Inleiding
Het 'Hofstedehuis' is in 1783-1784 gebouwd door timmerman/architect Abraham Martinus Sorg. Deze verkocht het WOONHUIS nog in hetzelfde jaar aan F.O. van Dornberg Heiden, die het op de voormalige zwaaikom van de Hoofdvaart georiënteerde pand op zijn beurt in 1804 verkocht aan mr. W. de Lille. In 1816 kwam het huis in bezit van mr. Coenraad Wolter Ellents Hofstede, wiens naam sindsdien aan het pand is verbonden. In 1927 verloor het huis zijn woonfunctie en werd het onder meer bekend als Hotel-cafe-restaurant 'Royal'.
Het in een sobere Classicistische stijl gebouwde huis is meerdere malen verbouwd, waardoor alleen de op de Collardslaan gerichte voorgevel nog representatief is voor het oorspronkelijke aanzien van het 'Hofstedehuis'.
Omschrijving.
Het vanuit een rechthoekige plattegrond opgetrokken pand heeft twee bouwlagen onder met geglazuurde Hollandse pannen gedekte schilddaken met houten dakkapellen met profiellijst, schoorsteenschachten op alle vier nokhoeken (waarvan de twee voorste onder concaaf gewelfd zinken spitsje) en een entablement met geprofileerde gootlijst op klossen. De symmetrische voorgevel is vijf-assig met licht getoogde zesruits schuifvensters met persiennes onder strekken. Het pand had in deze gevel oorspronkelijk geen entree. Deze is waarschijnlijk omstreeks 1900 ingebouwd ter vervanging van een der vensters. De vrij nieuwe deur heeft een bovenlicht en een omlijsting van op hardstenen basementen staande pilasters met casementen en een kroonlijst. De linker zijgevel is eveneens vijf-assig, maar het is te zien dat de gevelpartij links van de twee rechter traveeën is vernieuwd. De gevel is links van de bouwnaad waarschijnlijk van negentiende eeuwse oorsprong en heeft op de verdieping een gepleisterde middentravee met openslaande deuren, waarvoor zich waarschijnlijk een balkon bevond. De vensters in het oudste, rechter deel van deze gevel zijn gelijk aan de vensters in de voorgevel, de vensters in het linker geveldeel zijn smaller en niet met persiennes behangen. De pui hierin detoneert met de rest van het pand en is gevat in een twintigste eeuws gevelveld. Het voorste deel van de rechter zijgevel telt per bouwlaag twee vensters met persiennes gelijk aan die in de voorgevel. De rest van de gevel en de achtergevel zijn weggewerkt achter de gevels van de belendende panden.
Waardering
Het karakteristieke huis heeft zowel historische als architectuur- historische waarde als een van de zeldzame overblijfselen van de achttiende eeuwse bebouwing van Assen. The 'Hofstedehuis' was built in 1783-1784 by carpenter/architect Abraham Martinus Sorg. The property, built from a rectangular ground plan, has two storeys beneath hipped roofs covered with glazed Dutch tiles with wooden roof dormers with moulded profile, chimney shafts at all four roof ridge corners (the two front ones with concavely vaulted zinc spire) and an entablature with moulded gutter bracket on corbels. The symmetrical front facade is five-bayed with slightly arched six-pane sash windows with shutters underneath. The property originally had no entrance in this facade. This was probably built in around 1900 to replace one of the windows. The relatively new door has a fanlight and a frame of pilasters standing on stone bases with casements and a cornice. The left side facade is also five-bayed, but it is evident that the facade section to the left of the two right bays has been renewed. The facade to the left of the building joint is probably of nineteenth-century origin and has on the upper storey a plastered central bay with double doors, in front of which there was probably a balcony. The windows in the oldest, right part of this facade are the same as the windows in the front facade, the windows in the left facade section are narrower and not fitted with shutters. The pui herein clashes with the rest of the property and is set in a twentieth-century facade field. The front part of the right side facade has two windows with shutters per storey, the same as those in the front facade. The rest of the facade and the rear facade are obscured behind the facades of the adjoining properties.
Valuation
The characteristic house has both historical and architectural-historical value as one of the rare remnants of eighteenth-century development in Assen. The visually prominent property stands in a special location and has great urban planning and ensemble value as the concluding component of the valuable nineteenth and early twentieth-century development along the Vaart. The house also forms part of the protected townscape Assen.
