Onderdeel II, looierijgebouw of fabriekshuis (Grotestraat 3)
Inleiding
Het looierijgebouw of fabriekshuis uit 1838 is het hoofdgebouw van het voormalige looierijcomplex van M.B. Regouin. Het looierijgebouw of fabriekshuis staat met de kop naar de Grotestraat; het heeft een zeventiende-eeuwse kern en een gepleisterde gevel uit het midden van de negentiende eeuw. In dit fabriekshuis werd door verschillende werknemers tezamen een vorm van eerste machinale arbeid verricht. De oude indeling en aankleding in het huis duiden hier enigszins op. Het fabriekshuis heeft een rechthoekige plattegrond met een lengte van circa 20.3 x 11.5 meter. Naast het fabriekshuis staat op het adres Grotestraat 1 het voormalige woonhuis van leerlooier M.B. Regouin (onderdeel I).
Omschrijving
Grote tweelaagse looierij onder zadeldak, gedekt met Oudhollandse pannen, met aan de straat een dakoverstek met houten windveren. Het langwerpige gebouw is vijf traveeën diep. De buitenmuren zijn van handgevormde stenen en gemetseld in kruisverband. Gedeeltelijk zijn de muren wit geschilderd. De noordgevel bevat vijf pilasters van een halve steen dikte. Als muurbeëindiging is in de oostgevel vlechtwerk toegepast. De gepleisterde gevel bestaat uit vier horizontale geledingen. De muuropeningen bevatten vier- en zesruitsschuifvensters, die omzoomd zijn door geprofileerde stuclijsten bekroond door een kuif. De muuropeningen van de begane grond zijn bekroond door wenkbrauwbogen met boven de voordeur een fraai stucornament met engelenkop. In de zuidgevel bevinden zich getordeerde smeedijzeren ankers. Op zolder een eiken kap, bestaande uit vier spanten waarvan de kapbalk op houten muurstijlen ligt en door korbeelhouten is verbonden. In de derde travee van de oostgevel bevindt zich in het dak een kapel met hijsdeuren. Hierachter bevond zich tot omstreeks 1995 een groot houten hijswiel (nu elders opgesteld).
Waardering
Het looierijgebouw of fabriekshuis van M.B. Regouin is van algemeen belang. Het heeft cultuurhistorische waarde als representant van de industriële ontwikkeling van het Maasgebied en is tevens van belang als voorbeeld van de typologische ontwikkeling van de gebouwen voor de leerlooierij. Het fabriekshuis heeft architectuurhistorisch belang wegens de sobere bouwstijl en detaillering en is tevens van bouwhistorisch belang door de gecompliceerde bouwgeschiedenis, die een materialisatie is van groei en ontwikkeling van het bedrijf. Het fabriekshuis heeft ensemblewaarde als onderdeel van een groter geheel; het is gaaf bewaard gebleven en uiterst zeldzaam.

Introduction
The tannery building or factory house from 1838 is the main building of the former tannery complex of M.B. Regouin. The tannery building or factory house faces the Grotestraat; it has a seventeenth-century core and a rendered facade from the middle of the nineteenth century. In this factory house different workers carried out together a form of early mechanised labour. The old layout and decoration in the house indicate this to some extent. The factory house has a rectangular plan with a length of approximately 20.3 x 11.5 metres. Next to the factory house, at the address Grotestraat 1, stands the former dwelling house of leather dresser M.B. Regouin (component I).
Description
Large two-storey tannery under a gabled roof, covered with Old Dutch tiles, with a roof overhang featuring wooden wind braces at the street side. The elongated building is five bays deep. The external walls are of hand-formed stones laid in English bond. The walls are partly painted white. The north facade contains five pilasters of half a brick thickness. Wattle has been applied as wall termination on the east facade. The rendered facade consists of four horizontal divisions. The wall openings contain four- and six-pane sash windows, which are framed by moulded stucco surrounds crowned by a cyma. The wall openings of the ground floor are crowned by relieving arches with above the front door a fine stucco ornament featuring cherub heads. In the south facade are twisted wrought-iron wall anchors. On the attic an oak roof truss, consisting of four principal rafters with the roof collar on wooden posts and connected by corbelled timbers. In the third bay of the east facade is in the roof a hoist opening with hoist doors. Behind this was located until around 1995 a large wooden hoist wheel (now installed elsewhere).
Valuation
The tannery building or factory house of M.B. Regouin is of general importance. It has cultural-historical value as a representative of the industrial development of the Meuse region and is also important as an example of the typological development of tannery buildings. The factory house has architectural-historical significance because of its austere building style and detailing and is also of building-historical importance because of the complicated building history, which is a manifestation of growth and development of the business. The factory house has ensemble value as part of a larger whole; it has been preserved intact and is extremely rare.
