Inleiding
LEERLOOIERIJ, gebouwd in opdracht van J. van den Assum voor de huisvesting van zijn reeds bestaande looiersbedrijf. Het oudste gebouw stamt uit 1899 (gevelsteen); het gebouwencomplex is uitgebreid en veranderd tot in de jaren zestig van de twintigste eeuw. Het gebouw bestaat anno 2004 uit verschillende, min of meer tegen elkaar aangebouwde, bouwmassa's. De bebouwing bevindt zich tussen het plein Heuvel en de rivier de Donge. De schoorsteen is in de jaren negentig gesloopt.
Omschrijving
Het oudste gedeelte wordt gevormd door een vierlaags looierijgebouw met nat- en drooghuis (1899). Het bakstenen gebouw heeft een rechthoekige plattegrond en een zadeldak gedekt met Hollandse pannen. In de voorgevel zijn rechthoekige poorten aangebracht. De topgevel met windveren van de oude bouwmassa steekt daar nog boven uit. Op de lange gevels van het drooghuis is het hout van de bovenste twee bouwlagen vervangen door metalen platen met een verticaal profiel. De linkerzijgevel heeft een aantal kleine raampjes.
Tegen de rechterzijgevel staat een vierlaagse blokvormige aanbouw onder plat dak (1929).
Tegen deze looierij is later een eveneens vierlaagse looierij gebouwd als uitbreiding van het bedrijf (1932). Dit gebouw op rechthoekige plattegrond heeft een flauw hellend zadeldak dat haaks op de straat staat. De kopse gevel is in het midden voorzien van vier boven elkaar geplaatste getoogde hijspoorten. Aan weerszijden van de poorten zijn kleine getoogde raampjes aangebracht. De top is voorzien van een hijsinrichting. De rechterzijgevel is gedeeltelijk voorzien van houten stroken met daarin droogluiken. In de achtergevel bevinden zich getoogde ramen.
Aansluitend, tegen de rechterzijgevel van deze uitbreiding staat een blokvormige vierlaagse aanbouw onder een platdak (1936). Het dak is voorzien van een overstek op klossen. Dit geheel is iets lager dan het looierijgebouw. Een deel van de rechterzijgevel van dit laatste gebouw is nog zichtbaar. De aanbouw heeft een geleding door lisenen in traveeën. Per travee en op elke verdieping (aan voor- zij- en achterkant) bevinden zich twee hooggeplaatste rechthoekige ramen met metalen kozijnen en roedenverdeling. Boven de ramen zijn betonnen lateien aangebracht.
Aan de achterzijde is deze bouwmassa uitgebouwd tot aan de Donge met een tweelaags gedeelte in een vormgeving als die van de hoofdmassa, echter zonder het dakoverstek (1937-1941).
De bebouwing als boven beschreven heeft aan de achterzijde, richting Donge, diverse aanbouwen. Zoals een éénlaags gebouw onder zadeldak, evenwijdig aan de Donge (1929-1947).
Direct aan de Heuvel, voor het oudste looierijgebouw, staat een éénlaags kantoor (1941-1965). Dit gebouw heeft een langgerekte plattegrond onder zadeldak evenwijdig aan de straat, met windveren en gedekt met kruispannen. De voorgevel is vijf traveeën breed en wordt geleed door lisenen. In elke travee is een gevelopening: één deur, overige traveeën met een vierkant negenruits raam. De linkerzijgevel heeft een zesruitsraam.
Links daarvan staat een kleiner gebouw, het voormalige ketelhuis (1940). Deze is éénlaags onder zadeldak ook met windveren en kruispannen. De voorgevel is vier traveeën breed en blind uitgevoerd. Op het dak staat een kleine opbouw van een luchtkap.
Op de hoek met de Heuvelstraat een later toegevoegde bouwmassa. Dit gebouw bestaat uit een éénlaags gedeelte onder platdak (1947-1957). De gevel aan de straat is blind op enkele hooggeplaatste liggende raampjes na. Het aangrenzende deel heeft een dubbel zadeldak, haaks op de Heuvel (1936-1938). De daken zijn gedekt met kruispannen en hebben kleine luchtkoven.
De bescherming spitst zich toe op het centrale gedeelte, gebouwd tussen 1899 en 1936, conform de kaart d.d. 29 april 2005. De rest maakt als onderdeel van de ene onroerende zaak weliswaar deel uit van het monument, doch alleen aan de contour wordt belang toegekend.
Waardering
De kern van de looierij en de contour van het complex zijn van algemeen belang. Het gebouw heeft cultuurhistorisch belang als uitdrukking van de sociaaleconomische ontwikkeling van de Langstraat, met name de ontwikkeling en schaalvergroting van de leerindustrie vanaf ongeveer 1900 en de typologische ontwikkeling en differentiatie in bedrijfsgebouwen. Het heeft architectuurhistorische waarde wegens het belang voor de geschiedenis van de architectuur, die tot uiting komt in de verscheidenheid der bouwdelen als de bouwkundige weerslag van de differentiatie in productieprocessen. Het heeft ensemblewaarde wegens de bijzondere betekenis van het object voor het aanzien van de streek en de kwaliteit van de bebouwing en historisch-ruimtelijke relatie met wegen en water, in het bijzonder de ligging aan de historische Heuvel in de nabijheid van de Donge. Description
