Inleiding
In een traditionele stijl in 1922 naar een ontwerp van architect A. Bartels uit Heerlen gebouwde WINKELWONING.
Het gehele complex waarvan deze winkelwoning deel uitmaakt werd gebouwd in opdracht van de mijn Laura en Vereeniging en was bestemd voor mijnopzichters. De aanbouw aan de achtergevel en de bijbouwen zijn uitgesloten van bescherming.
Het totale complex bestaat uit een straatwand met links op de hoek deze winkelwoning, vervolgens zes aaneengesloten aangebouwde woningen en rechts op de hoek een woning die in 1925 werd gerealiseerd.
Omschrijving
De voormalige winkel met bovenwoning telt twee bouwlagen met op de kopgevel aan de linkerzijde afgeschuinde hoeken en met rechts een risalerende ingangspartij. Het pand wordt afgedekt met een afgeknot zadeldak met een ter plaatse van de kopgevel aan beide zijden afgesnoten schild en een dakkapel. Het vooruitspringend geveldeel is voorzien van een tentdak met nokpion. Het toegepaste bouwmateriaal is baksteen, hardsteen en kunststeen.
In de afgeschuinde hoek in de eerste bouwlaag aan de linkerzijde een winkeldeur van omstreeks 1970 en in de frontgevel een groot winkelvenster eveneens van omstreeks 1970. Deur en winkelvenster zijn voorzien van een omlijsting in pleisterwerk. In het vooruitspringende geveldeel een rechthoekige houten deur met twee bovenlichten. Geveldeel met deur en bovenlichten met omlijsting in pleisterwerk. In de derde bouwlaag van het vooruitspringende geveldeel drie smalle vensters. Bovenlichten van deze vensters eveneens voorzien van een omlijsting in pleisterwerk. In de tweede bouwlaag van de overige frontgevel rechthoekige houten vensters met bovenlichten. In de linkerzijgevel in de eerste en tweede bouwlaag rechthoekige houten vensters deels met bovenlichten. Tweede bouwlaag front- en linkerzijgevel wit gepleisterd.
Achtergevel met aan de linkerzijde een vooruitspringend geveldeel met in de eerste bouwlaag een aanbouw in een bouwlaag met plat dak, in de tweede bouwlaag drie rechthoekige houten vensters met bovenlichten en in de derde bouwlaag eveneens drie rechthoekige houten vensters met bovenlichten. De derde bouwlaag wit gepleisterd.
Interieur aangepast en niet beschermenswaardig.
Waardering
Deze winkelwoning aan de Sint Jansstraat is van cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling als vml. winkelvoorziening voor de mijnwerkers. De winkelwoning bezit architectuurhistorische waarde vanwege het bijzonder belang van het complex waar dit pand deel van uitmaakt voor de geschiedenis van de bovenregionale architectuur, als voorbeeld van het oeuvre van architect Anton Bartels, wegens het bijzondere materiaalgebruik en de ornamentiek.
Ensemblewaarde ontleent deze winkelwoning aan de betekenis als essentieel onderdeel van een straatwand die cultuurhistorisch en architectuurhistorisch van belang is. De winkelwoning is tenslotte van algemeen belang wegens de redelijke mate van architectonische gaafheid van het exterieur en de architectuurhistorische en typologische zeldzaamheid.

A SHOP WITH DWELLING built in a traditional style in 1922 according to a design by architect A. Bartels from Heerlen.

Description
The former shop with upper dwelling comprises two storeys with chamfered corners on the left side of the end facade and with a projecting entrance section on the right. The building is topped with a truncated gabled roof with a hipped section at the end facade trimmed off on both sides and a roof dormer. The projecting facade section is provided with a tent roof with roof ridge bracket. The building material used is brick, hardstone and artificial stone.
In the chamfered corner in the first storey on the left side a shop door from around 1970 and in the front facade a large shop window also from around 1970. Door and shop window are provided with a frame in plasterwork. In the projecting facade section a rectangular wooden door with two fanlights. Facade section with door and fanlights with frame in plasterwork. In the third storey of the projecting facade section three narrow windows. Fanlights of these windows also provided with a frame in plasterwork. In the second storey of the remaining front facade rectangular wooden windows with fanlights. In the left-hand side facade in the first and second storey rectangular wooden windows partly with fanlights. Second storey front and left-hand side facade whitewashed.
Rear facade with on the left side a projecting facade section with in the first storey an extension in one storey with flat roof, in the second storey three rectangular wooden windows with fanlights and in the third storey likewise three rectangular wooden windows with fanlights. The third storey whitewashed.
Interior adapted and not worthy of protection.
Valuation
This shop with dwelling on the Sint Jansstraat is of cultural-historical value as a special expression of a social-economic and typological development as a former shop facility for the miners. The shop with dwelling possesses architectural-historical value due to the special importance of the complex of which this building is part for the history of supraregional architecture, as an example of the oeuvre of architect Anton Bartels, due to the special material use and ornamentation.
