drie vensterassen.

De middelste as wordt ingenomen door een balkon met deels in hout, deels in smeedijzer uitgevoerd balkonhek, dat echter alleen op no. 29 nog in de oorspronkelijke vorm resteert. De balkons worden geflankeerd door een T-schuifvenster, op no. 27 nog voorzien van de oorspronkelijke bovenlichten met glas-in-lood. In de topgevels van no. 27 en no. 31 zijn rondbooglichten toegepast, terwijl in het driepas-vormige, in kunststeen omlijste spaarveld in de topgevel van no. 29 een openslaand venster met stucversiering, geflankeerd door twee lichten is geplaatst.

De bakstenen achtergevels van de panden hebben alle een tuitgevel. Op de verdieping een T-schuifvenster, met daarnaast een openslaande vleugeldeur naar de balkons, gesitueerd op het dak van de eenlaagse aanbouwen. In de topgevel per huis twee kleinere openslaande vensters. Tegen de gevel zijn smeedijzeren muurankers zichtbaar. De tuinen worden van de openbare weg gescheiden door eenvoudige smeedijzeren hekwerken, voorzien van poortjes.

Waardering

De woonhuizen met hekwerken zijn van algemeen belang. Ze hebben cultuurhistorische waarde: als representant van de vroegste ontwikkeling van de bebouwing aan de nieuwe uitvalsweg naar het zuiden; ze zijn van belang voor de typologische ontwikkeling van het rijtjeshuis; ze hebben architectuurhistorische waarden: ze zijn vanwege hun detaillering van belang voor de geschiedenis van de architectuur; ze zijn van belang vanwege de ornamentiek; ze hebben ensemblewaarden: ze zijn van belang wegens de situering, verbonden met de uitbreiding van de stad rondom de Baronielaan, een gebied dat ter bescherming wordt voorgedragen; gaafheid/herkenbaarheid: de huizen dragen bij tot de structurele gaafheid van de stedelijke omgeving.

Introduction

On the eastern side of the Baronielaan stands, incorporated into a continuous street frontage consisting of late nineteenth-century and early twentieth-century townhouses, a block consisting of three DWELLING HOUSES, provided with a back and front garden and symmetrical in layout. The houses date from around 1895 and probably belong to the oldest on the Baronielaan. They are built in Neo-Renaissance style.

Since construction some original architectural details have been lost; of number 31 the finials of the stepped gable have been shortened, while also various glass-and-lead fanlights have been lost.

Description

The two-storey dwelling houses all have a generally rectangular plan with extension at the rear, are covered by a gabled roof, on the street side partly half-hipped and laid with Old Dutch tiles (partly bitumen on no. 31). The facade on the Baronielaan side has a mirrored layout; no. 29 has a wide stepped gable, crowned by diagonally placed finials, while the flanking dwelling houses are provided with a brick neck gable, crowned with one diagonally placed brick finial, and provided with cast stone claw stones.

The street facade is articulated by corner pilasters, while under the central top gable two pilasters are also placed, which optically separate the central house from the neighbouring houses. The facades are also provided with spandrels, cast stone cordon lines, hard stone dormer lines, band-pressed stone bands and tooth mouldings with decorative brickwork. Each dwelling house has generally the same layout with in the front facade three window bays, with on the ground floor on the left side a panelled door with fanlight, set in a cast stone frame with pediment, and to the right of it two T-sash windows under basket arch, of which the glazing bars are simplified in all cases. On the upper floor likewise each house is divided into three window bays.

The middle axis is occupied by a balcony with partly in wood, partly in wrought iron executed balcony rail, which however only on no. 29 still remains in the original form. The balconies are flanked by a T-sash window, on no. 27 still provided with the original fanlights with glass-and-lead. In the top gables of no. 27 and no. 31 round-arch lights are employed, while in the trefoil-shaped, in cast stone framed spandrel in the top gable of no. 29 an opening window with stucco decoration, flanked by two lights is placed.

The brick rear facades of the properties all have a spout gable. On the upper floor a T-sash window, with next to it an opening casement door to the balconies, situated on the roof of the single-storey extensions. In the top gable per house two smaller opening windows. Against the facade wrought-iron wall anchors are visible. The gardens are separated from the public road by simple wrought-iron railings, provided with gates.

Valuation

The dwelling houses with railings are of general importance. They have cultural-historical value: as representative of the earliest development of building on the new exit road to the south; they are of importance for the typological development of the terraced house; they have architectural-historical values: they are of importance for the history of architecture because of their detailing; they are of importance because of the ornamentation; they have ensemble values: they are of importance because of the situation, connected with the expansion of the city around the Baronielaan, an area that is proposed for protection; integrity/recognizability: the houses contribute to the structural integrity of the urban environment.
