Inleiding

Vier BEAMBTENWONINGEN onder-één-kap gebouwd in 1927 in traditionalistische stijl naar ontwerp van architect A.J.N. Boosten in opdracht van Stichting Thuis Best te Heerlen. Dit blok van vier woningen vormen met zes blokken beambtenwoningen, de Augustinuskerk met pastorie en kapelanie het complex Prins de Lignestraat. In 1952 is door Thuis Best een berging achter het washok gebouwd bij de panden, welke zijn UITGESLOTEN van bescherming. Verder zijn UITGESLOTEN bij het pand nr. 12 de in 1961 gebouwde garage en de aanbouw achter de woning uit 1973; de garage bij, de aanbouw achter, de schuur met verdieping en het afdak met rolluiken achter het pand nr. 14; het afdak en afsluiting bij de achterdeur van en de garage bij nr. 16; de rolluiken bij nr.18.

Omschrijving

Blok van vier BEAMBTENWONINGEN onder asymmetrisch zadeldak met nokrichting evenwijdig aan de straat. Gootoverstekken in hout onder een dak met rode Tuiles du Nord. De woningen hebben een rechthoekige plattegrond, die per twee woningen is gespiegeld. De voorgevels zijn in drie en de achtergevels in twee bouwlagen. Gevels van geel genuanceerde baksteen, metselwerk in kettingverband op licht risalerende rode trasraam plint in kruisverband met rollaag. In de gevel rechthoekige houten vensters en deuren.

De VOORGEVEL(S) VAN DE TUSSENPANDEN hebben twee boven elkaar gelegen driekantige erkers onder plat dak met waterspuwers. De erker in de eerste laag heeft vensters met bovenlicht, dorpel van loodslabben op rollaag. Pand nr.16 heeft isolerend glas in de erkers. De entree heeft een houten voordeur, waarin oorspronkelijk een verticale houten lat en zes kleine raampjes. Panden nr.12 en 14 hebben een nieuwe voordeur, bij pand nr.16 is de originele voordeur ingrijpend gewijzigd en heeft een bovenlicht met glas. Aan weerszijden van de entree zijn twee bakstenen lisenen onder een zwevende houten luifel, waarboven bovenlicht, oorspronkelijk met gekleurd glas-in-lood. De panden nr.14 en 18 hebben een voorzetraam achter glas-in-lood bovenlicht boven entree. Voor de deur een rode tegelvloer binnen een natuurstenen rand op baksteen, waarnaast bakstenen bloembak. Een klein toiletvenster. Bij pand nr.18 loopt de bloembak naast de deur loopt door naar de zijgevel. Boven entree in de tweede bouwlaag een badkamervenster onder betonlatei en boven houten bloembak. De panden nr. 14 en 16 hebben figuurglas in de badkamerramen en kunststoffen goten. In de derde laag liggen drie vensters onder doorlopende afgetimmerde latei en boven doorlopende band van gebakken dorpelstenen, plaatselijk in driehoekmotief. De voorgevel is tot onder bovenste vensters iets risalerend, met hemelwaterafvoer in terugliggend geveldeel.

De VOORGEVEL VAN DE HOEKPANDEN nr. 12 en 18 is vergelijkbaar voor wat betreft de indeling. Onderscheid door een siersteen in de hoek met zijgevel. Het badkamerraam onder latei en boven bloembak is in de zijgevel geplaatst.

De ZIJGEVEL(S) VAN DE HOEKPANDEN hebben een asymmetrische topgevel, het dak loopt door tot op de tweede laag. In deze gevel drie bovenelkaar gelegen vensters ter plaatse van het trappenhuis. Deze zijn direct gelegen naast een hoge schoorsteen op kunststeen console met een verticale uitsparing over de volle hoogte. De bovenste twee vensters liggen boven een dubbele rij gebakken dorpelstenen. Tussen de voorgevel en het bovenste venster een rij gebakken dorpelstenen in driehoekmotief. Onder aan schoorsteen nog twee kleine vensters en risalerend volume van één laag onder een plat dak en een driedelig keukenraam. De pand nr.12 heeft een vernieuwd keukenraam.

De ACHTERGEVELS van de vier panden hebben een iets vooruitspringende plint in kruisverband en een optrek in halfsteensverband. In de eerste laag dubbele houten tuindeuren met roedeverdeling en bovenlicht onder latei, en een houten keukendeur. Bij pand nr.12 is gevel in eerste laag doorbroken voor uitbouw. In tweede laag bevinden zich drie dubbele vensters, oorspronkelijk met roedeverdeling, gelegen onder doorlopende betonlatei en boven aaneengesloten dubbele rij ongeglazuurde rode dorpelstenen. Pand nr.12 heeft geen roedeverdeling in tweede laag, wel rolluiken. Pand nr.16 heeft achter een kunststoffen goot. In het achterdakvlak twee dakramen en een schoorsteen, een schoorsteen op nok. Bij pand nr.18 zijn twee consoles onder goot aangebracht.

Achter de keuken staat een los WASHOK van baksteen in halfsteens verband met iets vooruitspringende plint in kruisverband onder rollaag. Het washok heeft een overstekend plat dak met schoorsteen. De woningen worden gedeeltelijk gescheiden door een TUINMUUR.

