Inleiding

Vier BEAMBTENWONINGEN onder een kap gebouwd in 1927 in Traditionalistische stijl naar ontwerp van architect A.J.N. Boosten in opdracht van Stichting Thuis Best te Heerlen. Dit blok van vier woningen vormt samen met zes blokken beambtenwoningen, de Augustinuskerk met pastorie en kapelanie het complex Prins de Lignestraat. In 1952 is door Thuis Best bij de woningen een berging achter het washok gebouwd, deze zijn UITGESLOTEN van bescherming.

Verder zijn UITGESLOTEN van bescherming de garage en het volume tussen woning en washok bij pand nr.13; de serre en de rolluiken bij pand nr.15; het afdak achter pand nr.17; de garage uit 1956 en de rolluiken bij pand nr. 19.

Omschrijving

Blok van vier BEAMBTENWONINGEN onder zadeldak, waarvan de noklijn evenwijdig loopt aan de straatrichting. De woning geheel rechts met huisnummer 19 heeft een geknikt asymmetrisch zadeldak, waarvan de noklijn loodrecht staat op de straatrichting. De pannen hebben gootoverstekken in hout onder een dak met rode Tuiles du Nord. De woningen hebben twee bouwlagen en een rechthoekige plattegrond, die per twee woningen is gespiegeld. Gevels van geel genuanceerde baksteen metselwerk in kettingverband op licht risalerende rode trasraam plint in kruisverband met rollaag. In de gevels rechthoekige houten vensters en deuren. Pand nr.13 heeft dubbel glas.

De VOORGEVEL(S) hebben twee boven elkaar gelegen driekantige erkers onder platdak. De erker in de eerste laag heeft vensters met bovenlicht, dorpel van loodslabben op rollaag. Pand nr.13 heeft bovenlichten met figuurglas. Pand nr.17 heeft geen bovenlichten. Tussen de eerste en tweede, en de derde en vierde woning is een hoge schoorsteen met een verticale uitsparing over de volle hoogte rustend op kunststeen console. De goot is ter plaatse van de schoorsteen onderbroken. Pand nr.17 heeft een kortere schoorsteen. De entree heeft een houten voordeur, waarin oorspronkelijk een verticale houten lat en zes kleine raampjes. Pand nr.13 heeft een nieuwe voordeur. Aan weerszijden van de entree zijn twee baksteen lisenen onder een zwevende houten luifel, waarboven een bovenlicht, oorspronkelijk met gekleurd glas-in-lood. Voor de deur een rode tegelvloer binnen een natuursteen rand op baksteen. Een klein toiletvenster. Pand nr.13, 15 en 17 hebben recente grindtegels voor de entree en een vernieuwde voordeur. Pand nr.15 heeft een vernieuwd venster rechts naast voordeur. Boven de entree in de tweede laag een badkamervenster met roedeverdeling onder betonlatei en boven houten bloembak. De panden nr.13, 15 en 17 hebben (gekleurd) figuurglas en pand nr.19 heeft dubbelglas in badkamerraam. In het dakvlak twee dakramen.

De VOORGEVEL VAN HOEKPAND NR.19 wijkt enigzins af. De entree is gelegen onder grote luifel op stalen kolom met houten bekleding, op baksteen bloembak. In de topgevel bevinden zich drie vensters onder een betonlatei en boven een brede bloembak, die loopt door tot aan de schoorsteen.

De LINKER ZIJGEVEL van hoekpand nr.13 heeft een hoge schoorsteen, als in voorgevel, gelegen boven een hoge plint en naast klein venster. Links in de gevel een lage plint onder keukenraam. In de topgevel twee kleine vensters, gelegen aan weerszijden van schoorsteen, het rechter met latei en links met rollaag.

