Inleiding.
VILLA Berkenheuvel, gebouwd in 1918 in opdracht van de leerlooier H. van den Assum. De villa is uitgevoerd in Chaletstijl en werd gebouwd onder leiding van aannemer M. van Gageldonk.
Omschrijving.
Tweelaags pand op een samengestelde plattegrond onder een schilddak met overstek, gedekt met rood geglazuurde tuile-du-Nordpannen. De bakstenen gevels zijn vanaf de wisseldorpels van de ramen op de begane grond gestuct. Het stucwerk is plaatselijk verlevendigd met bakstenen rollagen, strekken boven de ramen en door bogen boven rondboogopeningen. De hoofdmassa heeft rechts een risaliet met topgevel, voorzien van windveren. Op de begane grond is tegen de risaliet een erker gebouwd, erboven een balkon met een borstwering met opengewerkt rondboogfries. In de topgevel een samengesteld driedelig raam. Links en rechts van de risaliet bevinden zich rechthoekige schuiframen. Deze ramen zijn voorzien van onderluiken. De bovenlichten zijn gevuld met glas-in-lood.
Tegen de linkerzijgevel van de blokvormige hoofdmassa staat een vierkante, opengewerkte toren van drie geledingen met spits gedekt met bitumen. In de toren op de begane grond een portiek, erboven twee loggia's met rondbogen. Erachter een éénlaagse aanbouw. Ook de rechterzijgevel heeft een tweelaagse aanbouw onder schilddak met daartegen een éénlaags gedeelte onder lessenaarsdak.
Op de hoeken van de schilddaken staan schoorstenen.
Waardering.
Het pand is van algemeen belang. Het heeft cultuurhistorisch belang als uitdrukking van de sociaal-economische ontwikkeling in het bijzonder van de industrialisatie in de Langstraat en is tevens een goed voorbeeld van de typologische ontwikkeling van de villabouw. Het heeft architectuurhistorische waarde wegens detaillering en materiaalgebruik en geeft als voorbeeld van een rijk en representatief herenhuis een beeld van het zelfbewustzijn van de leerfabrikanten. Het is gaaf bewaard gebleven.

Two-storey property on a complex plan under a hipped roof with overhang, covered with red glazed Tuile-du-Nord tiles. The brick façades are stuccoed from the window sills of the ground floor windows upwards. The stucco work is enlivened locally by brick bonding courses, bands above the windows and by arches above arched openings. The main mass has on the right a risallit with gable, provided with wind braces. On the ground floor against the risallit an oriel window has been built, above it a balcony with a balustrade with openwork arched frieze. In the gable a composite three-part window. To the left and right of the risallit are rectangular sash windows. These windows are provided with under-shutters. The fanlights are filled with leaded glass.
Against the left side façade of the block-shaped main mass stands a square, openwork tower of three storeys with spire covered with bitumen. In the tower on the ground floor a portico, above it two loggia with arches. Behind it a single-storey extension. The right side façade also has a two-storey extension under a hipped roof with against it a single-storey part under a lean-to roof.
On the corners of the hipped roofs stand chimneys.
Valuation.
The property is of general interest. It has cultural-historical significance as an expression of the socio-economic development in particular of the industrialisation in the Langstraat and is also a good example of the typological development of villa construction. It has architectural-historical value because of its detailing and use of materials and as an example of a rich and representative gentleman's house gives an image of the self-awareness of the leather manufacturers. It has been preserved in good condition.
