Inleiding
Dubbel herenhuis gebouwd omstreeks 1898, gelegen aan de noordelijke zijde van de pleinvormige ruimte op de aansluiting van de Kapellerpoort op het Zwartbroekplein. Het pand maakt deel uit van de korte aaneengesloten reeks herenhuizen uit de late 19de eeuw en de vroege 20ste eeuw.
De toegepaste bouwstijl is Eclecticisme.
Omschrijving
Het forse blok van twee herenhuizen bezit in hoofdzaak een rechthoekige plattegrond, twee bouwlagen en een kapverdieping onder een omlopend afgeplat schilddak.
Het schilddak is gedekt met leien. Op de steekkappen en het achterschild liggen gesmoorde verbeterde Hollandse pannen. Het hoog opgaande schilddak van de hoektoren bezit een vorstkam tussen pirons en op het voorschild van de hoektoren een klein oeil de boeufvormige dakkapel. Op het achterschild van het hoofddak bevindt zich een moderne dakkapel.
Het toegepaste bouwmateriaal is gepleisterde baksteen; de achtergevel is uitgevoerd in imitatie-rustica.
Op de straathoek (hoek Pieter Cuypersstraat) bevindt zich een overhoeks geplaatste torenvormige uitbouw over twee bouwlagen, bekroond door een hoog opgaand schilddak. De voorgevel bezit twee risalieten, bekroond door topgevels, waarachter steekkappen aansluiten. De linker zijgevel bezit een brede risaliet met topgevelbekroning. Aan de achterzijde bevinden zich serre-aanbouwen.
De geheel gepleisterde, recht gesloten VOORGEVEL bezit een asymmetrische indeling. Het rechter deel aan de Kapellerpoort betreft het herenhuis nr. 14. Dit pand is drie traveeën breed en bezit rechts een risaliet, bekroond door een kleine topgevel.
Het linker deel betreft nr. 16. Dit pand is vier traveeën breed en bezit rechts een brede risaliet, bekroond door een dakhuistopgevel. De linker zijgevel van nr. 16 is vier traveeën breed en symmetrisch van indeling. De twee traveeën brede middenrisaliet wordt bekroond door een topgevel. De overhoeks geplaatste torenvormige uitbouw bezit een zelfde geveldetaillering als voor- en zijgevel en een gewelfde spits met leien en een zinken hekwerkje.
De gevels worden in horizontale zin geleed door een hoge plint, die aan de bovenzijde afsluit met een ongeprofileerde waterlijst; voorts door middel van opgelegde spekbanden, een omlopende cordonlijst met tandlijst en onder de vensters in de tweede bouwlaag een geprofileerde waterlijst. Aan de bovenzijde sluiten de gevel af met een geprofileerde architraaflijst, een fries met geornamenteerde pleisterwerkpanelen boven de vensters, voorts een tandlijst en een overstekende geprofileerde kroonlijst op klossen.
Onder de vensters in de eerste bouwlaag bevinden zich gecanneleerde pilasters. Die de geprofileerde lekdorpels ondersteunen. Onder de vensters in de tweede bouwlaag bevinden zich reeksen balusters, aan weerszijden geflankeerd door een pilastertje met diamantkop. In de plint bevinden zich rechthoekige vensters met dubbele draairamen en geprofileerde gepleisterde omlijstingen, die halverwege de vensters aansluiten op een geprofileerde lijst. De eerste bouwlaag bevat getoogde vensters met geprofileerde omlijstingen en sluitstenen met diamantkoppen. De rechtgesloten vensters in de tweede bouwlaag bezitten geprofileerde omlijstingen, die aan de bovenzijde aansluiten op entafelementen met pilastertjes, consoles, sluisteen met diamantkop en kroonlijst.
De voorgevel van nr. 14 bezit rechts een risaliet met in de eerste bouwlaag een ondiepe ingangspartij, geflankeerd door geblokte pilasters met om en om gladde en ruw bewerkte blokken.
Ook de segemntboog boven de ingang is op deze wijze uitgevoerd.
De ingang bezit een hardstenen trap met vijf treden, voorts een niet-authentieke dubbele paneeldeur met gecanneleerde naald, frontons en diamantkoppen. Boven het met een tandlijst gedecoreerde kalf bevindt zich een tweede;ig bovenl;icht met glas-in-lood. Boven de ingang bevindt zich een gepleisterd balkon op geprofileerde consoles. Het balkon bezit hoekposten en panelen met diamentkoppen en ee moderne stalen balkondeur in ee omlijsting als bij de vensters in de tweede bouwlaag. In de plint bevindt zich een moderne ingang, bereikbaar via een bakstenen trap. De vensters in de eerste en tweede bouwlaag bezitten moderne ramen. De risaliet bezit boven en kroonlijst een rijk uitgevoerde dakhuistopgevel met pilasters, voluutvormige klauwstukken, hoofdgestel en frontons met vaasvormige bekroning. Het stalen venster bezit een enkelruits raam.
De voorgevel van nr. 16 bezit rechts een risaliet, met in de eerste bouwlaag geblokte hoekpilasters en een brede getoogde vensterpartij met drie enkelruits onderramen en boven het kalf een drieruits bovenlicht met glas-in-lood. Hiertoe bezit de risaliet aan weerszijden pilasters met casementen en lijstkapitelen, die aansluiten op de brede segmentboog boven de balkoningang. Het brede balkon bezit eenzelfde uitvoering als het balkon bij nr. 14. De balkondeur met neven- en bovenlichten bezit glas-in-loodramen. Links van de risaliet bevindt zich de ingangspartij in een ondiep portiek met geprofileerde getoogde omlijsting. De ingang bezit een hardstenen trap met 5 treden met frijnslag, voorts een dubbele paneeldeur met gecanneleerde naald, frontons en diamantkoppen. Boven het met een tandlijst gedecoreerde kalf bevindt zich een tweedelig bovenlicht met glas-in-lood. De vensters in de eerste en tweede bouwlaag bezitten stolpramen en bovenlichten met glas-in-lood. De risaliet wordt boven de kroonlijst bekroond door een forse dakhuistopgevel met pilasters, voluutvormige klauwstukken, hoofdgestel en een blokvormige bekroning met bouwjaar 1898 en segmentvormig fronton met vaasvormige bekroning.
De linker zijgevel van nr.16 bezit in de eerste bouwlaag vier vensters van hetzelfde type als in de voorgevel. De tweede bouwlaag bevat drie vensters en een blindvenster als in de voorgevel. De middenrisaliet wordt boven de kroonlijst bekroond door een breed opgezette topgevel met pilasters, klauwstukken, hoofdgestel, rechte hals met klauwstukken en segemtnboogvormig fronton. Pilasters en fronton worden bekroond door siervazen: fronton en vazen zijn niet authentiek. De hals bezit een paneel met monogram BD. De hoektorenpartij bezit in drie zijden vensters van hetzelfde type als in voor- en linker zijgevel.
De gepleisterde achtergevel bezit tegen de eerste bouwlaag twee gekoppelde grotendeels gewijzigde serre-aanbouwen. De twee rechter traveeën bezitten in beide bouwlagen getoogde blinde vensters. Voorts bevat de tweede bouwlaag eenvoudige vensters met stolpramen en bovenlichten en balkondeuren met bovenlichten.

