Inleiding
Acht ARBEIDERSWONINGEN van de Woninggroep Nuinhof, 1919, in een traditionele, door de chaletstijl beïnvloede bouwtrant. Gebouwd in opdracht van de Bouwvereniging 'Nuth Vooruit' voor de spoorwegarbeiders van het nabijgelegen spoorwegemplacement, naar een ontwerp van architect N.J. van Tiene te Maastricht. De acht woningen zijn gesitueerd in het noordelijke deel van de woninggroep en hebben enkele renovaties ondergaan. Alle sedert 1919 gerealiseerde aan- en bijbouwen zijn uitgesloten van bescherming.
Omschrijving
Acht arbeiderswoningen met gedeeltelijke souterrainverdieping, twee bouwlagen en zolderverdieping. Elke woning heeft een vanwege een uitgebouwde berging dwars op de achtergevel, L-vormige plattegrond. De plattegronden van de panden Nuinhofstraat 6/8, Nuinhofstraat 10/12, Nuinhofstraat 14/16 zijn onderling gespiegeld.
De panden 4 en 18 zijn voorzien van zadeldaken in dwarsrichting, de tussengelegen panden worden gedekt door zadeldaken in lengterichting.
Rode Hollandse pannen van recenter datum. Bij de tussenpanden zijn de bergingen aan de achtergevels voorzien van lessenaarsdaken.
Hoogoplopende schoorstenen op de zijdakvlakken van de hoekpanden in dwarsrichting, nokschoorstenen op de tussengelegenpanden. Luifelgoten, bekleed met groene trespa, steunend op houten consoles.
In baksteen opgetrokken gevels, gemetseld in halfsteens verband. Plint met rollaag. Bakstenen dorpels, segmentboogvormige strekken. Geel pleisterwerk in de vulstukken en de ingestoken topgevels van Tiendstraat 4 en Tiendstraat 16.
Vernieuwde, rechthoekige vensters en deuren in hout en kunststof, waarin de oorspronkelijke T-indeling en/of kleine roedeverdeling van de bovenlichten niet is gehandhaafd. Deze vensters en deuren zijn bij de tussenpanden in de eerste bouwlaag en bij de overige panden in alle lagen geplaatst in segmentboogvormige lijsten met vulstukken.
Het geheel heeft oorspronkelijk een symmetrisch ingedeelde straatgevel.
De panden Nuinhofstraat 4 en Nuinhofstraat 18 hebben een voor wat betreft de indeling onderling gespiegelde, ten opzichte van de tussenpanden risalerende voorgevel. Deze panden zijn in de eerste laag voorzien van een rechthoekige voordeur met bovenlicht en twee rechthoekige vensters met bovenlicht, alle drie in een segmentboogvormige lijst met vulstuk. In de tweede laag zijn twee rechthoekige vensters met bovenlicht geplaatst, beiden in een segmentboogvormige lijst met vulstuk. In de gepleisterde topgevels een rechthoekig venster in een segmentbooglijst met rode bakstenen strek.
Beide hoekpanden hebben blinde zijgevels.
De panden Nuinhofstraat 6/8 en Nuinhofstraat 10/12 hebben een onderling gespiegelde gevelindeling. Hun indelingen bestaan in de eerste laag uit een rechthoekige voordeur met bovenlicht en twee rechthoekige vensters met bovenlicht, alle drie in een segmentboogvormige lijst met vulstuk.
In de tweede laag zijn deze panden voorzien van rechthoekige verticaal ingedeelde vensters en kleinere, rechthoekige ongelede vensters. De oorspronkelijk gespiegelde gevelindeling van Nuinhofstraat 14/16 is verstoord door de plaatsing van een groot vensterkozijn met zijlicht in de eerste laag van Nuinhofstraat 14. Dit vensterkozijn vervangt de twee oorspronkelijke, rechthoekige houten T-vensters met 8-ruits bovenlicht, die elders zijn vervangen door twee rechthoekige vensters met bovenlicht. De segmentbooglijsten met vulstukken zijn nog aanwezig.
In de achtergevels zijn de tussenpanden met berging onder lessenaarsdak voorzien van één vensteras, waarin oorspronkelijk een rechthoekig kruiskozijn in segmentbooglijst in de eerste laag, in de tweede laag een rechthoekig vensterkozijn hoog onder de luifelgoot. Boven de bergingen van één laag onder plat achter Nuinhofstraat 4 en Nuinhofstraat 18, hoog onder de luifelgoot, bevindt zich een tweede rechthoekig vensterkozijn.

Deze acht spoorwegarbeiderswoningen van de woninggroep Nuinhof zijn van cultuurhistorisch belang als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling met een voor de regio aanzienlijke innovatieve waarde. De architectuurhistorische waarden van de woningen worden bepaald door de bouwstijl, de betrokkenheid van architect N.J. van Tiene, de esthetische kwaliteiten van diens complexontwerp, door het materiaalgebruik en de ornamentiek. De woningen zijn van bijzondere betekenis vanwege de situering, die verbonden is met de ontwikkeling c.q. uitbreiding van dorp en streek; de panden zijn van belang voor het aanzien van dorp c.q. streek en beschikken over een historisch-ruimtelijke relatie met het nabijgelegen spoorwegemplacement. De woningen beschikken voor wat betreft het exterieur over een redelijke architectuurhistorische gaafheid en zijn van groot belang in relatie tot de structurele en visuele gaafheid van de bebouwde omgeving. Eight WORKERS' DWELLINGS of the Nuinhof Housing Group, 1919, in a traditional building style influenced by chalet architecture. Description
Eight workers' dwellings with partial basement storey, two storeys and attic storey. Each dwelling has an L-shaped floor plan due to an extended storage shed projecting transversely from the rear facade. The floor plans of the properties at Nuinhofstraat 6/8, Nuinhofstraat 10/12, Nuinhofstraat 14/16 are mirrored to each other.
Properties 4 and 18 are provided with gabled roofs in transverse direction, the intervening properties are covered by gabled roofs in longitudinal direction.

This window frame replaces the two original, rectangular wooden T-windows with 8-pane fanlight, which have been replaced elsewhere by two rectangular windows with fanlight. The segmental arch frames with filler pieces are still present.
In the rear facades the intermediate properties with storage shed under catslide roof are provided with one window row, in which originally a rectangular cross window in segmental arch frame on the first storey, on the second storey a rectangular window frame high under the eaves gutter.
