Inleiding
BOERDERIJ MET THEEKOEPEL, gebouwd in 1902, van het type dwarshuisboerderij. De boerderij Zwanenburg te Westbroek zou als voorbeeld hebben gediend voor de bouw van dit pand. In 1936 is tegen het woonhuis een nieuw stalgedeelte gezet, ontworpen door Vlug uit Breukelen en uitgevoerd door Van der Helm uit Mijdrecht. De boerderij is gebouwd in traditionele stijl en is iets teruggelegen van de weg, op een perceel binnen de polderstructuur van de polder Maarsseveen, binnen de lintbebouwing van de Heuvellaan gelegen. Voor het huis staat een houten tuinprieel met rieten dak. Rechts naast de boerderij bevindt zich een voormalig zomerhuis, verbouwd tot (wagen)schuur. Dit object valt buiten de bescherming. Het perceel wordt omgeven door sloten en op het terrein staan diverse soorten loofbomen.
Omschrijving
De haaks op de Heuvellaan gelegen dwarshuisboerderij is opgetrokken in baksteen op een T-vormige plattegrond. Het pand bestaat uit een voorhuis van één bouwlaag onder zadeldak met de nok evenwijdig aan de weg met gesmoorde kruispannen met sierpatroonen een haaks daarop staand stalgedeelte uit 1936 met zadeldak met wolfeind en ontluchtingsrooster, onder lagere nokhoogte. Boven de vensters en deuren van de voorgevel is een segmentboog gezet. De boogvelden zijn uitgevoerd met een sierpatroon in rode baksteen en gele verblendsteen.
De voorgevel of zuidgevel heeft in het midden een risaliet met topgevel onder steekkap. De gevel wordt geleed door lisenen met een afzaat ter hoogte van de bovenzijde van de kozijnen. Deze bevat een tweelichtskozijn met schuiframen met roedenverdeelde bovendelen en paneelluiken. In de top is een enkel schuifraam gezet. De deels bewerkte windveer wordt bekroond door een makelaar. Links van de topgevel bevindt zich boven een dubbel kelderraam met luiken een identiek tweelichtsvenster. Rechts is een paneeldeur met bovenlicht gezet en een tweelichtskozijn.
De rechterzijgevel bevat onder meer de hoofdentree, gelegen in een inpandig portiek. Hierin is ook de eerste steen gezet. Voorts bevat de gevel een aantal vensters.
De linkerzijgevel heeft twee hooggeplaatste klepramen met roedenverdeling en twee keldervensters. In de top is een schuifvenster met roedenverdeling gezet. Links is in de oksel tussen het woon- en werkgedeelte een éénlaags aanbouw gezet van één bouwlaag onder plat dak, dat een aantal ramen met bovenlicht bevat alsmede een deur met glasruiten. Links daarnaast is een boenhok gezet onder lessenaardak, dat doorloopt tot over de sloot. De zijde aan de sloot is afgewerkt met houten delen.
Het stalgedeelte uit 1936 heeft in de beide zijgevels een aantal gietijzeren rechtgesloten vensters. De achtergevel bevat onder meer grote staldeuren en mestdeuren Het interieur heeft de oorspronkelijke indeling en detaillering behouden. Het voorhuis heeft een doorlopende gang langs de binnenmuur. De gang is voorzien van decoratieve tegels. Aan de voorzijde bevinden zich verschillende kamers, waarvan de voorkamers de voornaamste zijn. Beide zijn uitgerust met plafonds van papier-maché, onder andere met bloemmotieven, het geheel in originele polychromie. Verder zijn er authentieke schouwen van zwart marmer. Het huis is van binnen onder andere voorzien van vele oorspronkelijke deuren en deur- en raamomlijstingen.
Links voor de boerderij staat in de tuin een houten achtzijdige theekoepel met rietgedekt vormdak.
Waardering
De boerderij is van algemeen belang vanwege de cultuur- en architectuurhistorische waarde als goed voorbeeld van een relatief gaaf en herkenbare dwarshuisboerderij in traditionele stijl. Tevens van ensemblewaarde in relatie tot de polder en de overige boerderijen aan de Heuvellaan, nabij de kern van Tienhoven.
