De BOERDERIJ bestaat in kern uit een T-boerderij met een éénlaags voorhuis, dat aan de rechter zijde is onderkelderd met een opkamer erboven. Het voorhuis van dit T-boerderijgedeelte is opgetrokken in baksteen (handvorm steen in Waalformaat) in kruisverband met een met riet gedekt schilddak, waarvan de nok iets lager ligt dan de haaks erop geplaatste nok van het dak van het achterhuis. Op het rechter nokeind van het voorhuis staat een schoorsteen, de nok heeft gebakken vorsten. Het oude bakstenen gedeelte van het voorhuis heeft in de voorgevel links twee vensters met zware kozijnen met luiksponning en 6-ruits schuiframen, een paneeldeur met enkelruits bovenlicht in een zwaar kozijn en een opkamervenster met 4-ruits schuifraam geheel rechts, met daaronder een klein kelderlicht met diefijzers in het kozijn en een enkelruits raampje. De schuiframen hebben geprofileerde wisseldorpels, met onder andere een fors kraalprofiel. Schuin rechts onder het opkamervenster bevindt zich in het metselwerk de laag met vijf glad geschuurde bakstenen met inscripties en het jaartal 1849 (zie voor teksten de inleiding). De vensters sluiten af met een strek en hebben luiken. Het kelderlicht sluit af met een rollaag.
De RECHTER ZIJGEVEL heeft geen plint. Links onder bevindt zich een laag, breed kelderlicht onder een rollaag, met een kozijn met diefijzers, dubbel 2-ruits raampje en voorzetraam. Rechts bevindt zich een venster onder strek met kozijn met luiksponning en luiken en een 6-ruits schuifraam. Van dit raam is de wisseldorpel niet van profielen voorzien. In de zolderverdieping bevindt zich links en rechts, aansluitend op de dakvoet een zoldervenster met kozijn met diefijzers en stolpraam. Het linker venster sluit onder af met een rollaag, het rechter venster sluit met de onderdorpel aan op de strek van het venster eronder. Het voorhuis is aan de linker zijde uitgebouwd met een tweelaags gepleisterd gedeelte dat een eigen met gesmoorde verbeterde Hollandse pannen gedekt schilddak kreeg, waarvan de nok haaks staat ten opzichte van het schilddak van het oudere voorhuis gedeelte. Dit gedeelte heeft haar representatieve zijde in de linker zijgevel (noordgevel). Het gevelgedeelte aan de voorzijde is geheel gepleisterd en heeft twee vensterassen. De onderbouw kan mogelijk nog in kern het linker deel van het oudere voorhuis bezitten. Dit gedeelte bezit twee vensters met 6-ruits schuiframen in zware kozijnen met kraalprofiel en luiken. Ook deze schuiframen hebben geprofileerde wisseldorpels, echter met een ander profiel dan de vensters rechts daarvan. De tweede in ieder geval rond 1895 geheel nieuw gebouwde bouwlaag heeft twee hoge blinde vensters met gepleisterde onderdorpels. De representatief uitgevoerde voorgevel (noordgevel) heeft op de hoeken en in de middenas een gepleisterde pilaster (in de eerste bouwlaag in blokverband, afgesloten met een lijstkapiteel en in de tweede met een hoog rechthoekig spiegelvlak met een lijstkapiteel in het gepleisterde hoofdgestel waarmee de gevel afsluit). Midden boven de gevel is in de kap een dakkapel geplaatst met houten klauwstukken, een geprofileerde segmentboogvormige kroonlijst en een getoogd 4-ruits stolpraam. In de eerste bouwlaag heeft deze gevel links twee dubbele tuindeuren in een smal ongeprofileerd kozijn met per deurvleugel onder een kussenpaneel en boven een 2-ruits raam. De deuren hebben een 2-ruits bovenlicht. Tegen het rechter deel staat een houten, rijk uitgevoerde veranda met houten, van composietkapitelen en vellingkanten voorziene stijlen, rustend op rechthoekige basementen met ter afsluiting een profiellijst. De stijlen (twee hoekstijlen bij de zijwanden en nog twee vrijstaande in de voorgevel, zijn boven de kapitelen onderling verbonden door een houten geprofileerde korfboog met naar binnen omkrullende aanzetten. De boogzwikken tussen deze bogen en de afsluitende houten geprofileerde gootlijst zijn voorzien van opengewerkt, uitgezaagd houten krullenwerk. De rechter zijwand van deze veranda is voorzien van een fraaie beglazing (met gekleurd glas en ge-etst glas) op een gesloten borstwering met rechthoekige velden met profielomlijsting en kussenpanelen met in het centrum een houten kruisje. De