De AANLEG van het boerderijcomplex Johannes Kerkhovenpolder past globaal in een rechthoekige plattegrond: de oost- en westzijde vormen de korte, de noord- en zuidkant de lange zijden. Aan de oostzijde staan (restanten van) geboomte en bosschages op de grens van het boerderijcomplex en het onbeschermde bouwland. Aan de westkant wordt de grens gevormd door het onbeschermde bouwland. De noordgrens bestaat uit een sloot; op het boerderijcomplex staan langs deze sloot (restanten van) geboomte en bosschages. De openbare, geasfalteerde weg met de naam Johannes Kerkhovenpolder vormt de zuidelijke grens van het complex. Parallel aan deze openbare weg lopen op het complex twee grachten. De entree van het boerderijcomplex bevindt zich in de zuidwestelijke hoek van het complex, in de haakse bocht van de openbare weg; de rechthoekige plattegrond van het complex vertoont hier een kleine uitleg en bevat een perk in de vorm van een driehoek.
Dit perk grenst met de westzijde aan onderdeel 1 van het boerderijcomplex. Het centrum (voorheen smidsplein genoemd), vormt de kern van het boerderijcomplex. Het is onbebouwd en wordt aan drie zijden omsloten door de westelijke vleugel van het boerderijcomplex. Midden in het centrum ligt een rechthoekige, gemetselde waterbak met een omgevend gazon waarop enkele loofbomen staan. De verbindingswegen van het boerderijcomplex kruisen elkaar onder een hoek van 90 graden.
Tussen de opstallen van het boerderijcomplex zijn verschillende pleinachtige of onbebouwde ruimten uitgespaard: ten westen van onderdeel 1 (de overgang tussen het agrarische complex en het bouwland); tussen de grote korenschuur en de westelijke gracht (in gebruik als weide voor kleinvee en pluimvee); ten noorden, ten westen en ten oosten van de boerderij met aangebouwde aardappelschuur (in gebruik als erf en siertuin); tussen de oostelijke gracht en het woongedeelte van de boerderij met aangebouwde aardappelschuur (gazon); ten noorden, ten westen en oosten van de grote korenschuur (manoeuvreer- en verkeersruimte).
De westelijke vleugel beschermt het centrum (en de rest van het boerderijcomplex) tegen de heersende wind. De opstallen hebben een onderlinge afstand van twintig meter, het open karakter van het wijde polderland wordt als het ware in de ruime aanleg van het boerderijcomplex beantwoord. De ruime opzet is bovendien praktisch; alle landbouwvoertuigen kunnen door- of rondrijden om en in de gebouwen.

The LAYOUT of the Johannes Kerkhovenpolder farm complex follows roughly a rectangular ground plan: the east and west sides form the short, the north and south sides the long sides. On the east side there are (remains of) trees and copses on the boundary of the farm complex and the unprotected arable land. On the west side the boundary is formed by unprotected arable land. The northern boundary consists of a ditch; along this ditch on the farm complex stand (remains of) trees and copses. The public, asphalt road named Johannes Kerkhovenpolder forms the southern boundary of the complex. Parallel to this public road run two ditches on the complex. The entrance to the farm complex is located in the south-western corner of the complex, in the right-angled bend of the public road; the rectangular ground plan of the complex shows here a small extension and contains a bed in the shape of a triangle.
This bed borders on its west side with part 1 of the farm complex. The centre (formerly called the smiths' square), forms the core of the farm complex. It is unbuilt and is enclosed on three sides by the western wing of the farm complex. In the middle of the centre lies a rectangular, mortared water tank with surrounding lawn on which several deciduous trees stand. The connecting roads of the farm complex cross each other at a 90-degree angle.

The buildings are spaced twenty metres apart; the open character of the vast polder landscape is as it were answered in the spacious layout of the farm complex. The spacious design is moreover practical; all agricultural vehicles can drive through or around and in the buildings.
