Inleiding
Elf ARBEIDERSWONINGEN van de Woninggroep Nuinhof, 1919, in een traditionele, door de chaletstijl beïnvloede bouwtrant. Gebouwd in opdracht van de Bouwvereniging 'Nuth Vooruit' voor de spoorwegarbeiders van het nabijgelegen spoorwegemplacement, naar een ontwerp van architect N.J. van Tiene te Maastricht. De elf woningen zijn centraal in de woninggroep gesitueerd en hebben enkele renovaties ondergaan. Alle sedert 1919 gerealiseerde aan- en bijbouwen zijn uitgesloten van bescherming.
Omschrijving
Elf arbeiderswoningen met gedeeltelijke souterrainverdieping, twee bouwlagen en zolderverdieping. Elke woning heeft een vanwege een uitgebouwde berging dwars op de achtergevel, L-vormige plattegrond. De uitbouwen van de panden Tiendstraat 34 en 36 zijn kleiner van volume in vergelijking met de overige panden. De plattegronden van de panden Tiendstraat 16/18, Tiendstraat 20/22, Tiendstraat 26/28, Tiendstraat 30/32 en Tiendstraat 34/36 zijn onderling gespiegeld. De plattegrond van Tiendstraat 24 is onder meer identiek aan die van Tiendstraat 22, met een uitbouw aan de linkerhelft van de achtergevel.
De panden 34 en 36 zijn voorzien van een schilddak met insteekkap, de overige panden worden gedekt door zadeldaken, waarin een drietal insteekkappen. Rode Hollandse pannen van recenter datum. De bergingen aan de achtergevels zijn voorzien van lessenaarsdaken, met uitzondering van de berging van één laag onder plat achter Tiendstraat 24.
Nokschoorstenen, hoogoplopende schoorstenen op de zijdakvlakken van de hoekpanden. Luifelgoten, bekleed met groene trespa, steunend op houten consoles.
In baksteen opgetrokken gevels, gemetseld in halfsteens verband. Plint met rollaag. Bakstenen dorpels, segmentboogvormige strekken. Geel pleisterwerk in de vulstukken en de ingestoken topgevels van Tiendstraat 16, Tiendstraat 22 en Tiendstraat 34/36.
Vernieuwde, rechthoekige vensters en deuren in hout en kunststof, waarin de oorspronkelijke T-indeling en/of kleine roedeverdeling van de bovenlichten niet is gehandhaafd. Deze vensters en deuren zijn in de eerste bouwlaag en de topgevels geplaatst in segmentboogvormige lijsten met vulstukken.
Het geheel heeft een asymmetrisch ingedeelde straatgevel. De panden Tiendstraat 34/36 hebben een onderling gespiegelde, in twee delen trapsgewijs risalerende voorgevel. In de rest van de straatwand risaleren de voorgevels van de panden Tiendstraat 16 en Tiendstraat 22 in hun geheel ten opzichte van de overige panden en lopen uit in een topgevel met ingestoken kap. De voorgevels van de panden Tiendstraat 26/28 hebben samen nog een gedeeltelijk risaliet, uitlopend in een topgevel zonder pleistering.
De panden zijn voorzien van een gevelindeling, waarbij Tiendstraat 34/36 en Tiendstraat 16/22 onderling zijn gespiegeld.
De panden Tiendstraat 34 en Tiendstraat 36 hebben in het middenrisaliet een rechthoekige deur met zij- en bovenlichten in een segmentbooglijst met vulstuk. Daarboven een rechthoekig venster met bovenlicht en in de topgevel een rechthoekig venster. Daarnaast, in de terugliggende gevelvelden, twee rechthoekige vensters met bovenlicht in een segmentbooglijst met vulstuk. In de tweede laag een rechthoekig dubbel kruiskozijn.
De gevelindelingen van Tiendstraat 16 en Tiendstraat 22 bestaat in de eerste laag uit een rechthoekige voordeur met bovenlicht en twee rechthoekige vensters met bovenlicht, alle drie in een segmentboogvormige lijst met vulstuk. In de tweede laag zijn deze panden voorzien van twee rechthoekige vensters met bovenlicht in een segmentbooglijst met vulstuk. In de ten dele gespiegelde topgevels bevindt zich een rechthoekig venster in een segmentbooglijst met vulstuk.
