Inleiding DUBBELE VILLA, vrijstaand gesitueerd in het Zuiderpark, gebouwd in 1880 in opdracht van C. Matlander met een traditionele, doch karakteristieke vormgeving; de villa behoorde tot de eerste bebouwing in het Zuiderpark. Nr. 8 is thans nog in gebruik als woonhuis en nr. 9 is in 1980 in gebruik genomen als kamerverhuurbedrijf en daartoe inwendig verbouwd. Omschrijving Het gebouw is opgetrokken op een rechthoekige plattegrond uit rode Groninger baksteen boven een gestuct basement en bestaat uit een souterrain met één bouwlaag onder een schilddak, belegd met een zwarte Friese golfpan. De gevel wordt afgesloten door een houten gootlijst met een geprofileerde bakgoot. Het voordakschild bevat in het midden een dubbele houten dakkapel met twee zes-ruitsvensters onder een driehoekig tympaan, dat versierd is met een guirlande-motief. Op de voorste nokken staan twee karakteristieke, achtzijdige gemetselde schoorstenen met zinken schoorsteenborden. In de voordakschilden op de hoeken zijn houten dakkapellen aangebracht. De zijgevel van nr. 9 is gestuct. De voorgevel is verlevendigd door twee driezijdig uitgebouwde erkers op de hoeken met segmentboogvormig gesloten T-vensters tussen bakstenen pilasters. De voordeuren zijn in een ondiep portiek geplaatst met stoepen. Waardering DUBBELE VILLA, opgetrokken in een laat negentiende-eeuwse bouwstijl en de eerste bebouwing in het Zuiderpark vormend, van algemeen belang uit stedebouwkundig, cultuurhistorisch en architectuurhistorisch oogpunt als gaaf voorbeeld van de karakteristieke villabouw, gerealiseerd op de aan het einde van de negentiende eeuw geslechte zuidelijke vestingwerken van de stad Groningen.

Introduction DOUBLE VILLA, freestanding situated in the Zuiderpark, built in 1880 on commission of C. Matlander with traditional yet characteristic design; the villa was part of the first development in the Zuiderpark. No. 8 is still currently in use as a residential house and no. 9 was brought into use in 1980 as a room-letting business and was internally rebuilt for that purpose. Description The building is erected on a rectangular ground plan in red Groningen brick above a rendered basement and comprises a basement with one storey under a hipped roof, covered with black Frisian wave tile. The facade is finished with a wooden gutter moulding with a moulded roof gutter. The front roof hipped section contains in the middle a double wooden roof dormer with two six-pane windows under a triangular tympanum, decorated with a garland motif. On the front ridge stands two characteristic octagonal brick chimneys with zinc chimney boards. Wooden roof dormers are built into the front roof hipped sections at the corners. The side facade of no. 9 is rendered. The front facade is enlivened by two three-sided bay windows on the corners with segmentally arched T-windows between brick pilasters. The front doors are placed in a shallow portico with steps.