beglazing heeft een geprofileerde middenstijl en smalle roeden, met in de onder- en bovenhoeken van de ramen kwartcirkelvormige roeden en verder drie verticale en twee horizontale roeden die op de kruising in het middengedeelte kleine ruitvormige roedenpatronen bezitten met blauw en rood gekleurd glas. De kwartronde hoekdelen en smalle ruiten langs de randen en in het centrum bezitten ge-etst glas. De linker zijwand van de veranda is open. De eveneens open voorzijde heeft hoekstijlen en twee vrijstaande stijlen en een arcade van vier korfbogen. De middelste twee bogen komen in een hangende makelaar samen. Dubbele tuindeuren met kussenpaneel, 2-ruits raam en 2-ruits bovenlicht en luiken geven toegang tot deze veranda. De veranda sluit af met een zinken roevendak. De tweede bouwlaag heeft vier vensters met 4-ruits stolpramen met 2-ruits bovenlichten. De achtergevel (of linker zijgevel) van dit villa-achtige gedeelte, welke haaks aansluit op het achterhuis is geheel gepleisterd en blind uitgevoerd en sluit af met een klassiek hoofdgestel. Het zadeldak van het achterhuis heeft een klein wolfeind boven de achtergevel en een klein wolfeind boven de nok van het voorhuisdak en is gedekt met riet en gesmoorde oud Hollandse pannen op de onderschilden. Het bedrijfsgedeelte is van het zogenaamde middenlangsdeeltype. De gevels van het forse hoge bedrijfsgedeelte zijn opgetrokken in machinale baksteen in kruisverband, met een gepleisterde plint. De symmetrisch ingedeelde achtergevel heeft in de middenas een brede deeldeuropening, afgesloten door een gemetselde segmentboog, met een hardstenen sluitsteen met het jaartal 1895 erin uitgehakt. De deeldeuren worden aan weerszijden geflankeerd door een rondboogvenster met ijzeren 4-ruits raam met vorktracering in het halfronde bovendeel (kerkraam). Deze vensters hebben bakstenen lekdorpels. Onder het rechter stalvenster bevinden zich twee bakstenen met inscripties. De steen links is met zijn bovenzijde (dus op zijn kant) in het gevelvlak opgenomen en heeft als inscriptie G.W.B. 14/5/1895. Op een strek rechts in de volgende laag baksteen boven de eerst genoemde steen staat de inscriptie "Bouwlust". Links onder de eerst genoemde steen bevindt zich nog een bakstenen kop met de inscriptie "J.H.". Op de beide gevelhoeken bevindt zich een getoogde opgeklampte staldeur, in een opening afgesloten door een segmentboog. De hoge topgevel heeft in het midden een hoog, rechthoekig opgeklampt hooiluik, afgesloten door een houten lateibalk met daarboven een halfrond bovenlicht met ijzeren raam met drie vanuit een halve cirkel uitstralende roeden. Ter weerszijden van dit luik bevindt zich, in dezelfde as als de stalvensters onder, een stalvenster met een segmentboog en bakstenen lekdorpel en getoogd ijzeren 6-ruits raam. De gevel heeft staafankers. De RECHTER ZIJGEVEL (zuidgevel) heeft links een woongedeelte, van het bedrijfsgedeelte gescheiden door een recent opgetrokken bakstenen tuinmuur. Het woongedeelte heeft links een opgeklampte deur in een rechthoekig ongeprofileerd kozijn onder een strek en rechts een venster met strek en draairamen met enkelruits bovendelen en luiken. Het bedrijfsgedeelte heeft links in deze gevel een opgeklampte rechthoekige staldeur onder een rollaag en rechts drie getoogde stalvensters met bakstenen lekdorpels en ijzeren stalramen. Deze gevel heeft ook staafankers. De LINKER ZIJGEVEL (noordgevel) heeft halfronde stalvenster met ijzeren raampjes met vorktracering.
Waardering
T-BOERDERIJ, verbouwd in 1895, in oorsprong daterend uit 1849
- Van architectuurhistorische waarde als goed en vrij gaaf voorbeeld van een historisch gegroeide T-BOERDERIJ uit de negentiende eeuw. De boerderij vormt het hoofdonderdeel van hoeve Bouwlust en is in oorsprong een T-boerderij uit de eerste helft van de 19de eeuw van een middelgroot type, waarvan nog een groot deel van het voorhuis bewaard is gebleven, met inscripties in het muurwerk. Ook de verbouwingen uit 1895/96 hebben kwaliteit. Het villa-gedeelte heeft een evenwichtige opzet met een fraai, vormgegeven veranda met ge-etste glaspanelen, terwijl het monumentaal opgezette achterhuis met de indrukwekkende achtergevel goed aansluit op het geheel.
