The register's description

Inleiding

Dubbele mijnwerkerswoning in Lotharingse stijl, 1913, van het zogenoemde woningtype F. De woning is gesitueerd langs een smal pad dat uitkomt op de aansluiting van de Mijn Carlstraat op het pleintje. Het is gelegen in het zuidelijke deel van het Eikske, een groep van 26 mijnwerkerswoningen die werd gebouwd in opdracht van de Maatschappij tot Exploitatie van Limburgsche Steenkoolmijnen Oranje Nassau te Heerlen. Het ontwerp van de woning werd gemaakt door het bouwbureau van deze particuliere mijnonderneming. In deze woninggroep zijn in totaal zes woningtypen vertegenwoordigd (typen A t/m F).

De meeste woningen werden omstreeks 1957 aan de zijgevel uitgebreid met een douche- en toiletvoorziening van één bouwlaag onder plat. De reeds bestaande stal achter de woningen van type F werd uitgebreid voor keuken, douche- en toiletvoorziening en kreeg een plat dak. De oorspronkelijke vrijstaande schuren met buitenprivaten werden in diezelfde periode gesloopt. In de achtertuinen werden aan weerszijden van de erfscheiding vrijstaande, gecombineerde schuren gebouwd.

De gewijzigde stallen achter de woning zijn voor de bescherming van ondergeschikt belang. UITGESLOTEN van bescherming zijn alle overige sedert 1913 gerealiseerde aan- en bijbouwen.

Omschrijving

Het oorspronkelijke bouwvolume van de dubbele mijnwerkerswoning werd gebouwd op een in hoofdvorm rechthoekige PLATTEGROND, aan de achterzijden voorzien van een rechthoekig volume. Het hoofdvolume telt een gedeeltelijke souterrainverdieping, anderhalve BOUWLAAG, alsmede een vliering. De keukens aan de achterzijden tellen één bouwlaag. Het geheel wordt gedekt door een MANSARDEDAK, waarvan de noklijn parallel aan het pad is gelegd. De gewijzigde stallen met keuken, toilet- en douche-eenheden hebben een PLATDAK. Bakgoten annex overstekken op houten consoles. De oorspronkelijke houten boeiboorden hebben een eenvoudige ornamentering. Het dak van Mijn Carlstraat 8 wordt thans gedekt door rode betonpannen en heeft een dakraam en een restant van een nokpiron. Mijn Carlstraat 10 heeft de oorspronkelijke rode muldenpannen. Beide panden hebben een nokschoorsteen en een gecombineerde hoge schoorsteen op het platte dak achter de woning, dat rond 1957 is geplaatst. Aan de voorzijde van het dak bevindt zich een gecombineerde dakkapel. De woningen waren oorspronkelijk voorzien van segmentboogvormige houten T-VENSTERS (zowel enkel- als meervoudig) met ingedeelde bovenlichten; segmentboogvormige houten souterrainvensters met kleine roedenverdeling; segmentboogvormige houten kruiskozijnen met kleine roedenverdeling in de glaspanelen. De oorspronkelijke, segmentboogvormige houten woonhuisDEUREN met zesruits bovenlichten in de zijgevels van de stal werden gewijzigd vanwege de verbouwing van omstreeks 1957. Dit geldt ook voor de vensters in de achtergevel van de woning en de achter- en zijgevel van de keuken. Beide panden hebben thans kunststof vensterkozijnen. Mijn Carlstraat 8 heeft rolluiken. De woningen van het type F kenmerken zich in de oorspronkelijke situatie voor wat betreft de MATERIAALTOEPASSING door geprofileerde rode bakstenen gevelkaders: plinten, lisenen, kroonlijsten en getrapte frieslijsten. Metselwerk in kruisverband, oorspronkelijk met knip- en snijwerk in de voegen. Tussen deze kaders verdiept geplaatste gecementeerde gevelvelden met rode bakstenen speklagen, aanzet- c.q. sluitstenen en kaderornamenten. Hardstenen vensterbankplaten, geglazuurde vensterdorpels en muurankers op liseen.

De VOORGEVEL van de dubbele mijnwerkerswoning Mijn Carlstraat 8-10 is symmetrisch ingedeeld en bestaat uit vier door lisenen gescheiden traveeën. In de plint hebben beide panden boven het souterrainvenster een segmentboogvormige strek. In de eerste laag hebben beide panden rechthoekige kunststof vensterkozijnen met bovenlicht, vulstuk en hardstenen dorpel. In het dakvlak bevindt zich een gecombineerde dakkapel met twee rechthoekige vensters met bovenlicht onder een overstekend lesdak. Kleine klauwstukken en shingles op de wangen. Beide vensters worden gescheiden door baksteen liseen.

De ZIJGEVELS van beide panden zijn in de eerste laag blind met onderbroken speklagen. In de tweede laag van het hoofdvolume bevindt zich een trapsgewijs oplopend bakstenen vleilagen, waaronder een rechthoekig kozijn met vulstuk en hardstenen vensterbankplaat.

In de ACHTERGEVELS van deze dubbele mijnwerkerswoning bevonden zich oorspronkelijk vier kleine segmentboogvormige vensterkozijnen, gelegen boven het lesdak van de stallen. Alle deuren en vensters zijn tijdens de verbouwing van 1957 gewijzigd. Naast de keuken van Mijn Carlstraat 8 bevindt zich in de achtergevel een rechthoekig kunststof vensterkozijn met baksteen dorpel en in de tweede laag bevinden zich twee rechthoekige kunstof vensterskozijnen met hardsteen vensterbankplaten. De twee panden worden aan de achterzijde gescheiden door een schoorsteen. (De achtergevel van Mijn Carlstraat 10 is niet beschreven).