De ACHTERGEVELS hebben een vooruitspringende plint. In de eerste laag dubbele houten tuindeuren met roedeverdeling en bovenlicht, gelegen onder latei. En een houten keukendeur. Pand nr.15 heeft een uitbouw achter de woning. Pand nr.17 heeft vernieuwde houten tuindeuren. In de tweede laag bevinden zich drie dubbele vensters, oorspronkelijk met roedeverdeling, gelegen onder een doorlopende betonlatei en boven dubbele rij ongeglazuurde rode dorpelstenen. Pand nr.13 heeft in de gehele achtergevel kunststoffen kozijnen met dubbel glas, pand nr.17 alleen in de tweede laag. Geen van de panden heeft nog de roedenverdeling in de vensters van de tweede laag. In het achterdakvlak een dakkapel met drie vensters onder overstekend platdak. Verder een korte schoorsteen. ACHTERGEVEL HOEKPAND nr.19 wijkt af. Links een extra achterdeur. Keukendeur en raam zijn nu één raam onder doorlopende latei. Verder vernieuwde tuindeuren, de vensters in de eerste laag hebben dubbel glas. In topgevel drie aan een gesloten vensters zonder roedeverdeling onder latei. Bij de RECHTER ZIJGEVEL hoekpand nr.19 loopt het dak door tot op de eerste laag. Het linkergeveldeel heeft een plint die aan beide zijden gedeeltelijk doorloopt. Het middendeel is teruggelegen met deur en keldervensters, het linkerdeel ligt nog verder terug ter plaatse van entree. In het dakvlak twee dakkapellen, beide onder een plat dak. De onderste met houten bloembak, de bovenste is direct gelegen naast een hoge schoorsteen. Het keukenraam en de deur in bijkeuken zijn vervangen door metselwerk. Toilet is verplaatst naar loggia onder luifel aan de zijkant van de woning.

Bij alle panden staat achter de keuken een losstaand WASHOK van baksteen in halfsteens verband met iets uitstekende plint in kruisverband onder overstekend plat dak. Het washok is bij nr.17 gepleisterd.

De woningen worden gedeeltelijk gescheiden door een TUINMUUR.

De structuur van het INTERIEUR is bij de panden nr.13, 15 en 17 redelijk in tact en bij pand nr.15 matig in tact.

Waardering

De woningen bezitten cultuurhistorische waarden vanwege de oorspronkelijke funktie, beambtenwoningen voor de Staatsmijn Maurits. Hoge tot zeer hoge architectuurhistorische waarden vanwege het belang voor het oeuvre van de architect, de esthetische kwaliteiten van het ontwerp en in redelijke hoge mate vanwege de ornamentiek. De woningen zijn representatief en substantieel voor de geschiedenis van het wonen binnen sociaal hiërarchisch bepaalde kaders waarbinnen lichte vormen van differentiatie mogelijk waren hetgeen tot uitdrukking komt in de bouwkundige hoofdvorm, de detaillering en de materiaalkeuze. Als onderdeel van het complex bezit het blok in hoge mate ensemble waarden, die architectuur- en cultuurhistorisch van belang zijn. Four STAFF HOUSES built under one roof in 1927 in Traditionalist style designed by architect A.J.N. Boosten on commission of Stichting Thuis Best in Heerlen. This block of four houses together with six blocks of staff houses, the Augustinuskerk with rectory and chaplaincy forms the complex Prins de Lignestraat. In 1952 Thuis Best built a storage shed behind the washhouse at the houses, these are EXCLUDED from protection.

Further EXCLUDED from protection are the garage and the volume between house and washhouse at property no.13; the conservatory and the roller shutters at property no.15; the lean-to behind property no.17; the garage from 1956 and the roller shutters at property no. 19.

Description

Block of four STAFF HOUSES under a gabled roof, of which the ridge line runs parallel to the street direction. The house on the far right with number 19 has a bent asymmetrical gabled roof, of which the ridge line is perpendicular to the street direction. The tiles have timber gutter overhangs under a roof with red Tuiles du Nord. The houses have two storeys and a rectangular floor plan, which is mirrored per two houses. Facades of yellowish-nuanced brickwork in chain bond on slightly projecting red tufa stone plinth in cross bond with roll course. Rectangular wooden windows and doors in the facades. Property no.13 has double glazing.

