Inleiding
Zes ARBEIDERSWONINGEN van de Woninggroep Nuinhof, 1919, in een traditionele, door de chaletstijl beïnvloede bouwtrant. Gebouwd in opdracht van de Bouwvereniging 'Nuth Vooruit' voor de spoorwegarbeiders van het nabijgelegen spoorwegemplacement, naar een ontwerp van architect N.J. van Tiene te Maastricht. De zes woningen zijn gesitueerd in het noordelijke deel van de woninggroep en hebben enkele renovaties ondergaan. Alle sedert 1919 gerealiseerde aan- en bijbouwen zijn uitgesloten van bescherming.
Omschrijving
Zes arbeiderswoningen met gedeeltelijke souterrainverdieping, twee bouwlagen en zolderverdieping. Elke woning heeft, met uitzondering van pand Tiendstraat 4, een vanwege een uitgebouwde berging dwars op de achtergevel, L-vormige plattegrond. De plattegronden van de panden Tiendstraat 6/8 en Tiendstraat 12/14 zijn onderling gespiegeld. De plattegrond van Tiendstraat 10 is identiek aan die van Tiendstraat 8, met een uitbouw aan de linkerhelft van de achtergevel.
Het geheel wordt gedekt door een zadeldak met een tweetal insteekkappen. Rode Hollandse pannen van recenter datum. De bergingen aan de achtergevels zijn voorzien van lessenaarsdaken, met uitzondering van de berging van één laag onder plat achter Tiendstraat 10. Nokschoorstenen. Luifelgoten, bekleed met groene trespa, steunend op houten consoles.
In baksteen opgetrokken gevels, gemetseld in halfsteens verband. Plint met rollaag. Bakstenen dorpels, segmentboogvormige strekken. Geel pleisterwerk in de vulstukken en de kopgevels.
Vernieuwde, rechthoekige vensters en deuren in hout en kunststof, waarin de oorspronkelijke indeling en/of kleine roedeverdeling doorgaans niet is gehandhaafd. Deze vensters en deuren zijn in de eerste bouwlaag en de topgevels geplaatst in segmentboogvormige lijsten met vulstukken.
Het geheel heeft een asymmetrisch ingedeelde straatgevel. Pand Tiendstraat 4 heeft een in twee delen trapsgewijs risalerende voorgevel. De eerste vensteras met de entreepartij loopt uit in een topgevel met ingestoken kap. Boven het risaliet met de twee andere vensterassen loopt het dak uit in een kleine luifel. De voorgevel van Tiendstraat 10 risaleert in zijn geheel ten opzichte van de overige woningen en loopt uit in een topgevel met ingestoken kap.
De panden zijn, met uitzondering van Tiendstraat 4 en Tiendstraat 10, voorzien van een identieke gevelindeling, waarbij Tiendstraat 6/8 en Tiendstraat 12/14 onderling zijn gespiegeld. Deze indeling bestaat in de eerste laag uit een rechthoekige voordeur met bovenlicht en twee rechthoekige vensters met bovenlicht, alle drie in een segmentboogvormige lijst met vulstuk. In de tweede laag zijn deze panden voorzien van een rechthoekig tweevoudig verticaal ingedeeld vensterkozijn plus een ongeleed rechthoekig vensterkozijn.
Tiendstraat 10 heeft in de eerste laag een rechthoekige houten deur met zij- en bovenlichten. Daarnaast een aanzienlijk rechthoekig venster met bovenlicht, beiden in een segmentboogvormige lijst met vulstuk.
Daarboven, in de tweede laag, een rechthoekig dubbel kruiskozijn in een segmentbooglijst met vulstuk.
Tiendstraat 4 is in de eerste bouwlaag voorzien van een rechthoekige houten deur met zij- en bovenlichten en twee rechthoekige vensters met bovenlicht, alle drie in een segmentboogvormige lijst met vulstuk. In de tweede laag een rechthoekig tweevoudig verticaal ingedeeld vensterkozijn en in de topgevel een rechthoekig venster met bovenlicht in een segmentbooglijst met vulstuk.
