Inleiding
WOON/WINKELBLOK, gebouwd in 1954-1958 naar ontwerp van W. van Tijen en H.A. Maaskant. Het blok is het meest zuidelijke in de reeks van drie woon/winkelblokken aan de oostzijde van de Karel Doormanstraat. Het blok volgt de ter plaatse iets geknikte rooilijn van deze straat. Het gebouw ligt met de oostgevel aan een expeditiehof (Van Bijlandtplaats).
Omschrijving
Het WOON/WINKELBLOK is platgedekt en voorzien van drie bouwlagen op een rechthoekig grondvlak. De westgevel met winkeletalages is gesitueerd aan de Karel Doormanstraat, terwijl de woningen boven de winkels worden ontsloten via portieken aan de zijde van de Van Bijlandtplaats (oost). In de westgevel is de oorspronkelijk verspringende rooilijn van de winkelfronten nog grotendeels herkenbaar. De winkeletalages zijn door toepassing van grote glasvlakken in staalprofielen (gedeeltelijk vervangen) transparant van karakter. De oostgevel heeft op de begane grond een eenvoudiger gevelinvulling met stalen gevelpuien afgewisseld met gesloten gevelvlakken in gele verblendsteen. In de gevelindeling van de verdiepingen komt de gespiegelde opzet van de maisonnettewoningen tot uitdrukking in de wijze waarop de glaspuien en balkons gerangschikt zijn. De puien en uitstekende balkons zorgen voor verticale accenten in de eenvoudig geometrisch ingedeelde langsgevels en versterken de ruimtelijkheid van de binnenruimten van de achterliggende woonkamers. Het ritme van de gevels wordt verder bepaald door doorlopende horizontale betonbanden van vloeren en dak afgewisseld met de deels zichtbare en verder met gele verblendsteen beklede verticale delen van het betonskelet. De maisonnettewoningen die zich op de verdiepingen bevinden hebben praktisch ingedeelde plattegronden in varianten van twee-, drie-, en vier kamers. Voor het overige gelden de kenmerken zoals vermeld in de omschrijving van het complex.
Waardering
Het WOON/WINKELBLOK tussen Karel Doormanstraat en Van Bijlandplaats is van algemeen belang als essentieel toonbeeld van de Wederopbouw 1940-1958 vanwege de cultuurhistorische, architectuurhistorische en stedenbouwkundige waarde:
- als onlosmakelijk onderdeel van het Lijnbaanensemble wegens de innovatieve waarde als samenhangend citycluster met een gedifferentieerde open en orthogonale aanleg van familiale bouwvolumes gericht op maximale bezonning, vrije uitzichten en doorzichten;
- vanwege de bijzondere ensemblewaarde als onderdeel van de reeks van drie woon/winkelblokken aan de Karel Doormanstraat;
- vanwege de hoogwaardige esthetische kwaliteiten van het ontwerp waarbij qua materiaalgebruik en vormgeving is aangesloten bij de woonflats van het Lijnbaanensemble en die onder meer tot uitdrukking komt in een afwisseling van lange horizontale lijnen en gespiegelde verticale accenten en het ritme van in- en uitspringende etalagefronten;
- vanwege de nog goede herkenbaarheid van de architectonische en stedenbouwkundige kwaliteiten, ondanks wijzigingen op details.

Introduction
RESIDENTIAL/SHOP BLOCK, built in 1954-1958 to a design by W. van Tijen and H.A. Maaskant. The block is the most southerly in the series of three residential/shop blocks on the east side of Karel Doormanstraat. The block follows the slightly angled building line of this street at this location. The building is situated with its east facade facing an expedition courtyard (Van Bijlandtplaats).
Description
The RESIDENTIAL/SHOP BLOCK is flat-roofed and provided with three storeys on a rectangular ground plan. The west facade with shop windows is situated on Karel Doormanstraat, while the residential units above the shops are accessed via porches on the side of Van Bijlandtplaats (east). In the west facade the original staggered building line of the shop fronts is still largely recognisable. The shop windows are transparent in character through the application of large glazed areas in steel profiles (partially replaced). The east facade has a simpler facade treatment on the ground floor with steel facade elements alternating with closed facade surfaces in yellow facing brick. In the facade articulation of the storeys the mirrored arrangement of the maisonette dwellings is expressed in the way the glass elements and balconies are arranged. The glass elements and projecting balconies provide vertical accents in the simply geometrically articulated long facades and enhance the spatial quality of the interior spaces of the adjoining living rooms. The rhythm of the facades is further determined by continuous horizontal concrete bands of floors and roof alternating with the partly visible concrete skeleton, further clad with yellow facing brick, in vertical sections. The maisonette dwellings on the storeys have practically planned floor plans in variants of two-, three-, and four-room layouts. For the rest, the characteristics apply as mentioned in the description of the complex.
Valuation
The RESIDENTIAL/SHOP BLOCK between Karel Doormanstraat and Van Bijlandplaats is of general importance as an essential example of Reconstruction 1940-1958 on account of its cultural-historical, architectural-historical and urban planning value:
- as an integral part of the Lijnbaan ensemble on account of its innovative value as a coherent city cluster with a differentiated open and orthogonal arrangement of familial building volumes aimed at maximum sunlight, free views and vistas;
- on account of its particular ensemble value as part of the series of three residential/shop blocks on Karel Doormanstraat;
- on account of the high aesthetic qualities of the design in which the material use and formal expression are aligned with the residential flats of the Lijnbaan ensemble and which are expressed inter alia in an alternation of long horizontal lines and mirrored vertical accents and the rhythm of recessed and projecting shop fronts;
- on account of the still good recognisability of the architectural and urban planning qualities, despite alterations in details.