Mijn Carlstraat 8 is voor wat betreft de indeling van het INTERIEUR gewijzigd. Op de begane grond is een tussenmuur verwijderd, deur in gang naar trap is gedicht en de trap is gedraaid. Op de eerste verdieping zijn de tussenwanden gewijzigd. (De situatie van Mijn Carlstraat 10 is onbekend).

Waardering

De mijnwerkerswoningen van het Eikske zijn van cultuurhistorische waarde en vertegenwoordigen nationaal belang als bijzondere uitdrukking van de sociaal-economische ontwikkeling van de mijnstreek sedert het laatste decennium van de 19de eeuw en als specimina van een woonhuistype met een aanzienlijk innovatief karakter.

De mijnwerkerswoningen van het Eikske zijn van belang als bijzondere vorm van huisvesting van mijnpersoneel.

De woningen zijn van architectuurhistorische waarde vanwege de toepassing van de Lotharingse bouwstijl, vanwege de betrokkenheid van het bouwbureau van de Maatschappij tot Exploitatie van Limburgsche Steenkoolmijnen Oranje Nassau bij het ontwerp, de esthetische kwaliteit als ook vanwege de bijzondere materiaaltoepassing en ornamentiek.

Introduction

Double miners' dwelling in Lotharingian style, 1913, of the so-called dwelling type F. The dwelling is situated along a narrow path that opens onto the junction of Mijn Carlstraat with the small square. It is located in the southern part of the Eikske, a group of 26 miners' dwellings that was built on the orders of the Maatschappij tot Exploitatie van Limburgsche Steenkoolmijnen Oranje Nassau in Heerlen. The original building volume of the double miners' dwelling was built on a floor plan that was rectangular in main form, provided on the rear sides with a rectangular volume. The main volume comprises a partial basement storey, one and a half storeys, as well as an attic. The kitchens on the rear sides comprise one storey. The whole is covered by a mansard roof, the ridge line of which is laid parallel to the path. The altered stables with kitchen, toilet and shower units have a flat roof. Back gutters together with overhangs on wooden consoles. The original wooden fascia boards have simple ornamentation. The roof of Mijn Carlstraat 8 is now covered with red concrete tiles and has a roof window and a remnant of a ridge cresting. Mijn Carlstraat 10 retains the original red curved pantiles. Both properties have a ridge chimney and a combined tall chimney on the flat roof behind the dwelling, which was installed around 1957. On the front of the roof there is a combined roof dormer. The dwellings were originally provided with segmental arch-shaped wooden T-windows (both single and multiple) with subdivided fanlights; segmental arch-shaped wooden basement windows with small glazing bars; segmental arch-shaped wooden cross windows with small glazing bars in the glass panels. The original segmental arch-shaped wooden house doors with six-light fanlights in the side facades of the stable were altered owing to the renovation of around 1957. This applies also to the windows in the rear facade of the dwelling and the rear and side facade of the kitchen. Both properties now have plastic window frames. Mijn Carlstraat 8 has roller shutters. The dwellings of type F are characterised in the original situation with regard to the material application by profiled red brick facade frames: plinths, pilasters, cornices and stepped frieze strips. Brickwork in English bond, originally with cutwork in the joints. Between these frames recessed brick facades with red brick speckle courses, corner and closing stones and frame ornaments. Hardstone windowsill plates, glazed window sills and wall anchors on pilasters.

The FRONT FACADE of the double miners' dwelling Mijn Carlstraat 8-10 is symmetrically arranged and consists of four bays separated by pilasters. In the plinth, both properties have a segmental-arch-shaped stretch above the basement window. In the first storey, both properties have rectangular plastic window frames with fanlight, filler piece and hard stone sill. In the roof plane there is a combined roof dormer with two rectangular windows with fanlight under a projecting shed roof. Small clasp stones and shingles on the flanks. Both windows are separated by a brick pilaster.

The SIDE FACADES of both properties are blind in the first storey with interrupted brick courses. In the second storey of the main volume there is a stepped arrangement of brick stretcher courses, below which is a rectangular window frame with filler piece and hard stone window sill plate.

In the REAR FACADES of this double miners' dwelling there were originally four small segmental-arch-shaped window frames, located above the shed roof of the stables. All doors and windows were altered during the 1957 renovation. Next to the kitchen of Mijn Carlstraat 8 there is in the rear facade a rectangular plastic window frame with brick sill, and in the second storey there are two rectangular plastic window frames with hard stone window sill plates. The two properties are separated at the rear by a chimney. (The rear facade of Mijn Carlstraat 10 is not described).

Mijn Carlstraat 8 has been altered as regards the arrangement of the INTERIOR. On the ground floor a partition wall has been removed, a door in the hallway to the stair has been blocked and the stair has been turned. On the first floor the partition walls have been altered. (The situation of Mijn Carlstraat 10 is unknown).

Valuation

The miners' dwellings of the Eikske are of cultural-historical value and represent national importance as a distinctive expression of the socio-economic development of the mining region since the last decade of the 19th century and as specimens of a residential building type with considerable innovative character.
