Omschrijving onderdeel 3: (Voorsterweg 137; op de bijbehorende kaart aangegeven met nr. 3) KOETSHUIS.
Het oudste gedeelte van het KOETSHUIS dateert vermoedelijk uit het midden van de 18de eeuw en vervangt een ouder gebouw. In 1843 werd tegen de achterzijde (oost) van het koetshuis een boerderij gebouwd. Het koetshuis wordt overkapt door drie evenwijdige -noord-zuid lopende- daken, gedekt met gesmoorde oud-Hollandse dakpannen. De ronde dakkapel dateert uit 1989. Op de nok bevindt zich een vermoedelijk 18de-eeuwse gesmede windvaan, met bronzen vaan. De westgevel was oorspronkelijk niet van een goot voorzien en heeft een zeegvormige daklijn. De huidige bakgoot dateert van circa 1915. De zuidzijde is wel altijd voorzien van een goot: een uitgeholde houten bakgoot op geprofileerde klossen. Aan de gehele noordgevel is rond 1890 een brede mastgoot aangebracht op een eenvoudige uittimmering; daarvoor was ook hier geen goot. Het meest westelijke gedeelte van het gebouw is het oudst (circa midden 18de-eeuws, echter vermoedelijk gebouwd op oudere fundamenten) en bevat de paardenstallen (5 plaatsen), de koetsenruimte en de dienstwoningen. De voorgevel heeft nog de oorspronkelijke, 5 traveeën brede indeling (raam-deur-raam-deur-raam), met de originele kozijnen en mogelijk deuren. Rond 1890 is de woonruimte onderverdeeld in twee ruimtes, waarbij de westelijke ruimte een ondiepe kelder kreeg waarover vloer van koudgewalste staal profielen. Tevens werd een eenvoudige schouw gemaakt. Naast de schouw bevindt zich een authentiek broodkastje. De huidige invulling van het woongedeelte met insteekverdieping, trappen, W.C. met doorgang naar de gang etc. is van 1978 respectievelijk 1989. De badkamer bevindt zich in de oorspronkelijk met hout afgescheiden bedstee. Ook het droge gemakje met ronde houten deksel is gehandhaafd. Onder de huidige houten dekvloeren bevinden zich rode Portland-vloeren; onder de marmeren tegels van de keuken kathedraal-zwarte. In de paardenstallen zijn de originele eiken palen en hardstenen drinkbakken met daarboven gesmede ruiven nog aanwezig, evenals de visgraat bestrating. Links van de paardenstal bevindt zich de knechtskamer c.q. stookhok. In de koetsenruimte bevindt zich een tuigen-/zadelkast. Het grote kozijn met de zandstenen dorpel is nog uit 1770. Het trellis of latwerk t.b.v. begroeiing dateert uit 1820. De kapconstructie is vermoedelijk laat-18de-eeuws en werd in 1890 van zwaardere spanten voorzien. In 1989 is de kap verstevigd. De kapconstructie van de middelste vleugel is geheel overeenkomstig aan die boven de paardenstal. Ook hier werden latere hulpspanten toegevoegd in 1876. Op de nok, boven de tussenmuur met de garage, bevindt zich een eenvoudige klokkenstoel met bronzen luidklok. Het achterste, oostelijke gebouw is de voormalige boerderij die, getuige een gevelsteentje, in 1843 is gebouwd en thans in gebruik is als onder meer hout- en hooiloods. De oranjerie bevindt zich aan de zuidzijde: de hoge openslaande deuren zijn nog aanwezig. De voormalige potstal is gewijzigd in gereedschapshok (met W.C. en wasplaats) en werkplaats. In alle ruimtes liggen nog de originele bestratingen. De voormalige dienstwoningen zijn in 1998 verbouwd tot een gezinswoning; de hooizolder en middenzolder tot appartement.

The oldest part of the CARRIAGE HOUSE presumably dates from the middle of the 18th century and replaces an older building. In 1843 a farmhouse was built against the rear (east) side of the carriage house. The carriage house is covered by three parallel north-south running roofs, covered with smoked old-Dutch roof tiles. The round roof dormer dates from 1989. On the ridge is a presumably 18th-century forged weathervane with bronze vane. The west gavel was originally not provided with a gutter and has a wave-shaped roof line. The current rainwater gutter dates from circa 1915. The south side was always provided with a gutter: a hollowed wooden rainwater gutter on profiled blocks. Around 1890 a wide master gutter was fitted to the entire north gavel on simple carpentry; before that there was no gutter here either. The westernmost part of the building is the oldest (circa middle 18th century, but presumably built on older foundations) and contains the horse stables (5 stalls), the carriage room and the servant's quarters. The front gavel still has the original, 5-bay wide arrangement (window-door-window-door-window), with the original frames and possibly doors. Around 1890 the residential space was subdivided into two spaces, with the western space receiving a shallow cellar covered with a cold-rolled steel profile floor. A simple chimney was also made. Next to the chimney is an authentic bread box. The current arrangement of the residential part with inserted mezzanine, stairs, W.C. with passage to the hall etc. dates from 1978 and 1989 respectively. The bathroom is in the originally wood-partitioned bedstead. The dry toilet with round wooden lid is also retained. Under the current wooden floor coverings are red Portland floors; under the marble tiles of the kitchen are cathedral-black. In the horse stables the original oak posts and hardstone drinking troughs with forged hay racks above are still present, as well as the herringbone paving. To the left of the horse stable is the servant's room or stoke hole. In the carriage room is a tack/saddle case. The large window with the sandstone threshold is still from 1770. The trellis or latticework for planting dates from 1820. The roof truss structure is presumably late 18th century and was given heavier rafters in 1890. In 1989 the roof was strengthened. The roof truss structure of the middle wing is entirely similar to that above the horse stable. Here too later auxiliary rafters were added in 1876. On the ridge, above the party wall with the garage, is a simple bell cote with bronze bell. The rear, eastern building is the former farmhouse which, as witnessed by a foundation stone, was built in 1843 and is now used as, among other things, wood and hay shed. The orangery is located on the south side: the high French doors are still present. The former potting shed has been converted to a tool shed (with W.C. and sink) and workshop. In all rooms the original pavings still lie. The former servant's quarters were converted in 1998 into a family dwelling; the hay loft and middle loft into an apartment.
