Inleiding
In een Eclectische trant in 1888 in opdracht van Jonkheer Louis van der Maesen de Sombreff gebouwde VILLA. De oorspronkelijke benaming was Villa Leeuwenhorst. De villa is gesitueerd in een parkachtige tuin. In deze tuin bevindt zich tevens de voormalige portierswoning. Deze voormalige portierswoning is wegens de beperkte gaafheid uitgesloten van bescherming.
Omschrijving:
De villa heeft een in de lengterichting geplaatste rechthoekige plattegrond, telt twee bouwlagen en wordt afgedekt met een schilddak met plat met leien in Maasdekking. Diverse dakkapellen.
Asymmetrische indeling frontgevel. Het toegepaste bouwmateriaal is baksteen, natuursteen en mergel. Rechthoekige houten vensters met bovenlichten, tracering in hardsteen.
Frontgevel met houten deur met zeer decoratieve glas-in-lood vensters en omlijsting. Natuurstenen plint. Vensters en deuren met hardstenen dorpelstenen en lateien. Tweede bouwlaag zgn. "gothische vensters". In het linkerdeel frontgevel een erker met hierop een balkon met houten balustrade. Dit geveldeel loopt uit in een topgevel. Deur met een smeedijzeren luifel. Rechterdeel frontgevel loopt uit in een torentje met cilindervormig dak met hierop een smeedijzeren windwijzer. Dit torentje steunt op een hardstenen pilaster met kapiteel. In de westgevel een uitbouw met hieraan een halfronde erker met hierop een balkon met balustrade bekleedt met leien. In rechterdeel westgevel een erker van recentere datum.
In de oostgevel een groot glas-in-lood venster en een uitbouw met een dominante schoorsteen. In de achtergevel eveneens een uitbouw met hieraan een erker. In alle gevels decoratieve horizontale banden in natuursteen. Tandlijsten onder de dakrand.
Van het INTERIEUR is onder meer van belang: hal en gang met mozaïekvloer, met tussendeur met glas panelen; gang met pilasters in neo-classicistische trant. Authentieke trappartij. In werkkamer aan rechterzijde gang een marmeren haardomlijsting in diverse kleuren marmer. Overige interieurindeling redelijk intact.
Waardering:
De voormalige Villa Leeuwenhorst is van cultuurhistorische waarde als bijzondere uitdrukking van een typologische ontwikkeling. De villa bezit architectuurhistorische waarde wegens het belang voor de bovenregionale geschiedenis van de architectuur; wegens de esthetische kwaliteiten van het ontwerp en de ornamentiek. Ensemblewaarde ontleent de villa Leeuwenhorst aan de situering in een parkachtige tuin en met in de onmiddellijke nabijheid de voormalige portierswoning. Het geheel is daarmee van bijzondere betekenis voor het aanzien van dit deel van Valkenburg aan de Geul. De voormalige villa Leeuwenhorst is van algemeen belang wegens de architectonische gaafheid van het exterieur en een deel van het interieur, en wegens de architectuurhistorische en typologische zeldzaamheid.

Of the INTERIOR the following are of importance: hall and corridor with mosaic floor, with intermediate door with glass panels; corridor with pilasters in neo-classical style. Authentic staircase. In the study room to the right of the corridor a marble fireplace surround in various coloured marble. Other interior arrangement reasonably intact.
Valuation:
The former Villa Leeuwenhorst is of cultural-historical value as a distinctive expression of a typological development. The villa possesses architectural-historical value owing to its importance for the supra-regional history of architecture; owing to the aesthetic qualities of the design and the ornamentation. The villa Leeuwenhorst derives ensemble value from its situation in a park-like garden and with in the immediate vicinity the former porter's lodge. The whole is thereby of particular significance for the appearance of this part of Valkenburg aan de Geul. The former villa Leeuwenhorst is of general importance owing to the architectural integrity of the exterior and part of the interior, and owing to the architectural-historical and typological rarity.
