The register's description

Inleiding

Vier OPZICHTERSWONINGEN onder-één-kap zijn gebouwd rond 1910-1915 in opdracht van de Oranje Nassau I mijnen. De woningen zijn gebouwd in Lotharingse stijl vermoedelijk naar ontwerp van architect A. Lugten. De woningen vormen met nog vier blokken beambtenwoningen, een blok hoofdopzichterswoningen en de directeursvilla het complex Sittarderweg. Bij de panden is in 1940 een badkamer op de gang naar bijkeuken geplaatst. Panden nr.108 en 110 hebben een verhoogd terras. Panden nr.110 en 112 zijn intern verbonden.

Omschrijving

Het blok van vier OPZICHTERSWONINGEN heeft één en twee bouwlagen onder wolfsdaken. Het dak loopt evenwijdig aan het blok en heeft een haaks wolfsdak ter plaatse van de risaliet. Op het dak staan dakkapellen onder een dakschild en schoorstenen, er liggen muldenpannen en kleine dakramen. Pand nr.106 heeft dakkapel met bitumen, nieuwe pannen en kunststof venster. De panden nr.110 en 112 hebben geen schoorsteen op het dak. De houten geprofileerde bakgoot op consoles ter plaatse van de risaliet heeft een cirkel- of ruitmotief. Tussen pand nr. 106 en 108 gootlijst met cirkel. Pand nr.108 heeft gedeeltelijk nieuw boeiboord en nr.110 en 112 hebben goot en dakkapel met trespa. De hoofdzakelijk L-vormige plattegronden zijn gespiegeld ten opzichte van de woningscheidende wand, evenals de indeling van de gevels. De gevels hebben een risalerende plint onder een gecementeerde afdeklaag. De voor- en zijgevel zijn wit gepleisterd met rode baksteen speklagen. De achtergevel heeft een optrek van baksteen in kruisverband, waarvan de hoekpanden met rode baksteen speklagen. Naast de entree is een smal venster en in de topgevel met wolfseind bevindt zich een venster. Onder het wolfseind zijn getrapte vleilagen aanwezig. Naast de risaliet bevinden zich twee vensters, de hoekpanden hebben hier maar een venster. Boven dit geveldeel bevindt zich een dakkapel met een of twee vensters, de zijkanten zijn bekleed met leien. De ZIJGEVEL is asymmetrisch en heeft twee traveeën met blinde vensters. De ACHTERGEVEL van elk pand heeft twee traveeën. In de eerste laag bevinden zich twee vensters, waaronder een driedelig ter plaatse van de keuken. Bij pand nr.110 is keukenraam nu tuindeur en deur van gang naar keuken is nu kozijn. Tegen de achtergevel staat een L-vormig volume van een laag met deur en een venster. In de tweede laag bevinden zich twee tweedelige vensters. De structuur van het interieur van panden nr.106 en 108 is redelijk in tact hetgeen blijkt uit de situering van gang, trappenhuis en kamers. Bij de panden nr.110 en 112 is de structuur van het interieur matig in tact.

Waardering

De voormalige opzichterswoningen bezitten cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische ontwikkeling van beambtenwoningen voor de mijnbouw, binnen de destijds geldende hiërarchische structuur. De architectuurhistorische waarde wordt bepaald door het materiaalgebruik en de ornamentiek. De woningen bezitten ensemblewaarde als essentieel onderdeel van de bebouwing aan de Sittarderweg, een voorbeeld van hiërarchie in de huisvesting van mijnpersoneel, die als geheel van belang is voor de ontwikkeling en het aanzien van dit deel van Heerlen.
