The register's description

Inleiding

Vier OPZICHTERSWONINGEN onder-één-kap zijn gebouwd rond 1910-1915 in opdracht van de Oranje Nassau I mijnen. De woningen zijn gebouwd in Lotharingse stijl vermoedelijk naar ontwerp van architect A. Lugten. De woningen vormen met nog vier blokken beambtenwoningen, een blok hoofdopzichterswoningen en de directeursvilla het complex Sittarderweg. UITGESLOTEN VAN BESCHERMING zijn de garage en andere bijbouwen bij de panden. Verder bij pand nr. 82 de serre, de uitbouw achter de berging en de dakkapel achter en bij pand nr. 88 de rolluiken.

Omschrijving

Het blok van vier OPZICHTERSWONINGEN heeft één en twee bouwlagen onder wolfsdaken. Het dak loopt evenwijdig aan het blok, heeft haaks wolfsdak ter plaatse van de risaliet. Op het dak staan dakkapellen onder een schilddak en schoorstenen, er liggen muldenpannen en kleine dakramen. Panden nr.82, 84 en 86 hebben andere pannen. Pand nr.88 heeft betonpannen. De houten geprofileerde bakgoot op consoles ter plaatse van de risaliet een cirkel- of ruitmotief. Tussen pand nr.82 en 84, en 86 en 88 is een cirkelmotief. De hoofdzakelijk L-vormige plattegronden zijn gespiegeld ten opzichte van de woningscheidende wand, evenals de indeling van de gevels. De voor- en zijgevels hebben een risalerende gecementeerde gekleurde plint onder afdeklaag en gecementeerde optrek met rode baksteen speklagen. Bij pand nr.88 zijn de speklagen wit gesaust. De achtergevel is in rode baksteen met gecementeerde speklagen en plint in kruisverband. In de gevels bevinden zich segmentboogvormige kozijnen met houten deuren en vensters met bovenlicht met roedeverdeling. Pand nr.86 heeft kunststof kozijnen en nr.88 heeft bruine kunststof kozijnen zonder bovenlicht en deuren. De segmentboogstrek heeft gepleisterde aanzet- en sluitstenen. Baksteen dorpels en onder de goot een bloktand decoratie.

De VOORGEVEL van elk pand heeft een bouwlaag en een risaliet waarin de entree is geplaatst. De entree is bereikbaar met drie natuursteen treden en natuursteen dorpel. Naast de entree ligt een smal venster en in de topgevel met wolfseind bevindt zich een venster. Panden nr.82, 84 en 86 hebben gekleurd glas in voordeur en gangvenster. Pand nr.84 heeft in eerste laag hardhout zonder bovenlicht en in de tweede laag kunststof kozijnen. Pand nr.86 heeft in de eerste laag geen roedeverdeling en een voordeur die dateert van omstreeks 1990. Onder het wolfseind zijn getrapte vleilagen aanwezig. Naast de risaliet bevinden zich twee vensters, de hoekpanden hebben hier maar een venster. Pand nr.82 heeft vensters met bovenlicht zonder roedeverdeling. Boven dit geveldeel bevindt zich een dakkapel met driedelig venster met bovenlicht, de zijkanten zijn bekleed met leien. De ZIJGEVEL is asymmetrisch en heeft twee traveeën met in de eerste laag blinde vensters en in de tweede een groot en een klein venster. Bij pand nr.82 is het kleine venster ook blind.

De ACHTERGEVEL van elk pand heeft twee traveeën. In de eerste laag bevinden zich twee vensters, waaronder een driedelig ter plaatse van de keuken. Pand nr.82 heeft achter het huis een serre. Pand nr.84 heeft in de tweede laag kunststof kozijnen. Pand nr.86 heeft achter originele luiken en kunststof kozijnen. Tegen de achtergevel staat een L-vormig volume van een laag met deur en een venster. Berging van pand nr.86 heeft dichtgemetseld raam en een deur die dateert van omstreeks 1990. In de tweede laag bevinden zich twee tweedelige vensters. Pand nr.82 heeft op het achterdakvlak een dakkapel met kunststof beplating en kozijn. Pand nr.84 heeft op het achterdakvlak een dakkapel met kunststofraam en kunststof gootlijst. Tussen de woningen staat een korte TUINMUUR van baksteen met ezelsrug. De structuur van het INTERIEUR van pand nr.82 is matig intact, van de panden nr.84, 86 en 88 redelijk intact hetgeen blijkt uit de situering van gang, trappenhuis en kamers.

Waardering

De voormalige opzichterswoningen bezitten cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische ontwikkeling van beambtenwoningen voor de mijnbouw, binnen de destijds geldende hiërarchische structuur. De architectuurhistorische waarde wordt bepaald door het materiaalgebruik en de ornamentiek. De woningen bezitten ensemblewaarde als essentieel onderdeel van de bebouwing aan de Sittarderweg, een voorbeeld van hiërarchie in de huisvesting van mijnpersoneel, die als geheel van belang is voor de ontwikkeling en het aanzien van dit deel van Heerlen. De woningen zijn van algemeen belang wegens de redelijke architectonische gaafheid van exterieur en de architectuurhistorische zeldzaamheid. The SIDE FACADE is asymmetrical and has two bays with in the first storey blind windows and in the second a large and a small window. At property no. 82 the small window is also blind.

The REAR FACADE of each property has two bays. In the first storey there are two windows, including a three-part one at the location of the kitchen. Property no. 82 has a conservatory behind the house. Property no. 84 has plastic windows in the second storey. Property no. 86 has behind it original shutters and plastic windows. Against the rear facade stands an L-shaped volume of one storey with a door and a window. Storage building of property no. 86 has a bricked-up window and a door dating from around 1990. The structure of the INTERIOR of property no. 82 is moderately intact, of properties no. 84, 86 and 88 reasonably intact, which is evident from the location of the hallway, stairwell and rooms.

Valuation

The former supervisors' dwellings possess cultural-historical value as a distinctive expression of a socio-economic development of staff housing for mining, within the hierarchical structure prevailing at the time.