De oorspronkelijk onderling gespiegelde indeling van Tiendstraat 18/Tiendstraat 20 is verstoord door de plaatsing van een groot vensterkozijn in de eerste laag van Tiendstraat 20. Dit vensterkozijn vervangt de twee oorspronkelijke, rechthoekige houten T-vensters met 8-ruits bovenlicht, die bij Tiendstraat 18 inmiddels zijn vervangen door twee rechthoekige vensters met bovenlicht. De segmentbooglijsten met vulstukken zijn nog aanwezig. In de tweede laag bevinden zich twee rechthoekige vensters met bovenlicht.
In het gezamenlijke middenrisaliet van Tiendstraat 26 en Tiendstraat 28, uitlopend in een ongepleisterde ingestoken topgevel, bevinden zich beide entreedeuren. De deuren zijn rechthoekig, voorzien van een bovenlicht en geplaatst in een segmentbooglijst met vulstuk. In de topgevel twee rechthoekige, ongelede vensters. In de terugliggende gevelvelden bevinden zich in de tweede laag, hoog onder het overstek, rechthoekige verticaal ingedeelde vensters. De bij Tiendstraat 28 nog aan aanwezige rechthoekige vensters met bovenlicht in een segmentbooglijst met vulstuk zijn bij Tiendstraat 26 vervangen door een groot rechthoekig vensterkozijn met zijlicht.
Datzelfde geld voor de oorspronkelijk onderling gespiegelde indeling van Tiendstraat 30 en Tiendstraat 32. Deze is verstoord door de plaatsing van een groot vensterkozijn in de eerste laag van Tiendstraat 30. Dit vensterkozijn vervangt de twee oorspronkelijke, rechthoekige houten T-vensters met 8-ruits bovenlicht, die bij Tiendstraat 32 inmiddels zijn vervangen door twee rechthoekige vensters met bovenlicht. Verder hebben beide panden in de eerste laag een rechthoekige deur met bovenlicht in een segmentbooglijst, in de tweede laag een rechthoekig verticaal ingedeeld venster en een klein, ongeleed rechthoekig venster.
De gevelindeling van Tiendstraat 24 was, met uitzondering van het risalerende geveldeel, identiek aan die van Tiendstraat 30 en is gespiegeld ten opzichte van Tiendstraat 32.
De hoekpanden hebben blinde zijgevels.
In de achtergevels zijn de panden met berging voorzien van één vensteras, waarin oorspronkelijk een rechthoekig kruiskozijn in segmentbooglijst in de eerste laag, in de tweede laag een rechthoekig vensterkozijn hoog onder de luifelgoot. Boven de berging van één laag onder plat achter Tiendstraat 24, hoog onder de luifelgoot, bevindt zich een tweede rechthoekig vensterkozijn.
De achtergevels van Tiendstraat 34/36 tellen twee vensterassen.
Waardering
Deze elf spoorwegarbeiderswoningen van de woninggroep Nuinhof zijn van cultuurhistorisch belang als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling met een voor de regio aanzienlijke innovatieve waarde. De architectuurhistorische waarden van de woningen worden bepaald door de bouwstijl, de betrokkenheid van architect N.J. van Tiene, de esthetische kwaliteiten van diens complexontwerp, door het materiaalgebruik en de ornamentiek. De woningen zijn van bijzondere betekenis vanwege de situering, die verbonden is met de ontwikkeling c.q. uitbreiding van dorp en streek; de panden zijn van belang voor het aanzien van dorp c.q. streek en beschikken over een historisch-ruimtelijke relatie met het nabijgelegen spoorwegemplacement. De woningen beschikken voor wat betreft het exterieur over een redelijke architectuurhistorische gaafheid en zijn van groot belang in relatie tot de structurele en visuele gaafheid van de bebouwde omgeving. Description
Eleven workers' dwellings with partial basement storey, two storeys and attic storey. Each dwelling has an L-shaped floor plan due to an extended storage shed across the rear facade. The outbuildings of the properties Tiendstraat 34 and 36 are smaller in volume compared to the other properties. The floor plans of the properties Tiendstraat 16/18, Tiendstraat 20/22, Tiendstraat 26/28, Tiendstraat 30/32 and Tiendstraat 34/36 are mutually mirrored.
