Onderdeel I, fabrikantenwoonhuis (Grotestraat 1)
Inleiding
Woonhuis van de in 1843 uit Frankrijk komende leerlooiersfamilie M.B. Regouin, in de negentiende eeuw gewijzigd, terwijl de voorgevel in 1910 werd verbouwd naar plannen van de Nijmeegse architect Oscar Leeuw. De kern van het huis is ouder (achttiende-eeuws, mogelijk zeventiende-eeuws). Het huis staat op de hoek met de Deken van den Ackerhof. Het ligt aan drie zijden vrij op het perceel. De oost- en zuidkant van het perceel grenzen aan voormalige fabrieksgebouwen van de looierij.
Omschrijving
Het woonhuis heeft een oppervlakte van circa 13.9 x 11.8 meter. Het bestaat uit een voor- en achterhuis van twee verdiepingen, met verschillende verdiepingshoogten. Beide zijn voorzien van een schilddak, parallel aan de Grotestraat. De buitenmuren zijn van handvorm baksteen, gemetseld in kruisverband. De symmetrische voorgevel is vijf traveeën breed. De voorgevel is, evenals de linker zijgevel voorzien van blokpleisterwerk en een houten bakgoot met gesneden gootklossen. Boven de monumentale ingangspartij bevindt zich op de verdieping een melkmeisje (driedelig venster) en in het dak een driehoekige topgevelbekroning met dakoverstek. Beneden zijn schuiframen en boven T-ramen. De bovenlichten zijn alle voorzien van gekleurd gals-in-lood met Jugendstil motieven. De achtergevel, die uit schoon metselwerk bestaat, heeft vierruits-vensters op de verdieping en een goot met kroonlijst op gesneden gootklossen. Het huis heeft een fraai interieur met onder andere een negentiende-eeuwse wandbetimmering in de hal, met schijnpilasters en rondboogdoorgangen. De kamers van de begane grond in het voorhuis hebben een verhoogde ligging ten opzichte van de straat, in verband met de grote gewelfde kelder in het rechter deel van het voorhuis. In de linker kamer een wit marmeren schoorsteenmantel. De plafonds in de hal en in de kamers van het achterhuis zijn gespelderd. De rechter voorkamer heeft een stucplafond met geprofileerde lijsten en blad- en bloemmotieven. De rechter voorkamer op de verdieping heeft een stucplafond met Jugendstil zonnebloemornament in het midden. Beide sporenkappen van de huizen hebben gedeeltelijk eiken spanten met korbeels. Op het erf achter het huis ligt een oude bestrating van rivierkeien, afkomstig uit de nabijgelegen Maas. Het perceel is aan de kant van de Grotestraat en langs de Deken van den Ackerhof afgezet met een smeedijzeren hek met poort. Het hek is geplaatst op een gemetseld tuinmuurtje, voorzien van een ezelsrug.
Waardering
Het woonhuis is van algemeen belang. Het heeft cultuurhistorische waarde als voorbeeld van de sociaaleconomische ontwikkeling, namelijk de bloei van de looierij-industrie in de Maaskant. Het heeft architectuurhistorisch belang vanwege de gecompliceerde bouwgeschiedenis en als voorbeeld van het werk van de Nijmeegse architect Oscar Leeuw. Het is van industrieel-archeologisch belang als het woonhuis van M.B. Introduction
Townhouse of the leather-dresser family M.B. Regouin, coming from France in 1843, modified in the nineteenth century, while the front facade was rebuilt in 1910 according to plans by the Nijmegen architect Oscar Leeuw. The core of the house is older (eighteenth-century, possibly seventeenth-century). The house stands on the corner with the Deken van den Ackerhof. It lies free on the plot on three sides. The east and south sides of the plot border on former factory buildings of the tannery.
Description
The townhouse has an area of approximately 13.9 x 11.8 metres. It consists of a front and rear house of two storeys, with different storey heights. Both are provided with a hipped roof, parallel to the Grotestraat. The external walls are of hand-moulded brick, laid in alternating bond. The symmetrical front facade is five bays wide. The front facade, like the left side facade, is provided with ashlar render and a wooden rain gutter with carved gutter brackets. Above the monumental entrance section is on the storey a maidservant window (three-part window) and in the roof a triangular top gable crown with roof overhang. Below are sash windows and above T-windows. The fanlights are all provided with coloured stained glass with Art Nouveau motifs. The rear facade, which consists of exposed brickwork, has four-pane windows on the storey and a gutter with cornice on carved gutter brackets. The house has a fine interior with, among other things, nineteenth-century wall panelling in the hall, with pilaster shafts and round arch openings. The rooms of the ground floor in the front house have a raised position in relation to the street, due to the large barrel vault in the right part of the front house. In the left room a white marble fireplace mantel. The ceilings in the hall and in the rooms of the rear house are plastered. The right front room has a stucco ceiling with moulded lists and leaf and flower motifs. The right front room on the storey has a stucco ceiling with Art Nouveau sunflower ornament in the centre. Both truss roofs of the houses have partially oak rafters with corbels. On the yard behind the house lies an old paving of river pebbles, coming from the nearby Maas. The plot is bordered on the Grotestraat side and along the Deken van den Ackerhof with a wrought-iron fence with gate. The fence is placed on a brick garden wall, provided with a saddle back.
Valuation