The FRONT FACADE(S) have two triangular bays stacked above each other under flat roof. The bay in the first storey has windows with fanlight, lead slab sill on roll course. Property no.13 has fanlights with figured glass. Property no.17 has no fanlights. Between the first and second, and third and fourth house is a tall chimney with a vertical opening over the full height resting on artificial stone console. The gutter is interrupted at the location of the chimney. Property no.17 has a shorter chimney. The entrance has a wooden front door, originally containing a vertical wooden lath and six small windows. Property no.13 has a new front door. On either side of the entrance are two brick lesenes under a floating wooden canopy, above which a fanlight, originally with coloured leaded glass. Before the door a red tile floor within a natural stone edge on brick. A small toilet window. Properties no.13, 15 and 17 have recent gravel tiles at the entrance and a renewed front door. Property no.15 has a renewed window to the right next to front door. Above the entrance in the second storey a bathroom window with glazing bars under concrete lintel and above wooden planter box. Properties no.13, 15 and 17 have (coloured) figured glass and property no.19 has double glazing in bathroom window. In the roof slope two roof windows.

The FRONT FACADE OF CORNER PROPERTY NO.19 differs somewhat. The entrance is located under a large canopy on steel column with wooden cladding, on brick planter box. In the gable several windows are situated under a concrete lintel and above a broad planter box, which runs through to the chimney.

The LEFT SIDE FACADE of corner property no.13 has a tall chimney, as in front facade, located above a tall plinth and beside small window. Left in the facade a low plinth under kitchen window. In the gable two small windows, located on either side of chimney, the right one with lintel and left one with roll course.

The REAR FACADES have a projecting plinth. In the first storey double wooden garden doors with glazing bars and fanlight, located under lintel. And a wooden kitchen door. Property no.15 has an extension behind the house. Property no.17 has renewed wooden garden doors. In the second storey three double windows are located, originally with glazing bars, located under a continuous concrete lintel and above double row of unglazed red sill stones. Property no.13 has in the entire rear facade plastic frames with double glazing, property no.17 only in the second storey. None of the properties still have glazing bars in the windows of the second storey. In the rear roof slope a roof dormer with three windows under projecting flat roof. Also a short chimney. REAR FACADE CORNER PROPERTY NO.19 differs. On the left an extra rear door. Kitchen door and window are now one window under continuous lintel. Further renewed garden doors, the windows in the first storey have double glazing. In gable three connected windows without glazing bars under lintel. At the RIGHT SIDE FACADE corner property no.19 the roof continues down to the first storey. The left facade section has a plinth that runs partially on both sides. The middle section is recessed with door and cellar windows, the left section lies even further back at the location of entrance. In the roof slope two roof dormers, both under a flat roof. The lower one with wooden planter box, the upper one is directly located next to a tall chimney. The kitchen window and door in scullery are replaced by brickwork. Toilet is relocated to loggia under canopy on the side of the house.

At all properties stands behind the kitchen a freestanding WASHHOUSE of brick in half-brick bond with slightly projecting plinth in cross bond under projecting flat roof. The washhouse is plastered at no.17.

The houses are partially separated by a GARDEN WALL.

The structure of the INTERIOR is reasonably intact at properties no.13, 15 and 17 and moderately intact at property no.15.

Valuation

The houses possess cultural-historical values because of their original function, staff houses for the Staatsmijn Maurits. High to very high architectural-historical values because of their importance to the oeuvre of the architect, the aesthetic qualities of the design and in reasonably high measure because of the ornamentation. The houses are representative and substantial for the history of housing within socially hierarchically determined contexts within which light forms of differentiation were possible, which is expressed in the constructional main form, the detailing and the choice of materials. As part of the complex the block possesses high ensemble values, which are architecturally and culturally historically significant. The general interest of the houses is determined by the entirety of the aforementioned values.
