Volgens de principes van het Nieuwe Bouwen in 1927-28 door J.A.Brinkman en L.C. van der Vlugt in opdracht van C.H. van der Leeuw ontworpen, aan drie zijden vrijgelegen WOONHUIS met daarachter gelegen TENNISHUISJE. Het is samengesteld uit cubische bouwvolumes van verschillend formaat en individueel afgedekt door een plat dak met zeer bescheiden overstek, met twee verdiepingen en een terugliggende topverdieping, met op de eerste verdieping een op de Z-hoek omlopend balkon en op de tweede en topverdieping aan de achterzijde eveneens een balkon, alsmede een dakterras. Het geheel is opgetrokken met een staalskelet, waarvan enkele kolommen en spanten in het zicht zijn gelaten - ook in het interieur -, met geheel wit gepleisterde betonnen muren, doorbroken door in smalle stalen kozijnen gevatte vensters met verticale onderverdeling, die harmonisch, zonder symmetrie, over de gevels zijn verdeeld, nu eens gekoppeld, dan weer zelfstandig en met een op een vaste maatverhouding gebaseerd formaat en onderlangs voorzien van een lage rode tegelrand. De balkons en het dakterras bezitten een lage borstwering met stalen frame. Dit woonhuis bevat voorts aan de zijde van de Kralingse Plaslaan (N) een betrekkelijk laag bouwblok - met in het midden de hoofdingang en rechts de garage en een zij-ingang naar de overdekte tussengang - waar bovenuit het hoge middenblok - dat aan de zijde van de Mecklenburglaan (O) een uitwaartse sprong vertoont - torent, terwijl het daarop aansluitende, iets lagere bouwblok van de achterpartij (Z) aan de tuinzijde een vrijwel geheel uit glas en staal bestaande gevel bezit, ten behoeve van de in oorsprong aldaar over twee verdiepingen ingerichte wintertuin. Het dakterras, in oorsprong geheel van tegels voorzien, bezit thans nog slechts de zwarte tegels van de zijmuur, die worden voortgezet bij de westelijke afscheidingsmuur aan de voorzijde en achterzijde achterzijde en voorts een stalen buisleuning-omheining. Het hoekbalkon ter hoogte van de eerste verdieping steekt buiten de woning uit - halverwege het middenblok aanvangend en eindigend bij de eerste travee aan de achterzijde - met aansluitend een rechte stalen buitentrap met buisleuning - en wordt gesteund door twee stalen kolommen; het wordt beschut door een hoog opgaand scherm, bestaande uit smalle glasruiten, gevat in een stalen frame; de vloer is voorzien van rode tegels. Het balkon op de tweede verdieping rust gedeeltelijk op de eerste verdieping en wordt mede gesteund door vier haakvormige stalen spanten die tevens in verband staan met de vloer van de inspringende topverdieping waar een derde balkon is aangebracht alsmede een in oorsprong voor zonnebad en gymnastiek bestemde overhuifde ruimte; deze balkons zijn voorzien van een lage matglazen borstwering met stalen frame. Aan de westelijke tuinzijde bevindt zich voorts de lage overdekte gang, met uiterst rechts een tuindeur en een gebogen stalen trap met buisleuningen welke een verbinding vormt met de open galerij boven deze gang. In de uiterste ZW-hoek van de tuin bevindt zich nog het in oorsprong tot tennishuisje bestemde lage gebouwtje, in verwante trant opgetrokken in beton met gezwenkte voorgevel voorzien van stalen deuren en raamkozijnen met veel glasvulling en in de korte N-gevel een stalen deur voor de bergruimte. Inwendig resteert in het hoofdhuis nog grotendeels de oorspronkelijke indeling met hal, garderobe, wintertuin en stalen spiraaltrap met stalen buisleuning, doorgaand tot de topverdieping; op de eerste verdieping zijn voorts nog de stalen steektrap vanaf de werkkamer naar de overdekte tuingang aanwezig; op de tweede verdieping resteert nog de halfronde stalen haard, met lichtgroene wandbetegeling; voorts zijn nog de authentieke deuren, hetzij uitgevoerd in staal, al dan niet voorzien van glas, hetzij in hout bewaard gebleven (alsook diverse technische installatie-onderdelen zoals verwarmingsradiatoren, buizen en elektrische lichtknopjes). Woonhuis vanwege de algehele architectonische en technische vormgeving, zowel in exterieur als in interieur en situering - ondanks de wijziging aan de garagedeur, aan betegelingen van het exterieur, de gedeeltelijke verwijdering van de glazen omheining, een gedeeltelijk andere vertrekken-indeling en de toevoeging van een ondergrondse kegelbaan - als uitzonderlijk goed voorbeeld van de Nederlandse bijdrage aan het Nieuwe Bouwen uit de periode 1920-40 van algemeen belang wegens de betekenis voor de ontwikkeling van de moderne architectuur.

Designed according to the principles of the Nieuwe Bouwen in 1927-28 by J.A.Brinkman and L.C. van der Vlugt on commission of C.H. van der Leeuw, RESIDENTIAL HOUSE set back from three sides with adjoining TENNIS HOUSE behind it. It is composed of cubic building volumes of different size and individually covered by a flat roof with very modest overhang, with two storeys and a recessed top floor, with on the first floor a balcony running around the S corner and on the second and top floor at the rear likewise a balcony, as well as a roof terrace. The whole is constructed with a steel skeleton, of which some columns and beams are left visible - also in the interior - with entirely white plastered concrete walls, pierced by windows set in narrow steel frames with vertical glazing bars, which are harmoniously, without symmetry, distributed across the facades, sometimes coupled, then independent and with a format based on a fixed proportional measure and provided at the bottom with a low red tile border. The balconies and the roof terrace possess a low parapet with steel frame. This residential house further contains on the side of the Kralingse Plaslaan (N) a relatively low building block - with the main entrance in the middle and to the right the garage and a side entrance to the covered passage - over which rises the high middle block - which on the side of the Mecklenburglaan (E) shows an outward projection - while the adjoining, slightly lower building block of the rear section (S) on the garden side possesses a facade consisting almost entirely of glass and steel, for the originally arranged there over two floors winter garden. On the western garden side there is furthermore the low covered passage, with on the far right a garden door and a curved steel stair with tube railings which forms a connection with the open gallery above this passage. In the furthest SW corner of the garden there is still the low building originally intended as a tennis house, constructed in related fashion in concrete with a curved front facade provided with steel doors and window frames with much glazing and in the short N facade a steel door for the storage space. In the interior the main house retains largely the original layout with hall, cloakroom, winter garden and steel spiral stair with steel tube railing, continuing to the top floor; on the first floor there is furthermore still the steel flight stair from the study to the covered garden passage; on the second floor there remains the semicircular steel fireplace, with light green wall tiling; furthermore the authentic doors have been preserved, whether executed in steel, with or without glass, or in wood (as well as various technical installation components such as heating radiators, pipes and electric light switches). Residential house because of the overall architectural and technical design, both in exterior and in interior and situation - despite the alteration to the garage door, to tilings of the exterior, the partial removal of the glass enclosure, a partly different room layout and the addition of an underground bowling alley - as an exceptionally fine example of the Dutch contribution to the Nieuwe Bouwen from the period 1920-40 of general importance because of its significance for the development of modern architecture.