De hoekpanden hebben blinde zijgevels en zijn ten dele gepleisterd.
In de achtergevels zijn de panden met berging voorzien van één vensteras, waarin oorspronkelijk een rechthoekig kruiskozijn in segmentbooglijst in de eerste laag, in de tweede laag een rechthoekig vensterkozijn hoog onder de luifelgoot. Boven de berging van één laag onder plat achter Tiendstraat 10, hoog onder de luifelgoot, bevindt zich een tweede rechthoekig vensterkozijn. De achtergevel van Tiendstraat 4 telt twee vensterassen: in de eerste laag een rechthoekige deur met zij- en bovenlicht en een van oorsprong rechthoekig kruiskozijn, beiden in een segmentbooglijst met vulstuk; in de tweede laag, hoog onder de luifelgoot, een rechthoekig venster en een van oorsprong verticaal ingedeeld rechthoekig venster.
Waardering
Deze zes spoorwegarbeiderswoningen van de woninggroep Nuinhof zijn van cultuurhistorisch belang als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling met een voor de regio aanzienlijke innovatieve waarde. De architectuurhistorische waarden van de woningen worden bepaald door de bouwstijl, de betrokkenheid van architect N.J. van Tiene, de esthetische kwaliteiten van diens complexontwerp, door het materiaalgebruik en de ornamentiek. De woningen zijn van bijzondere betekenis vanwege de situering, die verbonden is met de ontwikkeling c.q. uitbreiding van dorp en streek; de panden zijn van belang voor het aanzien van dorp c.q. streek en beschikken over een historisch-ruimtelijke relatie met het nabijgelegen spoorwegemplacement. De woningen beschikken voor wat betreft het exterieur over een redelijke architectuurhistorische gaafheid en zijn van groot belang in relatie tot de structurele en visuele gaafheid van de bebouwde omgeving. Bovendien zijn deze woningen voor spoorwegarbeiders in een bovenregionaal perspectief zowel architectuurhistorisch als typologisch zeldzaam.

Description
Six workers' dwellings with partial basement storey, two storeys and attic storey. Each dwelling has, with the exception of the property at Tiendstraat 4, an L-shaped floor plan due to a built-out shed running transversely across the rear facade. The floor plans of the properties at Tiendstraat 6/8 and Tiendstraat 12/14 are mirrored to each other. Tiendstraat 4 is provided in the first storey with a rectangular wooden door with side and fanlights and two rectangular windows with fanlight, all three in a segmental arch moulding with infill piece. In the second storey a rectangular double vertically divided window sash and in the gable end a rectangular window with fanlight in a segmental arch moulding with infill piece.
The corner properties have blind side facades and are partly plastered.
In the rear facades the properties with sheds are provided with one window row, in which originally a rectangular cross window in segmental arch moulding in the first storey, in the second storey a rectangular window sash high under the gutter eaves. Above the single-storey shed with flat roof behind Tiendstraat 10, high under the gutter eaves, there is a second rectangular window sash. The rear facade of Tiendstraat 4 has two window rows: in the first storey a rectangular door with side and fanlight and an originally rectangular cross window, both in a segmental arch moulding with infill piece; in the second storey, high under the gutter eaves, a rectangular window and an originally vertically divided rectangular window.
Valuation
These six railway workers' dwellings of the Nuinhof housing group are of cultural-historical significance as a particular expression of a socio-economic and typological development with considerable innovative value for the region. The architectural-historical values of the dwellings are determined by the building style, the involvement of architect N.J. van Tiene, the aesthetic qualities of his complex design, by the material use and ornamentation. The dwellings are of particular significance because of their situation, which is connected with the development and/or expansion of the village and region; the properties are important for the character of the village and/or region and possess a historical-spatial relationship with the nearby railway yard. The dwellings possess, as far as the exterior is concerned, a reasonable architectural-historical integrity and are of great importance in relation to the structural and visual integrity of the built environment. Moreover, these dwellings for railway workers are in a supra-regional perspective both architecturally and typologically rare.