Ter hoogte van de ingangen van huisnummers 14 en 16 bevinden zich hoge dubbele hekposten, oorspronkelijk baksteen thans gepleisterd, met rondstaafprofielen op de hoeken, waterlijsten en diamantkopvormige bekroningen met smeedijzeren ornamenten. De dubbele draaihekken bezitten geornamenteerde onderdelen. Aan de Pieter Cuypersstraat bevindt zich ter afsluiting van de achtertuin een in blokverband gepleisterde tuinmuur met penanten en ezelsrugvormige bekroningen. Aan de Pieter Cuypersstraat bevindt zich een niet monumentale dubbele garage die de tuinmuur onderbreekt.
Waardering
Het dubbele herenhuis is van cultuurhistorische waarde als bijzondere uitdrukking van een typologische ontwikkeling in de villa- en herenhuisarchitectuur in het laatste kwart van de 19de eeuw.
Het herenhuis bezit architectuurhistorische waarde wegens de esthetische kwaliteiten van het ontwerp, het bijzondere materiaalgebruik en de ornamentiek. Ensemblewaarde ontleent het pand aan de situering aan de Kapellerpoort. The substantial block of two townhouses has principally a rectangular floor plan, two storeys and a roof storey under a continuous sloping hipped roof.
The hipped roof is covered with slate. On the hip rafters and the rear roof slope lie smothered improved Dutch tiles. The steeply pitched hipped roof of the corner tower has a frost crest between roof tiles and on the front slope of the corner tower a small oculus-shaped roof dormer. On the rear slope of the main roof is a modern roof dormer.
The building material applied is plastered brick; the rear facade is executed in rustica imitation.
On the street corner (corner Pieter Cuypersstraat) is a corner-placed tower-shaped extension over two storeys, crowned by a steeply pitched hipped roof. The front facade has two risalits, crowned by stepped gables, behind which hip rafters connect. The left side facade has a broad risalit with stepped gable crowning. The risalit has above it a cornice and a richly executed dormer stepped gable with pilasters, volute-shaped corner stones, entablature and pediments with vase-shaped crowning. The steel window has a single-pane frame.

The risalit is crowned above the cornice by a substantial dormer stepped gable with pilasters, volute-shaped corner stones, entablature and a block-shaped crowning with date 1898 and segmental pediment with vase-shaped crowning.
The left side facade of no. 16 has in the first storey four windows of the same type as in the front facade. The second storey contains three windows and a blind window as in the front facade. The central risalit is crowned above the cornice by a broadly set stepped gable with pilasters, corner stones, entablature, straight neck with corner stones and segmental arch-shaped pediment. Pilasters and pediment are crowned by ornamental vases: pediment and vases are not authentic. The neck has a panel with monogram BD. The corner tower section has in three sides windows of the same type as in the front and left side facade.

The narrow front garden is closed off on the street side by railwork, consisting of a plastered base wall with saddle-backed crowning and ornamented iron railwork. At the level of the entrances of house numbers 14 and 16 are high double gate posts, originally brick now plastered, with half-round profile mouldings on the corners, drip mouldings and diamond-pointed head-shaped crownings with wrought-iron ornaments. The double swing gates have ornamented components. On the Pieter Cuypersstraat at the closure of the rear garden is a plastered garden wall in bond with pilasters and saddle-backed crownings. On the Pieter Cuypersstraat is a non-monumental double garage which interrupts the garden wall.
