Inleiding
Vrijstaande ARBEIDERSWONING van de Woninggroep Nuinhof, 1919, in een traditionele, door de chaletstijl beïnvloede bouwtrant. Gebouwd in opdracht van de Bouwvereniging 'Nuth Vooruit' voor spoorwegarbeiders van het nabijgelegen spoorwegemplacement, naar een ontwerp van architect N.J. van Tiene te Maastricht. De vrijstaande woning is gesitueerd in het zuidoostelijke deel van de woninggroep en heeft enkele renovaties en wijzigingen ondergaan. Alle sedert 1919 gerealiseerde aan- en bijbouwen zijn uitgesloten van bescherming.
Omschrijving
Arbeiderswoning met gedeeltelijke souterrainverdieping, twee bouwlagen en zolderverdieping op een, vanwege een uitbouw van één bouwlaag onder plat, L-vormige plattegrond. Het hoofdvolume wordt gedekt door een zadeldak met rode Hollandse pannen van recenter datum. Luifelgoten, bekleed met groene trespa, steunend op aanzienlijke houten consoles.
In baksteen opgetrokken gevels, gemetseld in halfsteens verband. Gepleisterde voorgevelplint. Bakstenen dorpels, segmentboogvormige strekken. Geel pleisterwerk in de venstervulstukken en de topgevel.
Vernieuwde rechthoekige vensters en deuren in hout en kunststof, waarin de oorspronkelijke indeling en/of kleine roedeverdeling niet is gehandhaafd. Deze vensters zijn geplaatst in segmentboogvormige lijsten met vulstukken. De vensters van de eerste bouwlaag zijn voorzien van rolluiken.
Asymmetrisch ingedeelde gevel aan de straatzijde. In de eerste laag twee rechthoekige vensters met bovenlicht als ook een rechthoekige houten deur met bovenlicht. In de tweede laag twee rechthoekige vensters met bovenlicht.
Blinde zijgevels. Sobere achtergevel, oorspronkelijk met een kruiskozijn in de segmentbooglijst van de eerste laag, een rechthoekig vensterkozijn in de tweede laag.
Waardering
Deze spoorwegarbeiderswoning van de woninggroep Nuinhof is van cultuurhistorisch belang als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling met een voor de regio aanzienlijke innovatieve typologische waarde. De architectuurhistorische waarden van de woningen worden bepaald door de bouwstijl, de betrokkenheid van architect N.J. van Tiene, de esthetische kwaliteiten van diens complexontwerp, door het materiaalgebruik en de ornamentiek.
De woning is van bijzondere betekenis vanwege de situering, die verbonden is met de ontwikkeling c.q. uitbreiding van dorp en streek; het pand is van belang voor het aanzien van dorp c.q. streek en beschikt over een historisch-ruimtelijke relatie met het nabijgelegen spoorwegemplacement. De woning beschikt voor wat betreft het exterieur over een redelijke architectuurhistorische gaafheid en is van groot belang in relatie tot de structurele en visuele gaafheid van de bebouwde omgeving. Detached WORKERS' DWELLING of the Nuinhof Housing Group, 1919, in a traditional building style influenced by the chalet style. The detached dwelling is situated in the south-eastern part of the housing group and has undergone several renovations and alterations. Description
Workers' dwelling with partial basement storey, two storeys and attic storey on an L-shaped floor plan, due to an extension of one storey under flat roof. The main volume is covered by a gabled roof with red Dutch tiles of more recent date. Gutter fascias, clad with green trespa, supported on substantial wooden consoles.
Facades constructed in brickwork, bonded in half-brick bond. Plastered front facade plinth. Brick sills, segmental arch stretches. Yellow plasterwork in the window infill pieces and the top gable.
Renewed rectangular windows and doors in wood and plastic, in which the original glazing bars and/or small glazing division have not been maintained. These windows are placed in segmental arch mouldings with infill pieces. The windows of the first storey are provided with shutters.