- Van stedenbouwkundige / situeringswaarde als hoofdonderdeel van het complex dat een sterk beeldbepalende ligging heeft en zowel in het beeld van de Poelsestraat zelf, als in het beeld vanuit de ten noorden ervan gelegen Van Heemstraweg een zeer opvallende rol speelt. In dit fraaie beeld spelen de plaatsing van de gebouwen ten opzichte van elkaar en het monumentale geboomte op het erf en langs de het complex doorsnijdende Poelsestraat een belangrijke rol. De boerderij met bijgebouwen staat op een al oude boerenplaats en het geheel speelt dan ook een belangrijke rol in de historische structuur ter plaatse.

The FARMHOUSE consists essentially of a T-shaped farmhouse with a single-storey front house, which is cellarage on the right side with a chamber room above it. The front house of this T-farmhouse section is constructed of brick (hand-moulded stone in Waal format) in cross bond with a reed-thatched hipped roof, the ridge of which is slightly lower than the ridge of the rear house roof set at right angles to it. On the right ridge end of the front house stands a chimney; the ridge has dentil coping. The old brick section of the front house has in the front facade on the left two windows with heavy frames with shutter grooves and 6-pane sash windows, a panel door with single-pane fanlight in a heavy frame and a chamber room window with 4-pane sash window at the far right, with below it a small cellar light with thief bars in the frame and a single-pane small window. The sash windows have profiled alternating mullions, including notably a prominent beading profile. Diagonally below the chamber room window is located in the masonry the course with five smooth-dressed bricks with inscriptions and the date 1849 (see introduction for texts). The right side wall of this veranda is provided with fine glazing (with coloured glass and etched glass) on a closed breast wall with rectangular fields with profile edging and cushion panels with a wooden cross in the centre. The glazing has a profiled central mullion and narrow glazing bars, with in the lower and upper corners of the windows quarter-circle-shaped glazing bars and further three vertical and two horizontal glazing bars which at the intersection in the central section have small diamond-shaped glazing bar patterns with blue and red coloured glass. The quarter-round corner sections and narrow panes along the edges and in the centre have etched glass. The left side wall of the veranda is open. The likewise open front has corner posts and two freestanding posts and an arcade of four corbel arches. The two middle arches meet in a suspended tie beam. Double French doors with cushion panel, 2-pane window and 2-pane fanlight and shutters provide access to this veranda. The veranda is finished with a zinc glazing bar roof. The second storey has four windows with 4-pane casement windows with 2-pane fanlights. The rear facade (or left side facade) of this villa-like section, which adjoins the rear house at right angles, is entirely plastered and executed blind and is finished with a classical main cornice. The gabled roof of the rear house has a small half-hip above the rear facade and a small half-hip above the ridge of the front house roof and is thatched with reed and moulded old Dutch tiles on the undershelves. On a lintel to the right in the next course of brick above the aforementioned stone is the inscription "Bouwlust". On either side of this door is, in the same axis as the stable windows below, a stable window with a segmental arch and brick drip course and arched iron 6-pane frame. The facade has rod anchors. The RIGHT SIDE FACADE (south facade) has on the left a residential section, separated from the business section by a recently constructed brick garden wall. The residential section has on the left a latched door in a rectangular unprofiled frame under a lintel and on the right a window with lintel and swing sashes with single-pane upper sections and shutters. The business section has on the left in this facade a latched rectangular stable door under a roller course and on the right three arched stable windows with brick drip courses and iron stable frames. This facade also has rod anchors. The LEFT SIDE FACADE (north facade) has semicircular stable window with iron small panes with fork tracery.
Valuation
T-SHAPED FARMHOUSE, converted in 1895, originally dating from 1849
- Of architectural-historical value as a good and fairly intact example of a historically developed T-SHAPED FARMHOUSE from the nineteenth century. The farmhouse forms the main component of Bouwlust farm and is originally a T-farmhouse from the first half of the 19th century of a medium type, much of which front house has been preserved, with inscriptions in the masonry. The conversions from 1895/96 are also of quality. The villa section has a balanced layout with a fine, designed veranda with etched glass panels, while the monumentally appointed rear house with the impressive rear facade fits well with the whole.
- Of urban planning / situational value as main component of the complex which has a strong visually determining location and plays a very striking role both in the image of the Poelsestraat itself and in the image from the Van Heemstraweg located to the north of it. In this fine image the placement of the buildings in relation to each other and the monumental trees on the grounds and along the Poelsestraat running through the complex play an important role. The farmhouse with outbuildings stands on an ancient farmstead and the whole therefore plays an important role in the historical structure at the location.
