Inleiding.
SIGARENFABRIEK uit 1905. Ze is gebouwd voor de firma M. de Lang en Co. Nu is de fabriek gedeeltelijk een woonhuis. De fabriek heeft een rechthoekige plattegrond. De voor- of noordgevel staat aan de Wouwerstraat op de perceelsgrens. De andere gevels liggen vrij op het perceel.
In het westelijk gedeelte van de sigarenfabriek liggen van onder naar boven de volgende ruimten gesitueerd: op de begane grond het tabaksmagazijn; op de verdieping de sigarenmakerswerkplaats en op zolder de sorteerkamer. Alle drie de vertrekken hebben een oppervlakte van 8,00 x 9,00 meter. Door een gang en trappehuis gescheiden, liggen in het oostelijk gedeelte van de sigarenfabriek: op de begane grond aan de straat een schaftlokaal met erachter de kistenkamer en privaat; op de verdieping het kantoor en twee droogkamers en op de zolder twee magazijnen, waarvan het meest zuidelijke het sigarenmagazijn was.
Omschrijving.
De sigarenfabriek bevat twee bouwlagen van verschillende verdiepingshoogte met erboven de zolderverdieping. Het geheel onder een steile mansardekap met wolfeinden. Het dak is belegd met kruispannen. De voorgevel bevat zes traveeën. De muuropeningen zijn alle getoogd. Op de begane grond ter plaatse van het tabaksmagazijn voorzien van tweeruits vensters en in het schaftlokaal en kistenkamer en op de verdieping met zesruits vensters. Alle vensters hebben een verbrede middenstijl.
Het metselwerk bestaat uit handgevormde baksteen gemetseld in kruisverband, siermetselwerk in fries en onder de dakrand in de zijgevels. Ter voorkoming van vochtproblemen is de sigarenfabriek aan de binnenkant van de buitenmuren voorzien van een halfsteensmuur met een spouw ertussen, die extra op een natuurlijke wijze geventileerd wordt. De benodigde roosters voor dit systeem zijn in de voorgevel boven en onder zichtbaar. De dubbele toegangspoort in de voorgevel is een opgeklampte deur met spiegelklampen voorzien van kraaldelen. De verdieping- en zoldervloeren zijn van hout, uitgezonderd die van de droogkamers en het sigarenmagazijn, deze zijn van steen. De stenen vloeren bestaan uit gemetselde troggewelven op ijzeren I- profielen, de houten uit zware moer-en kinderbalken. De zoldervloer is door middel van ijzeren trekstangen opgehangen aan de zware houten kapspanten. De vloer van de sigarenmakerswerkplaats is na sluiting van de fabriek verhoogd. Verder is het interieur nog grotendeels authentiek.
Waardering.
De voormalige sigarenfabriek is van algemeen belang. Het gebouw heeft cultuurhistorisch belang als voorbeeld van de sociaal-economische ontwikkeling van de nijverheid in de Brabantse Kempen en als voorbeeld van de typologische ontwikkeling van huisnijverheid naar een meer grootschalige sigarenproduktie. Het is architectuurhistorisch en industrieel-archeologisch van belang vanwege de sobere stijl en de constructieve en technische voorzieningen. Het is tevens van belang vanwege de gaafheid van het ex- en interieur. Het is zeldzaam als een voorbeeld van een gebouw dat de overgang van de handmatige naar de meer geïndustrialiseerde sigarenproduktie in opzet, technische voorzieningen en constructie vertegenwoordigt.

In the western section of the cigar factory the following spaces are situated from bottom to top: on the ground floor the tobacco warehouse; on the storey the cigar makers' workshop and on the attic the sorting room. All three rooms have an area of 8.00 x 9.00 metres. Separated by a corridor and stairwell, in the eastern section of the cigar factory are: on the ground floor facing the street a staff rest room with behind it the box room and privy; on the storey the office and two drying rooms and on the attic two warehouses, the most southern of which was the cigar warehouse.
Description.
The cigar factory contains two storeys of different storey heights with above them the attic storey. The whole beneath a steep mansard roof with half-hipped ends. The roof is covered with pantiles. The front gable contains six bays. The wall openings are all arched. On the ground floor in the location of the tobacco warehouse fitted with two-light windows and in the staff rest room and box room and on the storey with six-light windows. All windows have a widened central mullion.
The masonry consists of hand-formed brick laid in English bond, decorative brickwork in frieze and under the roof edge in the side gables. To prevent moisture problems the cigar factory is provided on the inside of the outer walls with a half-brick wall with a cavity in between, which is additionally ventilated in a natural manner. The necessary ventilation grilles for this system are visible in the front gable above and below. The double access door in the front gable is a bolted door with mirror clamps fitted with beading. The storey and attic floor joists are of wood, except those of the drying rooms and the cigar warehouse, these are of stone. The stone floors consist of built-up groined vaults on iron I-profiles, the wooden ones of heavy bressummer and joist beams. The attic floor is suspended by means of iron tie-rods from the heavy wooden roof truss members. The floor of the cigar makers' workshop was raised after closure of the factory. Furthermore the interior is still largely authentic.
Valuation.
The former cigar factory is of general importance. The building has cultural-historical significance as an example of the socio-economic development of industry in Brabantine Kempen and as an example of the typological development from domestic industry to more large-scale cigar production. It is of architectural-historical and industrial-archaeological significance because of the sober style and the constructive and technical provisions. It is likewise significant because of the integrity of the exterior and interior. It is rare as an example of a building that represents the transition from manual to more industrialised cigar production in layout, technical provisions and construction.
