The register's description

Inleiding

Twee HOOFDOPZICHTERSWONINGEN onder-één-kap zijn gebouwd rond 1910-1915 in opdracht van de Oranje Nassau I mijnen. De woningen zijn gebouwd in Lotharingse stijl vermoedelijk naar ontwerp van architect A. Lugten. De woningen vormen met twintig beambtenwoningen en de directeursvilla het complex Sittarderweg.

Pand nr.70 heeft omstreeks 1995 de gevel gereinigd en de speklagen en de aanzet- en sluitstenen wit geschilderd. Pand nr.72 heeft klapramen in bovenlichten in eerste laag en in achtergevel deuren van omstreeks 1990.

Omschrijving

Het blok van twee HOOFDOPZICHTERSWONINGEN heeft twee bouwlagen onder schild- en wolfsdaken. De wolfsdaken, evenwijdig aan het blok ontmoeten in het midden een haaks gelegen schilddak, dat uitloopt in twee kleinere wolfsdaken. Op het dak liggen muldenpannen met kleine dakramen en schoorstenen. De houten geprofileerde bakgoot op consoles heeft centraal een ruitmotief. De hoofdzakelijk L-vormige plattegronden zijn gespiegeld ten opzichte van de woningscheidende wand, evenals de indeling van de gevels. De gevels hebben een risalerende plint onder natuursteen afdeklaag en optrek van baksteen in kruisverband met speklagen. In de gevels bevinden zich segmentboogvormige kozijnen met houten deuren en tweedelige vensters beide met bovenlicht. De segmentboogstrek heeft gepleisterde aanzet- en sluitstenen.

Elke VOORGEVEL heeft vier traveeën waarvan twee risalerend. In het terugliggende deel is de entree geplaatst. De entree met orginele deur heeft drie natuursteen treden en dorpel. Per bouwlaag bevindt zich in elk travee een venster, ook in de topgevel met wolfseind. Onder het wolfseind zijn getrapte vleilagen aanwezig.

De ZIJGEVEL heeft centraal drie smalle verspringende vensters ter plaatse van het trappenhuis. Hieronder ligt een klein dubbel venster omgeven door een gepleisterde band. Verder per bouwlaag één venster, de onderste is driedelig. In het verlengde van de zijgevel ligt een volume van een bouwlaag onder een platdak, deze heeft twee vensters en geen plint. De ACHTERGEVEL van elk pand is geheel wit gestuct en heeft een risaliet. In de eerste laag bevindt zich een erker met dubbele houten deuren met vensters gelegen tussen vensters en onder een gedeeltelijk schuin dak met glas. Naast de erker een achterdeur met een venster naast de uitbouw van de bijkeuken. In de tweede laag ligt boven de erker een balkon met stalen balkonhek en in de gevel een dubbele balkondeuren. Aan weerszijden van het balkon en tussen de woningen staat een witgepleisterde baksteen muur met ezelsrug, deze loopt gedeeltelijk schuin. Onder de goot is een bloktand metselwerk aangebracht.

De structuur van het INTERIEUR van pand nr.72 is in hoge mate in tact hetgeen blijkt uit de situering van gang, trappenhuis en kamers. Waardevolle interieuronderdelen zijn onder meer het decoratief stucplafond in woonkamer en de slaapkamers, de schuifdeuren naar de serre en het trappenhuis.

Waardering

De voormalige opzichterswoningen bezitten cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische ontwikkeling van beambtenwoningen voor de mijnbouw, binnen de destijds geldende hiërarchische structuur. De architectuurhistorische waarde wordt bepaald door het materiaalgebruik en de ornamentiek. De woningen bezitten ensemblewaarde als essentieel onderdeel van de bebouwing aan de Sittarderweg, een voorbeeld van hiërarchie in de huisvesting van mijnpersoneel, die als geheel van belang is voor de ontwikkeling en het aanzien van dit deel van Heerlen. De woningen zijn van algemeen belang wegens de redelijke architectonische gaafheid van exterieur en de cultuurhistorische- en architectuurhistorische zeldzaamheid. Wegens de zichtbare en tastbare bouwmassa's en als relict van het mijnwezen zijn deze hoofdopzichterswoningen naar ontwerp van architect A. Lugten tevens van algemeen belang.

Introduction

Two HEAD SUPERVISORS' DWELLINGS under one roof were built around 1910-1915 on the orders of the Oranje Nassau I mines. Description

The block of two HEAD SUPERVISORS' DWELLINGS has two storeys under hipped roofs and half-hipped roofs. The half-hipped roofs, parallel to the block, meet in the centre a hipped roof arranged at right angles, which extends into two smaller half-hipped roofs. The roof has moulded pantiles with small roof windows and chimneys. The wooden profiled gutter on consoles has centrally a lozenge motif. The mainly L-shaped floor plans are mirrored with respect to the dividing wall between the dwellings, as is the arrangement of the facades. The facades have a projecting plinth under natural stone coping and brickwork in Flemish bond with decorative stone courses. In the facades are segment-arched window frames with wooden doors and two-part windows, both with fanlights. The segment-arch has plastered starter and closing stones.

Each FRONT FACADE has four bays, of which two projecting. In the recessed part the entrance is placed. The entrance with original door has three natural stone steps and threshold. Per storey there is a window in each bay, also in the gable wall with half-hipped end. Below the half-hipped end stepped horizontal stone courses are present.

The SIDE FACADE has centrally three narrow offset windows at the location of the stairwell. Below it lies a small double window surrounded by a plastered band. Furthermore per storey one window, the lower one is tripartite. In the extension of the side facade lies a single-storey volume under a flat roof, this has two windows and no plinth. The REAR FACADE of each property is entirely white rendered and has a risalit. In the first storey there is a bay with double wooden doors with windows located between windows and under a partially sloping roof with glass. Next to the bay a rear door with a window next to the scullery extension. In the second storey above the bay a balcony with steel balcony railing and in the facade a double balcony door. On either side of the balcony and between the dwellings stands a white-rendered brick wall with saddle-back cope, this runs partially at an angle. Below the gutter block-tooth brickwork is laid.

The structure of the INTERIOR of property no. 72 is to a large extent intact as shown by the location of corridor, stairwell and rooms. Valuable interior components include, among others, the decorative stucco ceiling in living room and bedrooms, the sliding doors to the conservatory and the stairwell.

Valuation

The former supervisors' dwellings possess cultural-historical value as a particular expression of socio-economic development of civil servants' dwellings for mining, within the hierarchical structure that existed at the time. The architectural-historical value is determined by the use of materials and ornamentation. The dwellings possess ensemble value as an essential part of the buildings on Sittarderweg, an example of hierarchy in the housing of mining personnel, which as a whole is important for the development and appearance of this part of Heerlen. The dwellings are of general importance because of the reasonable architectural integrity of the exterior and the cultural-historical and architectural-historical rarity. Because of the visible and tangible building masses and as a relic of mining, these head supervisors' dwellings after the design of architect A. Lugten are also of general importance.
