Inleiding
HALLEHUIS BOERDERIJ genaamd VELS, gelegen aan de zuidzijde van de Varsseveldseweg in het buitengebied van Doetinchem. De naam van de boerderij is ontleend aan het 'Velsgoet', een oude boerenplaats. De huidige boerderij dateert uit 1898. De vorige boerderij was in de jaren tachtig van de vorige eeuw afgebrand waarna het goed verkocht werd met de voorwaarde dat er binnen het jaar weer een boerderij gebouwd moest worden. De gevelsteen in de voorgevel vermeld dat de eerste steen in 1898 werd gelegd door J. Seinhorst en J.E. Wanders. De nieuwe boerderij krijgt een opvallend gedetailleerde voorgevel die uniek is voor Doetinchem.
De op het achtererf gelegen schuren zijn van recente datum en komen niet voor bescherming in aanmerking. De boerderij is nog steeds in bedrijf.
Deze beschrijving beslaat alleen het exterieur van de boerderij. Het interieur kon niet worden bezocht.
Omschrijving
HALLEHUIS BOERDERIJ opgetrokken op een rechthoekig grondplan over één bouwlaag met kap. Het gebouw staat met de nok haaks op de straat. Het zadeldak is bedekt met de gesmoorde oud Hollandse pan en wordt afgesloten door windveren. Het dak is ter plaatse van het voorhuis opgewipt en aan achterzijde gewolfd. De bakstenen gevels zijn gemetseld in kruisverband en hebben een bepleisterde en geschilderde plint.
De VOORGEVEL heeft in twee in baksteen uitgevoerde hoekpilasters, een geprofileerde cordonlijst en sierankers. De top is voorzien van een houten beschot die aan onderzijde een decoratieve beëindiging heeft. Hieronder bevinden zich twee ronde ramen met een gietijzeren tracering in bloemmotief. Langs de dakrand loopt een gemetselde sierlijst. Op de begane grond bevindt zich in het midden van de gevel een getoogd afgesloten portiek voorzien van een segmentboog met sluitsteen. In de portiek bevindt zich een niet oorspronkelijke deur. Rechts van de portiek bevindt zich een gedenksteen met de tekst: `EERSTE STEEN GELEGD DOOR / J. SEINHORST / EN / J.E. WANDERS / 15 OCT 1898'. Aan weerszijden van de portiek bevinden zich twee tweeruits schuiframen met enkelruits bovenlicht. De ramen worden afgesloten door een segmentboog met sluitsteen en vulling (centrelis motief) en hebben luiken.
Op de verdieping bevinden zich drie ramen die gelijk zijn aan de ramen op de begane grond maar hebben geen luiken.
De LINKER ZIJGEVEL van het voorhuis heeft één raam als beschreven. De gevel heeft links een bakstenen hoekpilaster en wordt aan bovenzijde afgesloten door een gemetselde sierlijst opgebouwd uit een tandlijst en een muizetandlijst. De linker zijgevel van het achterhuis heeft drie recht afgesloten staldeuren en drie getoogde vijfruits stalramen.
De ACHTERGEVEL heeft centraal een getoogd afgesloten deeldeuropening waarin houten deeldeuren. Aan weerszijden hiervan bevindt zich een vierruits stalraam met een half cirkelvormig drieruits bovenlicht en een getoogd afgesloten houten staldeur. Rechts in de gevel bevindt zich een vierruits, getoogd afgesloten stalraam.
De gevel heeft boven de deeldeur een getoogd afgesloten hooiluik en twee ronde vensters met een bloemtracering.
De RECHTER ZIJGEVEL van het achterhuis heeft links twee recht afgesloten vensters waarin tweeruits schuiframen met enkelruits bovenlicht en voorzien van houten luiken.
Rechts hiervan bevindt zich een houten deur, een tweeruits raam, een getoogd afgesloten houten staldeur en drie betonnen stalramen.
De rechter zijgevel van het voorhuis is gelijk aan de linkerzijgevel.
Het INTERIEUR kon niet worden bezocht en is daarom niet beschreven.
Waardering
HALLEHUIS BOERDERIJ gelegen in het buitengebied van Doetinchem.
- Van architectuurhistorische waarde als goed en gaaf bewaard voorbeeld van een hallehuisboerderij uit het einde van de negentiende eeuw. De boerderij valt op door de esthetische kwaliteiten de gave verhoudingen en de bijzondere detaillering van met name het voorhuis.

HALLEHUIS FARMHOUSE named VELS, located on the south side of the Varsseveldseweg in the rural area of Doetinchem. The name of the farmhouse is derived from the 'Velsgoet', an old farm property. The current farmhouse dates from 1898. Description
HALLEHUIS FARMHOUSE built on a rectangular ground plan over one storey with roof truss structure. The building stands with the ridge at right angles to the street. The gabled roof is covered with mellowed old Dutch clay tiles and is finished with roof edges. The roof is pitched at the location of the front house and curved on the rear side. The brick facades are laid in a Flemish bond and have a plastered and painted plinth.
The FRONT FACADE has two corner pilasters executed in brick, a profiled cordon moulding and ornamental wall anchors. The top is fitted with wooden boarding which has a decorative termination at the bottom. Below this are two round windows with cast-iron glazing bars in a floral motif. Along the roof edge runs a brick decorative moulding. On the ground floor, in the middle of the facade, there is an arched passage with a segmental arch with keystone. In the passage is a non-original door. To the right of the passage is a commemorative stone with the text: `FIRST STONE LAID BY / J. SEINHORST / AND / J.E. WANDERS / 15 OCT 1898'. On either side of the passage are two two-light sash windows with single-light fanlight. The windows are finished with a segmental arch with keystone and filling (centrelis motif) and have shutters.
On the upper floor are three windows which are the same as those on the ground floor but have no shutters.
The LEFT SIDE FACADE of the front house has one window as described. The facade has a brick corner pilaster on the left and is finished at the top with a brick decorative moulding composed of a dentil course and a brick-tooth course. The left side facade of the rear house has three straight-finished stable doors and three arched five-light stable windows.
The REAR FACADE has centrally an arched stable door opening with wooden half-doors. On either side of this is a four-light stable window with a semi-circular three-light fanlight and an arched wooden stable door. On the right of the facade is a four-light, arched stable window.
The facade has above the half-door an arched hay-loft door and two round windows with floral glazing bars.
The RIGHT SIDE FACADE of the rear house has on the left two straight-finished windows with two-light sash windows with single-light fanlight and fitted with wooden shutters.
To the right of this is a wooden door, a two-light window, an arched wooden stable door and three concrete stable windows.
The right side facade of the front house is the same as the left side facade.
The INTERIOR could not be visited and is therefore not described.
Valuation
HALLEHUIS FARMHOUSE located in the rural area of Doetinchem.
