Inleiding
Het KOETSHUIS met WOONHUIS (koetsierswoning) en PAARDENSTAL uit 1878/1879 met stijlinvloeden van het classicisme, behoort tot de in de gemeenten Leusden en Woudenberg gelegen historische buitenplaats De Boom.
In 1993 vond in opdracht van de Stichting de Boom een restauratie onder leiding van architect J. de Jong plaats. Hierbij werd het koetshuis intern verbouwd tot kerkruimte met op de zolderverdieping een kantoorruimte en een ontmoetingsruimte. De stal en het woonhuis zijn intact gebleven.
Het hoofdgebouw van De Boom bevindt zich ten noorden van de Geerensteinselaan, het koetshuis en het jachthuis liggen ten zuiden van deze laan. Het met de nokrichting evenwijdig aan de laan gelegen koetshuis ligt ten zuidwesten van het hoofdgebouw en ten noordwesten van het jachthuis van De Boom.
N.B. De aanbouwen onder plat dak zijn voor de bescherming van ondergeschikt belang.
Omschrijving
Het koetshuis bestaat uit één bouwlaag en is vanuit een rechthoekige plattegrond opgetrokken. Het pand heeft een schilddak gedekt met gesmoorde kruispannen. Links bevindt zich de stal, in het midden het koetshuis en rechts bevindt zich de deels onderkelderde koetsierswoning van twee bouwlagen. Rondom de in schoonmetselwerk opgetrokken gevels is een gecementeerde en geschilderde plint aangebracht. De gevels bevatten segmentboogvormige vensters onder strek met houten persiennes en rechtgesloten vensters onder een rollaag. De vensters bevatten houten kozijnen en schuif-, draai- of stolpramen. De gevels worden afgesloten met een kroonlijst. De asymmetrisch ingedeelde voorgevel aan de Geerensteinselaan (noordoostgevel) heeft uiterst links een hooggeplaatst stalvenster met een houten tweeruitsraam. Rechts daarvan bevindt zich een getoogd venster. Rechts van het midden bevat de gevel een getoogde, gecementeerde deuropening met dubbele houten inrijdeuren en daarboven een dakhuis. Het dakhuis doorbreekt de gevellijst, is boven de daklijst ingezwenkt en wordt keperboogvormig afgesloten. Op de steekkap liggen gesmoorde kruispannen. Het getoogde, tweedelige venster bevat twee zesruitsramen. Links en rechts van de entree bevindt zich een klein, rechtgesloten venster met een tweeruitsraam. Er zijn twee sierankers toegepast. Rechts van de inrijdeuren bevindt zich de twee-assige voorgevel van de koetsierswoning. De entree heeft een houten, classicistische omlijsting, een paneeldeur met twee gietijzeren roosters voor de ruiten en een door roeden ruitvormig ingedeeld bovenlicht. Rechts bevindt zich een venster met een vierruitsschuifraam. Op de verdieping bevinden zich twee vensters met draairamen.
De linker zijgevel (zuidoostzijde) is blind.
De achtergevel (zuidwestzijde) van het hoofdvolume heeft uiterst rechts een getoogde entree onder strek met een paneeldeur met twee ruiten en een tweeruits bovenlicht en rechts daarvan een hooggeplaatst stalvenster.
De drie-assige, asymmetrisch ingedeelde rechter zijgevel (noordwestzijde) heeft een risalerende, gestucte middenas met daarboven in het dakschild een dakkapel met een vierruits stolpraam. Links van de middenrisaliet bevindt zich een vierruits schuifraam. Rechts van de as bevindt zich een venster met twee gekoppelde vierruits schuiframen. Op de verdieping bevinden zich drie identieke, rechtgesloten vensters met vierruits draairamen.
Het INTERIEUR van de deels onderkelderde koetsierswoning en de stallen heeft de oorspronkelijke indeling en detaillering grotendeels behouden. Van belang zijn onder meer (in de woning) de plavuizenvloer in de gang en de kamer-en-suite met schuifdeuren waarin glas-in-lood geplaatst is en, in de stallen, de klinkervloer, natuurstenen voertroggen, houten en ijzeren tussenschotten voorzien van ijzeren palen bekroond door paardenhoofden.
Waardering
Het koetshuis met bijbehorend interieur is van algemeen belang vanwege de cultuur- en architectuurhistorische waarde als gaaf bewaard voorbeeld van een koetshuis uit 1878/1879 met stijlinvloeden van het classicisme met bijbehorende, inwendig gaaf bewaard gebleven stallen en koetsierswoning alsmede als onderdeel van de historische buitenplaats De Boom. Het koetshuis is van landschappelijke waarde door de beeldbepalende ligging aan de Geerensteinselaan en vanwege de visuele en ruimtelijk-functionele relatie met de overige onderdelen van de historische buitenplaats De Boom.

The COACH HOUSE with DWELLING HOUSE (coachman's cottage) and HORSE STABLE from 1878/1879 with stylistic influences from classicism, forms part of the historic country estate De Boom, located in the municipalities of Leusden and Woudenberg.

Description
The coach house consists of one storey and is constructed from a rectangular ground plan. The building has a hipped roof covered with interlocking roof tiles. On the left is the stable, in the middle the coach house, and on the right is the partly cellaraged coachman's cottage of two storeys. Around the fair-faced brickwork facades a cemented and painted plinth has been applied. The facades contain segment arch windows under string course with wooden shutters and rectangular windows under a roll moulding. The windows contain wooden frames and sash, casement or drop windows. The facades are finished with a cornice. The asymmetrically arranged front facade on the Geerensteinselaan (northeast facade) has a high-placed stable window with a wooden two-pane casement window at the far left. To the right of this is an arched window. To the right of centre, the facade contains an arched, cemented door opening with double wooden carriage doors and above it a roof structure. The roof structure penetrates the facade line, is tilted inward above the roof line, and is finished with a raking arch. On the roof structure lay interlocking roof tiles. The arched, two-part window contains two six-pane casements. To the left and right of the entrance is a small, rectangular window with a two-pane casement. There are two ornamental wall anchors applied. To the right of the carriage doors is the two-bay front facade of the coachman's dwelling. The entrance has a wooden, classicistic surround, a panel door with two cast iron grilles for the panes and a fanlight subdivided by glazing bars in a diamond pattern. The left side facade (southeast side) is blank.

The three-bay, asymmetrically arranged right side facade (northwest side) has a projecting, stuccoed central axis with above it in the roof section a roof dormer with a four-pane drop window. On the storey above are three identical, rectangular windows with four-pane casement windows.
The INTERIOR of the partly cellaraged coachman's dwelling and the stables has largely retained its original layout and detailing. Of importance are, among others, (in the dwelling) the tile floor in the hallway and the room-en-suite with sliding doors in which leaded glass is installed and, in the stables, the brick floor, natural stone feeding troughs, wooden and iron partitions provided with iron posts topped by horse heads.
Valuation
The coach house with its associated interior is of general importance because of its cultural and architectural historical value as a well-preserved example of a coach house from 1878/1879 with stylistic influences from classicism with associated stables and coachman's cottage, which have remained internally intact, and as part of the historic country estate De Boom. The coach house is of landscape value because of its prominent position on the Geerensteinselaan and because of the visual and spatial-functional relationship with the other components of the historic country estate De Boom.
