Exterior description and setting

A 2 bay house 2½ storey with basement and shopfront.

On ground floor a central shop door with one large glazed panel, on each side large plate glass 1 pane shop window, without cill. Masonry under windows and between shop door plain smooth rendering. Over a deep name fascia devoid of any treatment with one word “Nolan” placed off-centre in block lettering. There appears to be a drain in the middle of the name fascia spilling into a trunkhead with downpipe. Perhaps it drains a washhand basin at 1st floor. The whole shopfront projects forward approximately 500mm beyond the façade above to maintain building line.

At 1st floor 2 D/H S/S 2 pane windows with slight segmental heads and moulded architraves. A moulded stringcourse across the façade steps up around the windows. Above the windows an ogee gutter resembling a stringcourse and below cills of dormers. Above 2 no. dormers each with D/H S/S 2 pane windows. Gabled with bargeboards, lower edge scalloped. Below roof gutter a shallow frieze with gutter. Roof natural slates. Cheeks of dormers smooth rendered.

To the rear a small back return with flat roof at basement level. Windows to basement modern type and also one horizontal window on ground level. The other windows at ground and 1st floor area D/H S/S 2 pane. There is a ladder fire escape from 1st floor window to flat roof!

On the roof a flat roof dormer above gutter, full width of rear, clad in P.V.C. with 2 no. modern style windows. Remainder of roof slated. Chimney stacks at each end.

The façade of Nos. 41 and 43 set back slightly from building line but shop fronts adhere to building line.

Historical information

Building probably erected c 1880s. Renovations in 1987 when presumably the present shop front was done and the alterations to the rear.

Evaluation

This is a late 19th century building whose original appearance has been impaired by a later inappropriate alteration but it has the merit of forming one of an original pair with No. 41 Ann Street, sharing similar dormer design and continuous cornice and stringcourse. Surviving interior fabric on upper floors is also of interest.
