Inleiding:
KOETSHUIS gebouwd circa 1890 in eclectische stijl in de voormalige Muizenpolder en oorspronkelijk behorend bij de buitenplaats "Rozenlust".
Omschrijving:
Vrijstaand koetshuis van twee bouwlagen en een kapverdieping, gebouwd op een rechthoekige plattegrond, met een lagere achterbouw van één bouwlaag en een kapverdieping. Het pand is opgetrokken in baksteen en heeft een met pannen gedekt zadeldak met licht overstek en een geprofileerde houten daklijst. De gevels zijn gepleisterd en van blokwerk voorzien. Alle (schuif)vensters (met roedenverdeling) zijn gevat in houten kozijnen, getoogd van vorm en hebben een geprofileerde omlijsting.
In de noordelijke kopse gevel bevinden zich op de begane grond de twee grote houten (getoogde) inrijpoorten van het koetshuis. De vloeren hier hebben nog de originele stenen vloeren. De eerste en kapverdieping functioneerden oorspronkelijk als tuinmanswoning. Hier in de gevel respektievelijk drie vensters en twee gekoppelde rondboogvensters met deelzuiltje en een (gesloten) rondlicht. In de oostgevel bevinden zich links de voordeur tot de tuinmanswoning en rechts twee vensters.
Boven de voordeur een balkon met ijzeren hekwerk en balkondeur en rechts hiervan twee vensters. In de westgevel op de begane grond beneden links drie vensters en rechts een deur. Op de eerste verdieping drie vensters.
Het lagere bouwdeel bevatte oorspronkelijk op de begane grond de stalruimte en onder de kap de hooizolder. In de oostgevel bevond zich oorspronkelijk de grote staldeur, tegenwoordig drie vensters.
Op de kapverdieping een dakkapel. In de westgevel op de begane grond links twee vensters en rechts hiervan een deur en een venster.
Op de kapverdieping is hier een dakkapel gemaakt conform die in de oostgevel (niet oorspronkelijk).

Detached coach house of two storeys and an attic storey, built on a rectangular plan, with a lower rear extension of one storey and an attic storey. The building is constructed in brick and has a gabled roof covered with tiles with slight overhang and a moulded wooden cornice. The facades are plastered and furnished with ashlar work. All (sash) windows (with glazing bars) are set in wooden frames, arched in form and have a moulded surround.
In the northern gable end are situated on the ground floor the two large wooden arched carriage doors of the coach house. The floors here still have the original stone floors. The first storey and attic storey originally functioned as the gardener's dwelling. Here in the gable end respectively three windows and two coupled round-arched windows with a small dividing column and a (closed) fanlight. In the east gable are situated on the left the front door to the gardener's dwelling and on the right two windows.
Above the front door a balcony with iron railings and a glass door and to the right of this two windows. In the west gable on the ground floor below on the left three windows and on the right a door. On the first storey three windows.
The lower building section originally contained on the ground floor the stable space and under the roof the hay loft. In the east gable originally was situated the large stable door, nowadays three windows.
On the attic storey a dormer window. In the west gable on the ground floor on the left two windows and to the right of these a door and a window.
