Inleiding
Vrijstaande villa uit 1913, in opdracht van Felix Stokvis gebouwd door de architecten A. Smits en H. Fels in een historiserende bouwstijl en genaamd villa Theodora. In 1985 werd de villa ten behoeve van de kantoorfunctie verbouwd door architectenbureau Veldhoven en partners.
N.B. De garage ter linkerzijde van de hoofdgevel is van bescherming uitgezonderd.
Omschrijving
Villa op nagenoeg vierkante plattegrond, bestaande uit twee bouwlagen onder een met leien gedekte samengestelde kap. Gedeeltelijk is een souterrain aanwezig, vanwege het ter plaatse naar beneden lopende terrein. De in baksteen opgetrokken gevels zijn voorzien van siermetselwerk. Souterrain en eerste bouwlaag worden gescheiden door een granieten lijst.
De hoofdgevel is aan de Tobias Asserlaan gesitueerd. De ingang, bestaande uit een houten paneeldeur met cassetten, waarnaar een hardstenen trap leidt, bevindt zich in het terugspringende vlak van deze gevel. Hierboven bevindt zich een breed segmentvormig zandstenen balkon, dat wordt gedragen door vier vrijstaande zandstenen zuilen in fantasievorm. De rechtergevel aan de Carnegielaan bezit een risalerende middenas, bekroond door een schilddak. Voor de beide vensters op de tweede bouwlaag aan weerszijden van de middenas bevindt zich een zandstenen balkon op consoles.
De linkergevel bezit een uitbouw over het souterrain en eerste bouwlaag, waarboven een balkon met bakstenen pijlers en een zandstenen balustrade. De achtergevel heeft een terugliggende middenas met glas-in-lood vensters. Ter hoogte van het souterrain en de eerste bouwlaag is een erker aangebouwd.
De in roeden onderverdeelde vensters bezitten een deels gedecoreerde, zandstenen omlijsting. De ver uitstekende gootlijst is voorzien van cassetten. De kap bezit in historiserende 18e-eeuwse stijl uitgevoerde dakkapellen met segmentvormige frontons, pironnen en in siermetselwerk uitgevoerde schoorstenen. De hoofdindeling bestaat uit een centrale hal waaromheen de diverse vertrekken zijn gesitueerd.
De tuin wordt van de straat gescheiden door een ijzeren hekwerk op een lage bakstenen voet, voorzien van hekpijlers met een hardstenen dekplaat en een lantaarn.

Villa van cultuurhistorische waarde als representatief voorbeeld van het wonen voor zeer welgestelden in het 2e decennium van de 20e eeuw in een stedelijk villapark. Architectuurhistorisch van belang als waardevol voorbeeld van representatieve architectuur in een historiserende bouwstijl; hoofdvorm, detaillering en materiaalgebruik zijn gaaf. Door de situering op de hoek Carnegielaan/Tobias Asserlaan is de villa tevens van stedebouwkundige waarde.

Description
Villa on approximately square plan, consisting of two storeys under a complex roof covered with slate. A basement is partially present, due to the terrain sloping downwards at this location. The facades built of brick are provided with ornamental brickwork. Basement and first storey are separated by a granite string course.
The main facade is situated on the Tobias Asserlaan. The entrance, consisting of a wooden panelled door with cassettes, to which a hardstone staircase leads, is situated in the recessed section of this facade. Above this is situated a broad segmental sandstone balcony, which is supported by four free-standing sandstone columns in fantasy form. The right facade on the Carnegielaan has a projecting central axis, crowned by a hipped roof. In front of both windows on the second storey on either side of the central axis is situated a sandstone balcony on consoles.
The left facade has an extension over the basement and first storey, above which a balcony with brick pilasters and a sandstone balustrade. The rear facade has a recessed central axis with glass-in-lead windows. At the level of the basement and first storey an oriel window has been constructed.
The windows subdivided by glazing bars possess a partly decorated sandstone surround. The deeply projecting cornice is provided with cassettes. The roof has roof dormers executed in historicising 18th-century style with segmental pediments, finials and chimneys executed in ornamental brickwork. The principal layout consists of a central hall around which the various rooms are situated.
The garden is separated from the street by ironwork railing on a low brick base, provided with railing piers with a hardstone coping and a lantern.
Evaluation
Villa of cultural-historical value as a representative example of housing for the very wealthy in the 2nd decade of the 20th century in an urban villa park. Architecturally significant as a valuable example of representative architecture in a historicising style; principal form, detailing and use of materials are intact. Due to its situation on the corner of Carnegielaan/Tobias Asserlaan the villa is also of urban planning value.
