Inleiding
Voormalige BROUWERIJ met VOORRAADSCHUUR, XIXB, thans woonhuis met stalling. Gebouwd in een traditionele stijl met invloeden van Eclecticisme. Het pand is gesitueerd in de westelijke gesloten wand van de Begijnenhofstraat, onmiddellijk tegen de Begijnenhofwal en had oorspronkelijk een carré-vormige plattegrond. Het westelijke schuurgedeelte parallel aan de Begijnenhofwal is na instorting gesloopt. Het resterende schuurdeel aan de noordzijde, in het verlengde van de inrijpoort, is verhoogd, voorzien van een schilddak en doet thans voornamelijk dienst als garage. Aan de achtergevel van het woonhuis bevindt zich een aangebouwde serre, de zuidelijke keukenuitbouw van één laag dwars op de achtergevel is verhoogd met één laag en uitgebreid tot aan de wal met een volume van één laag met balkon. Op het achterdakvlak van het woonhuis is in de loop van de jaren zestig een dakkapelgalerij geplaatst. De serre, de volledige zuidelijke keukenuitbouw en de dakkapelgalerij zijn UITGESLOTEN van bescherming.
Omschrijving
Woonhuis met gedeeltelijke souterrainverdieping en twee BOUWLAGEN. Het gebouw heeft een MANSARDEDAK in de lengterichting met Tuiles du Nord. Bakgoten. Het resterende noordelijke schuurgedeelte dwars op de achtergevel heeft een schilddak met Hollandse pannen. De woonhuisgevel is opgetrokken in witgesausde baksteen in kruisverband, heeft gesneden voegen en is voorzien van pleister- en stucwerk. Gesausde, geprofileerde hardstenen plint met kelderroosters, hardstenen traptrede. Gestucte rondboog vensterlijsten, imitatie rusticadorpels. Kroonlijst in stuc, cassettemotieven.
De VOORGEVEL heeft vier traveeën. De drie linkertraveeën vormen een geheel en worden net als het rechter travee zijdelings beëindigd door gestucte lisenen. Elk van de drie traveeën heeft twee boven elkaar liggende segmentboogvormige houten T-vensters met bovenlicht. Het middelste travee heeft in de eerste laag een korfboogvormige houten, geornamenteerde deur met bovenlicht, waarin recent glas-in-lood. Het vierde, rechter travee heeft een korfboogvormige dubbele houten inrijpoort met geornamenteerde stijlen en decoratief gelede bovenlichten. Daarboven, in de tweede laag, een segmentboogvormig houten T-venster met bovenlicht. Het stucwerk van de venster-en deurlijsten is voorzien van een sluitsteen met bloemmotief (klaproos) en kuif in leeuwenkopvorm in de eerste bouwlaag en een sluitsteen in hondenkopvorm in de tweede bouwlaag. De kroonlijst heeft rijk geornamenteerde consoles. Het dakvlak van de voorgevel heeft drie originele tuimelramen. De ACHTERGEVEL van het woonhuis is geheel wit gesausd, de voormalige schuur aan de noordzijde is ten dele gesausd. In deze gevels bevinden zich tal van verbouwingssporen. In de blinde noordgevel van de schuur is de kopgevel met vlechtingen van het verdwenen schuurgedeelte aan de walzijde nog te zien. In de korte schuurgevel aan de walzijde een segmentboogvormig houten T-venster met verticaal ingedeeld bovenlicht en horizontaal ingedeelde vensterpanelen. In het gesausde schuurdeel aan de binnenplaatszijde bevinden zich in de tweede laag twee segmentboogvormige houten T-venster met verticaal ingedeeld bovenlichten en horizontaal ingedeelde vensterpanelen. Boven deze vensters ankers, die de bouwjaaraanduiding 1857 vormen. In de eerste laag wordt enkel een later aangebrachte rechthoekige houten deur in een segmentbooglijst met strek niet door de aangebouwde serre aan het oog onttrokken. In de eerste laag van de achtergevel, tussen serre en keuken, een segmentboogvormig houten T-venster met verticaal ingedeeld bovenlicht en horizontaal ingedeelde vensterpanelen. In de tweede laag een rond trappenhuisvenster met glas-in-lood en kruisvormige indeling. Aan weerszijden twee segmentboogvormige houten T-vensters met verticaal ingedeelde bovenlichten en horizontaal ingedeelde vensterpanelen. Bloktanddecoraties.
De binnenplaats wordt aan het oog onttrokken door een bakstenen muur op de wal, waarin een achteringang bestaande uit een rechthoekige houten deur.

Waardering
Het voormalige brouwerijpand Begijnenhofstraat 8 is van cultuurhistorische waarde en vertegenwoordigt algemeen belang als bijzondere uitdrukking van een lokale sociaal-economische en typologische ontwikkeling. De architectuurhistorische waarden van het pand worden bepaald door de bouwstijl, de hoogwaardige esthetische kwaliteiten van het pand, het materiaalgebruik, de ornamentiek en de samenhang tussen exterieur en interieuronderdelen. Het pand is gesitueerd in het beschermde stadsgezicht Sittard, is als zodanig verbonden met de ontwikkeling van de stad, is van betekenis voor het aanzien van Sittard en heeft een historisch-ruimtelijke relatie met het oude stedelijke stratenplan. The residential house facade is built up in whitewashed brick in English bond, has cut joints and is provided with render and stucco work. The FRONT FACADE has four bays. The three left bays form a whole and, like the right bay, are terminated laterally by stuccoed pilasters. Each of the three bays has two superimposed segment-arch-shaped wooden T-windows with fanlights. The middle bay has on the first storey a basket-arch-shaped wooden, ornamented door with fanlight, recently containing leaded glass. The fourth, right bay has a basket-arch-shaped double wooden entrance gateway with ornamented jambs and decoratively articulated fanlights. Above this, on the second storey, a segment-arch-shaped wooden T-window with fanlight. The stucco work of the window and door surrounds is provided with a keystone with flower motif (poppy) and mane in lion-head form on the first storey and a keystone in dog-head form on the second storey. The cornice has richly ornamented corbels. The roof plane of the front facade has three original roof windows. The REAR FACADE of the residential house is entirely whitewashed, the former shed on the north side is partly whitewashed. In these facades there are numerous traces of alteration. In the blind north facade of the shed, the gable end with wattle-and-daub of the disappeared shed section on the wall side can still be seen. In the short shed facade on the wall side a segment-arch-shaped wooden T-window with vertically subdivided fanlight and horizontally subdivided window panes. In the whitewashed shed section on the courtyard side there are on the second storey two segment-arch-shaped wooden T-windows with vertically subdivided fanlights and horizontally subdivided window panes. Above these windows wall anchors, which form the construction-date indication 1857. On the first storey, only a later-applied rectangular wooden door in a segment-arch surround with stretcher is concealed from view by the attached conservatory. On the first storey of the rear facade, between conservatory and kitchen, a segment-arch-shaped wooden T-window with vertically subdivided fanlight and horizontally subdivided window panes. On the second storey a circular stairwell window with leaded glass and cross-shaped subdivision. On either side two segment-arch-shaped wooden T-windows with vertically subdivided fanlights and horizontally subdivided window panes. Dentil decorations.
