Inleiding
Voormalige FABRIEK gebouwd tussen 1829 en 1925 in Ambachtelijk-traditonele stijl, nu woning met zes ateliers voor beeldende kunstenaars van stichting "de Leuvenaar". De fabriek is gebouwd door "de Bredase Tapijtfabriek". Tapijten van koehaar werden hier gemaakt. Oorspronkelijk lag de fabriek aan de kant van de Gravenstraat aan een open water genaamd de Gampel. Dit wordt in 1897 gedempt en gedeeltelijk overkluisd. Het bedrijf had vier spinmachines op de begane grond, acht weverijmachines en droogapparatuur op de eerste verdieping, verfbanken en stopperij op de tweede verdieping en magazijn op de derde verdieping. De zolder was in gebruik als droogruimte. Al vroeg in 1867 werd een stoommachine geplaatst voor de aandrijving van de machines. In de fabriek zijn geen resten, die hiernaar verwijzen meer zichtbaar. De productie stopte in 1912. Nadien bood de fabriek huisvesting aan ondermeer: Rogier Smagghe & Co en Gils & Co bedrijven respectievelijk voor elektronica en lasbenodigdheden.
De fabriek is gebouwd in meerdere fasen, die inwendig in elkaar overlopen. Het westelijke deel uit 1829 is het oudste.
Dit bestaat uit een drielaags, oorspronkelijk tweelaags rechthoekig fabriekshuis met een zolderverdieping. De lange gevel lag in die tijd aan een loswal van de Gampel. De aanvoer van grondstoffen en afvoer van producten geschiedde voor een belangrijk deel per boot. Vijf muuropeningen met rondboog op de begane grond verwijzen nog naar de ligging aan de kade. De oorspronkelijk dubbele poorten zijn verdwenen.
Oostelijk hiervan is het fabriekshuis in 1854 uitgebreid met een drielaagse bouw eveneens met een zolderverdieping. Beide gebouwen liggen in elkaars verlengde met in het midden een kleine knik in de plattegrond. Rond 1920 wordt de oude kade voor het oudste fabriekshuis bebouwd met een eenlaagse fabriekshal onder sheddak. De kade voor het fabriekshuis van 1854 wordt rond 1925 bebouwd met een eenlaagse fabriekshal onder plat dak voorzien van een lichtkap. Deze laatste uitbreiding behoort niet tot de bescherming.
Tussen de aanbouwen ligt aan de Gravenstraat een open rechthoekige binnenplaats, aan de straatkant afgesloten door een ijzeren hekwerk. De fabriek ligt op een rechthoekig perceel ingeklemd door drie straten: Achterom, Markendaalseweg en Gravenstraat. De voor-of oostgevel van de fabriek staat aan de Markendaalseweg, de linkerzijgevel aan het Achterom en de rechterzijgevel aan de Gravenstraat.

Het oudste gedeelte van de fabriek, een fabriekshuis uit ca.
1829, heeft drie bouwlagen met een zolderverdieping onder zadeldak gedekt met zwarte kunststofplaten.
In de topgevel (achtergevel) hijsdeur en hijsijzer op zolderniveau. De lange gevels aan het Achterom en de Gravenstraat zijn elk zeven traveeën breed. In de muuropeningen schuifvensters met een indeling in zestien ruiten. De derde bouwlaag ontstaat waarschijnlijk tegelijk met de oostelijke uitbreiding in 1854.
Op de derde etage bevinden zich aan de zuidkant vijf "halve" achtruitsvensters. De scheidingsmuur op de begane grond tussen fabriekshuis en fabriekshal met sheddak bevat vijf muuropeningen met de rondboog. Opgaand werk bestaat uit gele handgevormde baksteen gemetseld in kruisverband. Rollaag boven de muuropeningen. Zwart geschilderde plint. De west- en noordgevel zijn gedeeltelijk witgeschilderd en gepleisterd.
De vloeren van de eerste en tweede verdieping worden gedragen door een zware balklaag ondersteund door een 21 meter lange onderslagbalk ondersteund door twee achtkantige standjukken op hardstenen basement. De zolderbalklaag is voorzien van muurstijlen verbonden met korbeelhouten. De dakconstructie bevat zes houten portaalspanten met korbeel- en schaarhouten. Het constructiehout is van grenen. De verbindingen zijn gedeuveld.
De uitbreiding van 1854 heeft eveneens drie bouwlagen met een zolderverdieping onder zadeldak gedekt met zwarte kunststofplaten. De voorgevel met topgevel, is twee traveeën breed. De zijgevels zijn zes traveeën breed. Muuropeningen met hardstenen lekdorpels en roedenvensters met een verdeling van zestien, twintig ofwel vierentwintig ruiten. Diverse ramen hebben zinken glasroeden. Rond de hoofdingang een geprofileerde stuclijst.
Hijsbalk in de topgevel. Opgaand werk bestaat uit rode handgevormde baksteen gemetseld in kruisverband. Hanekam boven de muuropeningen. Onderpui voorgevel gepleisterd. Zwart geschilderde plint. De noordgevel is gedeeltelijk wit geschilderd en gepleisterd. Ook dit gedeelte van de fabriek heeft zware vloerconstructies. De onderslagbalk wordt hier gevormd door een ijzeren I-profiel, in het midden gedragen door dito-ijzeren kolommen. De vloerniveaus tussen beide gebouwen verschillen aan elkaar. De dakconstructie bestaat uit zes samengestelde boogspanten voorzien van gesmede nagels en slotbouten. Hierop een sporenkap. De fabriekshal uit ca. 1920 heeft een houten sheddak met vijf spanten. Het opgaand werk bestaat uit een paarsrode handgevormde baksteen gemetseld in kruisverband.
Waardering
De voormalige fabriek is van algemeen belang. Het gebouw heeft cultuurhistorische waarden als bijzondere uitdrukking van de beginfase van de industrialisatie van Breda in de negentiende eeuw en is van belang als vroeg voorbeeld van de ontwikkeling van de fabriekshoogbouw in Nederland. Het gebouw heeft architectuurhistorische waarden als voorbeeld van eenvoudige ambachtelijk-traditionele fabrieksarchitectuur met goed bewaarde draagconstructie. Introduction
Former FACTORY built between 1829 and 1925 in Craft-traditional style, now a dwelling with six studios for visual artists of the foundation "de Leuvenaar".
