The register's description

Inleiding

In een traditionele stijl in 1922 naar een ontwerp van architect A. Bartels uit Heerlen gebouwde beambtenwoning.

Het gehele complex waarvan deze beambtenwoning deel uitmaakt werd gebouwd in opdracht van de mijn Laura en Vereeniging en was bestemd voor mijnopzichters en een hoofdopzichter. De aanbouw aan de achtergevel is uitgesloten van bescherming.

Het totale complex bestaat uit een straatwand met links op de hoek een winkelwoning, vervolgens zes aaneengesloten aangebouwde beambtenwoningen, waarvan dit woonhuis deel uitmaakt, en rechts op de hoek een beambtenwoning die in 1925 werd gerealiseerd.

Omschrijving

De beambtenwoning telt twee bouwlagen en wordt afgedekt met een zadeldak met pannen. De entreepartijen van de panden met de huisnummers 11 en 13 bevinden zich in een vooruitspringend geveldeel dat uitloopt in een topgevel en is voorzien van een zadeldak. Dakkapel met shingles. In dakpartij achtergevel twee dakkapellen met plat dak.

Het toegepaste bouwmateriaal is Kunradersteen, hardsteen en baksteen. Vensters met hardstenen dorpelstenen en kunststenen lateien.

Entree in linkerdeel voorgevel met rechthoekige houten deur met segmentboogvormig bovenlicht en smalle afgeronde zijlichten voorzien van een traliewerk. Entree met decoratieve omlijsting in Kunradersteen in de vorm van een Florentijnse boog. Topgevel met cementering en een ruitvormige baksteen versiering. In de tweede bouwlaag en in de topgevel een rechthoekig houten venster.

Terugliggend geveldeel met plint in Kunradersteen. In de eerste bouwlaag twee rechthoekige houten vensters met bovenlichten. In de tweede bouwlaag eveneens twee rechthoekige houten vensters met bovenlichten. De tweede bouwlaag wit gepleisterd.

In het linkerdeel van de achtergevel rechthoekige houten dubbele tuindeuren met in beide deuren drie glaspanelen. Rechthoekig houten bovenlicht met drieruits roedeverdeling. Hoge zijlichten met hardstenen dorpelstenen. Deur met hardstenen dorpelsteen. Het geheel is voorzien van een kunststenen latei.

In het rechterdeel achtergevel in de eerste bouwlaag een klein rechthoekig venster. In de tweede bouwlaag drie houten T-vensters. Interieur aangepast en niet beschermenswaardig.

Waardering

Deze beambtenwoning aan de Sint Jansstraat is van cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling en is van belang voor de geschiedenis van de huisvesting in de mijnstreek. De beambtenwoning bezit architectuurhistorische waarde vanwege het bijzonder belang van het complex waar dit pand deel van uitmaakt voor de geschiedenis van de bovenregionale architectuur, als voorbeeld van het oeuvre van architect Anton Bartels, wegens het bijzondere materiaalgebruik en de ornamentiek.

Ensemblewaarde ontleent deze beambtenwoning aan de betekenis als essentieel onderdeel van een straatwand die cultuurhistorisch en architectuurhistorisch van belang is en ook stedenbouwkundig van waarde is vanwege de situering nabij de R.K. kerk. Introduction

The entrance sections of the buildings with house numbers 11 and 13 are located in a projecting part of the facade which culminates in a stepped gable and is provided with a gabled roof. Roof dormer with shingles. In the roof section of the rear facade two roof dormers with flat roof.

The building material used is Kunraderstone, hardsone and brick. Windows with hardsone sill stones and artificial stone lintels.

Entrance in left part of front facade with rectangular wooden door with segmental arch fanlight and narrow rounded side lights fitted with a trellis. Entrance with decorative edging in Kunraderstone in the form of a Florentine arch. Stepped gable with cementing and a diamond-shaped brick decoration. In the second storey and in the stepped gable a rectangular wooden window.

Recessed part of facade with plinth in Kunraderstone. On the first storey two rectangular wooden windows with fanlights. On the second storey likewise two rectangular wooden windows with fanlights. The second storey whitewashed.

In the left part of the rear facade rectangular wooden double garden doors with three glass panes in both doors. Rectangular wooden fanlight with three-pane glazing bars. Tall side lights with hardsone sill stones. Door with hardsone sill stone. The whole is provided with an artificial stone lintel.

In the right part of rear facade on the first storey a small rectangular window. On the second storey three wooden T-windows. Interior adapted and not worthy of protection.

Valuation

This civil servants' house on the Sint Jansstraat is of cultural-historical value as a particular expression of a socio-economic and typological development and is of importance for the history of housing in the mining region. The civil servants' house possesses architectural-historical value owing to the particular importance of the complex of which this building forms part for the history of supra-regional architecture, as an example of the oeuvre of architect Anton Bartels, by reason of the particular use of materials and ornamentation.

This civil servants' house derives ensemble value from its significance as an essential component of a street frontage which is of cultural-historical and architectural-historical importance and is also of urban planning value owing to its location near the Roman Catholic church. The civil servants' house is finally of general importance owing to the reasonable degree of architectural integrity of the exterior and the architectural-historical and typological rarity.
