Inleiding

Carré met 40 AMBTENARENWONINGEN van de Bouwvereniging "Woningzorg" te Maastricht, 1920-21. Gebouwd door aannemersfirma L.H. Bredero te Utrecht, naar een ontwerp van de Maastrichtse architecten V. Marres en W. Sandhövel, in een traditionele bouwstijl met expressionistische elementen.

In 1961/62 vernieuwing keukens en badkamers, voordeuren, plaatsing cv-installaties; 1963, bij aanleg van tunnel onder spoorwegemplacement werden de tuinmuren van Kunrader steen langs de Scharnerweg verwijderd; 1987, groot onderhoud, waarbij bij alle panden aluminium ventilatieschuiven aan de buitenramen en -deuren werden aangebracht, het hang- en sluitwerk van alle buitenramen en deuren vernieuwd, het schilderwerk vernieuwd; 1993, vernieuwing rode Tuiles du Nord. De rolluiken, de zonneschermen en de incidentele achtergevelaanbouwen zijn uitgesloten van bescherming.

Omschrijving

Veertig ambtenarenwoningen in gesloten bebouwingscarré met gevarieerde rooilijnen. De vier straatwanden zijn gevarieerd samengesteld: Meerssenerweg 327-351 met de woningtypen K,B,A,G,F,E,E,F,G,A,A,N,N; Scharnerweg 134-146 met de woningtypen B,A,A,A,A,N,N; Prof.P.Willemstraat 48-72 met de typen J,B1,A,C,D,E,E,D,C,A,A,B1,M; Prof.Roerschstraat 1-13 met de woningtypen J,B,A,A,A,B,K.

De woningen beschikken over verschillende plattegronden: rechthoekig (type A, type B1, type D), rechthoekig met een afgeschuinde hoekpartij aan de achtergevel (type B), rechthoekig met een afgeschuinde hoekpartij aan de voorgevel (type C), rechthoekig met een uitbouw aan de voorgevel (type E), L-vormig (type F), L-vormig met een afgeschuinde hoekpartij aan de voorgevel (type G), driehoekig met een afschuining aan voor- en achtergevel (type J), driehoekig met een afschuining aan de achtergevel (type K), L-vormig met een afgeronde hoekpartij (type M) en een plattegrond met niet-evenwijdige buitenmuren (typen N).

De panden hebben twee, deels drie (in geval van een hoektoren) bouwlagen met souterrain- en zolderverdieping, allen gesitueerd in dwarsrichting ten opzichte van de straatweg. De hoektypen J,K,M en N plus de tussenwoningen van het type F zijn voorzien van drie vensterassen, de overige woningen van twee.

Beeldbepalend zijn de hoekwoningen met torens en flankerende topgevels met vlechtingen (typen K, N), waarbij het type K zich behalve door de plattegrond eveneens van het type N onderscheidt door de verdiepte rondboogvormige portieken. Ook de hoekwoning van het type M, plus de tussenwoningen van het type B1 hebben een topgevel met vlechtingen.

De gevels van de typen A en B zijn ten opzichte van elkaar gespiegeld.

De tussenpanden van het type C en G en de hoekpanden van het type J hebben een entreepartij in de afgeschuinde hoek, waarboven een in het dak doorlopend geveldeel. De teruggerooide woningen van het type E aan de Meerssenerweg en de Prof.P.Willemstraat zijn voorzien van een dubbele erker met balkon, een trapgewijs oplopend scheidingsmuurtje, betonlateien en een in het dak doorlopend geveldeel.

Alle woonhuizen zijn opgetrokken in baksteen. De voorgevels zijn gemetseld in kettingverband, de achtergevels in halfsteens verband. Lage plint met rollaag. Hardstenen dorpels. Geprofileerde rondboogvormige deurlijsten, met drie- of vijfvoudige rollagen. Vensterstrekken met geprofileerde lijsten. Verticaal siermetselwerk tussen de venster- en deurkozijnen van de eerste en tweede bouwlaag. Strekken boven de vensters- en deuren in de eerste bouwlaag van de achtergevels.

Doorlopende rollaag in de kroonlijst. Diverse achtertuinmuurtjes met ezelsrug.

In tegenstelling tot de voordeuren zijn de overige venster- en deurkozijnen van zowel voor- als achtergevels vrijwel volledig intact gebleven, inclusief de kleine roedeverdeling. In de voorgevels betreft het: meervoudig gekoppelde, rechthoekige houten kruiskozijnen met vierruits bovenlichten; zowel enkel- als meervoudig verticaal gelede, rechthoekige houten vensterkozijnen met zesruits roedeverdeling per paneel; vier- en zesruits vensters; tweeruits deurzijlichten; verticaal gelede dakkapelkozijnen met achtruits roedeverdeling; rechthoekige houten balkondeuren met zijlichten, als geheel voorzien van kleine roedeverdeling; in de achtergevels: meervoudig verticaal gelede, rechthoekige houten vensterkozijnen met zesruits roedeverdeling per paneel; rechthoekige houten deuren, deels met drieruits bovenlichten en deels met drieruits bovenlicht én achtruits zijlicht; rechthoekige dubbele houten terrasdeuren met zesruits bovenlicht en zijlichten met vierruits bovenlicht; rechthoekige houten vensters met zesruits roedeverdeling.