Tussen de panden nr.10 en 12 een POORT met een zadeldak met Tuiles du Nord. Oorspronkelijk betrof dit een berging voor spullen voor onderhoud aan de panden en processies. De zijgevels onder het dak zijn witgeschilderd. De structuur van het INTERIEUR is bij het pand nr.12 matig intact, bij pand nr.14 redelijk in tact, de panden nr.16 en 18 zeer gaaf.

Waardering

De woningen bezitten in hoge mate cultuurhistorische waarden, vanwege de oorspronkelijke funktie, beambtenwoningen voor de Staatsmijn Maurits, als bijzondere uitdrukking van een sociaal-economische ontwikkeling. De architectuurhistorische waarden worden bepaald door het belang voor het oeuvre van de architect A. Boosten, de esthetische kwaliteiten van het ontwerp en de ornamentiek. Als onderdeel van het complex Prins de Lignestraat zijn de woningen van groot belang voor de structurele en visuele gaafheid van de bebouwde omgeving. De woningen zijn representatief en substantieel voor de geschiedenis van het wonen binnen sociaal hiërarchisch bepaalde kaders waarbinnen lichte vormen van differentiatie mogelijk waren hetgeen tot uitdrukking komt in de bouwkundige hoofdvorm, de detaillering en de materiaalkeuze. Description

Block of four STAFF DWELLINGS under an asymmetrical gabled roof with ridge direction parallel to the street. Gutter overhangs in wood under a roof with red Tuiles du Nord. The dwellings have a rectangular floor plan, which is mirrored per two dwellings. The front facades are in three and the rear facades in two storeys. Facades of yellow-nuanced brick, masonry in running bond on slightly projecting red travertine plinth in cross bond with roll moulding. In the facade rectangular wooden windows and doors.

The FRONT FACADE(S) OF THE INTERMEDIATE PROPERTIES have two triangular bay windows stacked above each other under a flat roof with waterspouts. The bay window in the first storey has windows with fanlight, sill of lead slabs on roll moulding. Property no. 16 has insulating glass in the bay windows. The entrance has a wooden front door, originally containing a vertical wooden slat and six small panes. Properties no. 12 and 14 have a new front door; at property no. 16 the original front door is substantially altered and has a fanlight with glass. On either side of the entrance are two brick pilasters under a floating wooden canopy, above which fanlight, originally with coloured leaded glass. Properties no. 14 and 18 have a frame set behind leaded glass fanlight above entrance. In front of the door a red tile floor within a natural stone border on brick, next to which a brick planter box. A small toilet window. At property no. 18 the planter box beside the door continues to the side facade. Above entrance in the second storey a bathroom window under concrete lintel and above wooden planter box. Properties no. 14 and 16 have figured glass in the bathroom windows and plastic gutters. In the third storey are three windows under continuous timber lintel and above continuous band of terracotta sill stones, locally in triangular motif. The front facade is slightly projecting down to below the topmost windows, with rainwater downpipe in recessed part of facade.

The FRONT FACADE OF THE CORNER PROPERTIES no. 12 and 18 is comparable regarding the layout. Distinguished by a decorative stone in the corner with side facade. The bathroom window under lintel and above planter box is placed in the side facade.

The SIDE FACADE(S) OF THE CORNER PROPERTIES have an asymmetrical gable, the roof continues down to the second storey. In this facade three windows stacked above each other at the location of the stairwell. These are positioned directly beside a tall chimney on artificial stone console with a vertical indentation over the full height. The top two windows are above a double row of terracotta sill stones. Between the front facade and the topmost window a row of terracotta sill stones in triangular motif. Below the chimney two more small windows and projecting volume of one storey under a flat roof and a three-part kitchen window. Property no. 12 has a renewed kitchen window.

The REAR FACADES of the four properties have a slightly projecting plinth in cross bond and a backing in half-brick bond. In the first storey double wooden garden doors with glazing bars and fanlight under lintel, and a wooden kitchen door. At property no. 12 the facade in the first storey is broken through for an extension. In the second storey are three double windows, originally with glazing bars, located under continuous concrete lintel and above connected double row of unglazed red sill stones. Property no. 12 has no glazing bars in second storey, but has roller shutters. Property no. 16 has behind it a plastic gutter. In the rear roof plane two roof windows and a chimney, a chimney on ridge. At property no. 18 two consoles are placed under the gutter.

Behind the kitchen stands a separate WASH HOUSE of brick in half-brick bond with slightly projecting plinth in cross bond with roll moulding. The wash house has an overhanging flat roof with chimney. The dwellings are partially separated by a GARDEN WALL.

Between properties no. 10 and 12 a GATE with a gabled roof with Tuiles du Nord. Originally this was a storage shed for materials for maintenance of the properties and processions. The side facades under the roof are whitewashed. The structure of the INTERIOR is moderately intact at property no. 12, reasonably intact at property no. 14, properties no. 16 and 18 are very well preserved.

Valuation

The dwellings possess to a high degree cultural-historical values, because of their original function, staff dwellings for the Staatsmijn Maurits, as a particular expression of a socio-economic development. The architectural-historical values are determined by the significance for the oeuvre of architect A. Boosten, the aesthetic qualities of the design and the ornamentation. As part of the complex Prins de Lignestraat the dwellings are of great importance for the structural and visual integrity of the built environment. The dwellings are representative and substantial for the history of dwelling within socially hierarchically determined frameworks within which light forms of differentiation were possible, which is expressed in the principal building form, the detailing and the material choices. The general interest is determined by the totality of the aforementioned values.
