Inleiding

Waardering

Introduction

DOUBLE TOWNHOUSE with ground-floor and upper-floor dwellings, built circa 1890 in neo-Renaissance style. The building is situated in the eastern facade of the Emmastraat and is positioned in the sight line of the Boulevard Heuvelink, opposite a widening of the boulevard in the form of a triangular green space. The Boulevard Quarter was largely built up in the last quarter of the nineteenth century with townhouses in historicising architectural styles.

Description

Partially cellared DOUBLE TOWNHOUSE of three storeys and attic storey on rectangular ground plan. The hipped roof is covered with muted flat Frisian tiles. Two wooden roof dormers are placed in the front roof slope. The roof dormers consist of a single-pane casement window between worked mullions, a profiled gutter moulding on small consoles and a zinc-clad hipped roof with a ball finial. In the left and right roof slopes is a brick chimney. In the rear roof slope is a modern tilt window. The two-storey extension at the rear has a flat roof.

The red/brown brick FRONT FACADE is laid in English bond with flush joints. The front facade is divided horizontally by a hardstone plinth, profiled stuccoed drip mouldings at the height of the water gutters, a profiled cordon moulding between the first and second storey, plastered filler courses at the height of the intermediate and upper gutters, and a main cornice consisting of a profiled moulding, plain frieze and profiled cornice. The front facade is three bays wide and asymmetrically arranged. The right slightly projecting bay has in the first storey a segmental arch-shaped enclosed porch with hardstone step, floor, threshold and newels; two flush doors each with a single pane and wrought-iron grille, profiled calf and single-pane fanlights. In the floor of the porch is a cellar trap with a segmental two-pane cellar window. To the left of the porch are two single-pane sash windows with single-pane fanlights under blind segmental arches. The segmental arches have plastered springer and key stones. The arch voussoirs are provided with brick mosaic in red and blue brick. The second storey has two single-pane sash windows with single-pane fanlights under blind basket arches. The basket arches have plastered springer and key stones. The arch voussoirs are provided with brick mosaic in red and yellow brick. To the right of this in the risalit is a double French door with single-pane fanlight under the same basket arch. The balcony has a wooden balustrade of balusters and rests on two volute consoles each with a male head and floral motifs. The third storey has three segmental four-pane shop windows. The segmental arches are also provided here with plastered springer and key stones. Below the sash windows of the first and second storey are rectangular fields with tiles featuring a palmette border on the first storey and a zigzag border on the second storey. The cemented and blind LEFT SIDE FACADE abuts a narrow service alley of the neighbouring building. The white plastered REAR FACADE has on the right side a wooden conservatory extending over two storeys. The conservatory of the first storey has a double door with side lights and fanlight and worked corner mullions. The conservatory of the second storey has worked corner mullions and is reached via sash doors under a two-pane fanlight. The third storey has three four-pane shop windows.

The rear facade has in the area of the left bay a two-storey extension with flat roof. The facades are likewise white plastered, provided with straight wall anchors (ornamental) and are finished with a wooden cornice. The rear facade of the extension has a double garden door with fanlight in the first storey and a four-pane shop window in the second storey. The right facade of the extension has a renewed door under fanlight and a T-sash window in the first storey and two shop windows in the second storey. The shutters have been removed. The INTERIOR possesses several valuable elements, such as a hall with white marble floor and stucco rosette; a wooden staircase with profiled handrail and iron balusters; a kitchen with white tiled mantelpiece; a room-en-suite with sash doors and stucco ceilings (mouldings and central rosette with leaf, volute and scroll motifs); original panelled doors.

Valuation

DOUBLE TOWNHOUSE with ground-floor and upper-floor dwellings from circa 1890.

- Of architectural-historical value as a good and intact example in interior and exterior of a townhouse in neo-Renaissance style. The building stands out for high-quality aesthetic qualities such as exceptional use of materials and rich ornamentation (including brick mosaic, tile tableaux, volute consoles) and contains a large number of original interior elements (including stucco ceilings).

- Of urban-planning value as part of the then spaciously laid out Boulevard Quarter of the late nineteenth century, built with townhouses in historicising architectural styles, in which the object plays a defining role in the streetscape due to its situation at a square-like widening of the boulevard and as a visual closure of the Boulevard Heuvelink. The building has ensemble value with the high-quality surrounding buildings primarily in historicising architectural styles.