Het geheel wordt gedekt door torenspitsen, zadel- en schilddaken met rode Tuiles du Nord. Gedeeltelijke overstekken. Dakkapellen onder insteekkap, voorzien van kleine klauwstukken. Uitkragende nokschoorstenen. Nokpionnen.

Tuinmuurtjes van Kunrader steen met scharnierende houten hekwerken, gerenoveerd in overeenstemming met het oorspronkelijke ontwerp. In de achtertuinen bevinden zich, op de kruispunten van vier en zes percelen, gemeenschappelijke houten tuinhuisjes onder tentdaken met rode muldenpannen en zinken nokpionnen.

Waardering

De ambtenarenwoningen zijn van cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling. De architectuurhistorische waarden worden bepaald door de bouwstijl, de betrokkenheid van de architecten Marres en Sandhövel, de zeer hoogwaardige esthetische kwaliteiten van hun ontwerp en de ornamentiek.

De woningen zijn van zeer bijzondere betekenis vanwege de situering, die ten zeerste verbonden is met de uitbreiding van de stad aan de oostzijde van het stationsemplacement en van bijzondere betekenis voor het aanzien van de stad.

Description

Forty official housing units in a closed building block with varied rooflines. The dwellings have different floor plans: rectangular (type A, type B1, type D), rectangular with a chamfered corner section on the rear facade (type B), rectangular with a chamfered corner section on the front facade (type C), rectangular with an extension on the front facade (type E), L-shaped (type F), L-shaped with a chamfered corner section on the front facade (type G), triangular with chamfering on front and rear facades (type J), triangular with chamfering on the rear facade (type K), L-shaped with a rounded corner section (type M) and a floor plan with non-parallel outer walls (types N).

The buildings have two, partly three storeys (in the case of a corner tower) with basement and attic storeys, all situated in transverse direction to the street. The corner types J,K,M and N plus the intermediate dwellings of type F are provided with three window axes, the remaining dwellings with two.

Characteristic are the corner dwellings with towers and flanking gable ends with lattice patterns (types K, N), whereby type K distinguishes itself from type N not only by the floor plan but also by the recessed semicircular porches. The corner dwelling of type M also, plus the intermediate dwellings of type B1 have a gable end with lattice patterns.

The facades of types A and B are mirrored in relation to each other.

The intermediate buildings of type C and G and the corner buildings of type J have an entrance section in the chamfered corner, above which a facade section continuing into the roof. The set-back dwellings of type E on the Meerssenerweg and the Prof.P.Willemstraat are provided with a double bay window with balcony, a stepped parapet wall, concrete lintels and a facade section continuing into the roof.

All residential buildings are constructed in brick. The front facades are laid in chain bond, the rear facades in half-brick bond. Low plinth with drip moulding. Ashlar sills. Profiled semicircular door mouldings, with three- or five-fold drip mouldings. Window lintels with profiled mouldings. Vertical ornamental brickwork between the window and door frames of the first and second storey. Lintels above the windows and doors on the first storey of the rear facades.

Continuous drip moulding in the cornice. Various rear garden walls with saddle-back coping.

In contrast to the front doors, the remaining window and door frames of both front and rear facades have remained virtually completely intact, including the small glazing bars. On the front facades these are: multiple coupled, rectangular timber cross windows with four-pane fanlights; both single and multiple vertical divisions, rectangular timber window frames with six-pane glazing bars per panel; four- and six-pane windows; two-pane door side-lights; vertical divisions dormer frames with eight-pane glazing bars; rectangular timber balcony doors with side-lights, as a whole provided with small glazing bars; on the rear facades: multiple vertical divisions, rectangular timber window frames with six-pane glazing bars per panel; rectangular timber doors, partly with three-pane fanlights and partly with three-pane fanlight and eight-pane side-light; rectangular double timber terrace doors with six-pane fanlight and side-lights with four-pane fanlight; rectangular timber windows with six-pane glazing bars.

The whole is covered with tower spires, gabled and hipped roofs with red Tuiles du Nord. Partial overhangs. Dormer windows under insert cap, provided with small corner blocks. Projecting ridge chimneys. Ridge cresting.

Garden walls of Kunrader stone with hinged timber railings, renovated in accordance with the original design. In the rear gardens, at the intersections of four and six plots, there are communal timber garden sheds under tent roofs with red moulded tiles and zinc ridge cresting.

Valuation

The official housing units are of cultural-historical value as a particular expression of a socio-economic and typological development. The architectural-historical values are determined by the building style, the involvement of architects Marres and Sandhövel, the very high aesthetic qualities of their design and the ornamentation.

The dwellings are of very special significance because of their location, which is closely linked to the expansion of the city on the east side of the railway depot and of special significance for the appearance of the city.

The dwellings possess a high degree of architectural integrity and are of importance because of the structural and visual integrity of the urban environment. Moreover, in a regional context, there is a reasonable typological rarity.
