The register's description

Waardering

BOERDERIJ (complexonderdeel A) uit 1935

FARMHOUSE (A) of the head-neck-body type with attached transverse barn and manure pit.

The FRONT HOUSE is built in dark red brick on a rectangular plan, with the front axes on the left and right sides recessing slightly. The building has two storeys and an attic storey and is covered by a steeply pitched gabled roof whose slopes are tiled with dulled glazed improved Dutch tiles. Along the side facades, projecting gutters on corbels provide drainage. In the middle of the roof ridge is a short mortared chimney. Low in the left and right roof slopes is a right-angled dormer window. The facades are built in half-bond brickwork. The facades feature various types of right-angled composite windows, with predominantly casement windows under fanlights. All original windows have been preserved. Some of the frames are fitted with simple leaded glass and the frame wood is whitewashed. At the top the window openings are closed off by roll mouldings, at the bottom provided with a sill.

The asymmetrically arranged FRONT FACADE has in the first storey from left to right a window with double casement windows under fanlights and a shallow bay window provided with a three-part window with a large central window without fanlight (living room). Both windows have sun blinds. In the second storey there are two windows with double casement windows under fanlights. These windows have wooden planter boxes. For the attic a long two-part window is provided. In the LEFT SIDE FACADE in the projecting gable section is a window and the main entrance to the farmhouse in a porch. In the left wall of this porch is a stone placed referring to the construction of the farmhouse, while the right wall contains a window. In the recessed part is a window with sun blinds. The RIGHT SIDE FACADE has on the left a recessed section whose arrangement is not visible due to planting. The projecting part on the right is almost completely filled by a large composite frame with various windows under fanlights. Low in the roof slope is a flat-roofed dormer window with four windows. Nothing is known about the INTERIOR.

The rear house is connected to the front house by means of a low LINK SECTION. This link section recesses on the left side relative to the front and rear houses, and is covered by a gabled roof with a lower ridge height. The RIGHT SIDE FACADE of the link section is cut through by a substantial chimney. To the left of the chimney is a multi-pane door. To the right of the chimney the front facade of the rear house is visible with a four-pane stable window. Here presumably is a porch or passage through the link section. The LEFT SIDE FACADE is scarcely visible from the public road. From the facades of the front and rear houses run walls that separate a kind of courtyard for the link section.

The left part of the FRONT FACADE of the REAR HOUSE is not visible from the public road. The LEFT SIDE FACADE has a series of six stable windows. The RIGHT SIDE FACADE is not visible from the public road. The REAR FACADE is not visible from the public road. On the left against the right side facade is the transversely placed barn. Nothing is known about the INTERIOR of the rear house.

The TRANSVERSE BARN is oriented with its ridge direction transverse to the rear house and has a lower ridge height. The long narrow building body has one storey and an attic storey and is covered by a gabled roof that cuts into the roof slope of the rear house. The slopes are tiled with tiles and have small flat-roofed dormers. Two at the front are visible and each have two six-pane windows. On the right of the front slope is a small chimney. Drainage takes place via gutters on corbels. The long FRONT FACADE parallel to the street has five coupled four-pane stable windows. At the top they have stretchers. At the far left is a green-painted door. The REAR FACADE of the barn is not visible from the public road, here is the manure pit. The RIGHT SIDE FACADE has in the first storey from left to right a green-painted door, a multi-pane stable window and another door. The pointed gable has three windows.

Valuation

FARMHOUSE (complex component A) from 1935

-Of architectural historical value as a typologically exceptional example of a farmhouse from the mid-1930s of the head-neck-body type, which bears the characteristics of Interwar architecture. The farmhouse has been well preserved and stands out due to its fine main form determined by cubic offset building volumes, steep roofs with overhang and austere design without decoration.

-Of urban planning value as the main component of the complex on Botsestraat, which plays a distinctive role in the historically developed rural area near Leuth.

-Of cultural-historical value as the main component of the complex, which is an expression of agricultural and socio-economic development; the complex represents part of agrarian life in the 1930s.
