Omschrijving onderdeel 3: erf, tuinmuur en -hek.
De villa (1) bevindt zich op de noordelijke helft van een langgerekt erf. In de zuidelijke punt bevindt zich de garage (2). Het erf wordt gekenmerkt door hoog geboomte en gazon. Voor de villa bevindt zich een halfronde oprijlaan, half verhard met grind en lopend om een gazon. Rond de villa klinkerbestrating. Aan de voorzijde, gedeeltelijk omgezet bij de Lanciersstraat, een laag muurtje met daarop een hek bestaande uit gietijzeren posten en smeedijzeren hekken, ter hoogte van de oprijlaan voorzien van twee stel smeedijzeren vleugelhekken. Langs de Lanciersstraat zijn tuin en openbare weg gescheiden door een bakstenen tuinmuur met lisenen, tandlijst en ezelsrug. De muur wordt aan de achterzijde van de garage voortgezet.

The villa (1) is located on the northern half of an elongated plot. At the southern point is the garage (2). The plot is characterized by tall trees and lawn. In front of the villa is a semicircular drive, half surfaced with gravel and running around a lawn. Around the villa brick paving. To the front, partially demolished at the Lanciersstraat, a low wall with on it a gate consisting of cast iron posts and wrought iron gates, at the level of the drive provided with two sets of wrought iron swing gates. Along the Lanciersstraat garden and public road are separated by a brick garden wall with pilasters, dentil course and roof ridge tile. The wall is continued at the rear of the garage.
