Inleiding
Ten noorden van het voormalige stationsemplacement te Haps staat aan het einde van een doodlopende straat een vrijstaand eenvoudig WOONHUIS MET BEDRIJFSAANBOUW, daterend uit omstreeks 1920.
Omschrijving
Het eenlaags object heeft een L-vormige plattegrond (de gevel van het bedrijfsgedeelte ligt iets terug van de straat) en wordt gedekt door zadeldaken, afgewolfd aan de achterzijde van het woonhuis en belegd met muldenpannen.
De zuidelijke zijde, met de nokrichting van het dak haaks op de straat, is als woonhuis gebouwd. Het noordelijke deel van het gebouw, met de nokrichting parallel aan de straat, wordt voor het grootste deel ingenomen door de bedrijfsruimte. Bijzonder is dat alle gevels zijn opgetrokken in rood gevoegde cementsteen, voorzien van bakstenen segmentboogstrekken en banden. In de (westelijke) voorgevel van het woonhuis is naast een paneelvoordeur met bovenlicht met glas-in-lood een openslaand venster met vierruits bovenlicht geplaatst, onder af te sluiten met paneelluiken. De dorpels zijn vervaardigd uit granito-beton. Op de verdieping in de tuitgevel is een eenvoudig openslaand venster. In de zuidelijke gevel zijn twee vensters met bovenlicht en luiken geplaatst, identiek aan die in de voorgevel. In de achtergevel bevinden zich onder meer eenvoudige openslaande vensters. De haaks op het woonhuis gesitueerde bedrijfsaanbouw heeft aan de zijde van het huis een T-schuifvenster met vierruits bovenlicht en paneelluiken. Dominant in de gevel is de hoge, opgeklampte inrijpoort. In de noordelijke gevel bevinden zich naast elkaar drie ijzeren, getoogde twaalfruits vensters. Een klein opgeklampt laadluik geeft toegang tot de zolderverdieping.
In het interieur zijn onder meer van belang de kleine schouw en de paneeldeuren in het woonhuis. Op het erf staat een sierkers en een linde met een omvang van ca. 1,5 meter.
Waardering
Het woonhuis is van algemeen belang. Het heeft cultuurhistorisch belang als bijzondere uitdrukking van de sociaal-economische ontwikkeling van het Peelgebied, als voorbeeld van de vroege industrialisatie als gevolg van de aanleg van de spoorlijn, het is tevens van belang als voorbeeld van de typologische ontwikkeling van het woonhuis met bedrijfsruimte.
Het object is van architectuurhistorisch belang door de sobere stijl, de detaillering is tevens van belang als zeldzaam voorbeeld van de toepassing van cementsteen. Het huis is van belang vanwege de architectonische gaafheid van het exterieur.

North of the former station premises in Haps, at the end of a dead-end street stands a detached simple RESIDENTIAL HOUSE WITH COMMERCIAL OUTBUILDING, dating from around 1920.

The single-storey object has an L-shaped ground plan (the facade of the commercial section is set back slightly from the street) and is covered by gabled roofs, half-hipped at the rear of the residential house and tiled with barrel tiles.
The southern side, with the roof ridge running perpendicular to the street, is built as a residential house. The northern part of the building, with the roof ridge parallel to the street, is occupied largely by the commercial space. Distinctive is that all facades are constructed of red-mortared artificial stone, provided with brick segmental arch courses and bands. In the (western) front facade of the residential house, next to a panel front door with stained glass fanlight, is a casement window with four-pane fanlight, able to be closed with panel shutters. The sills are made of granito-concrete. On the upper floor in the spout gable is a simple casement window. In the southern facade are two windows with fanlight and shutters placed, identical to those in the front facade. In the rear facade are, among other things, simple casement windows. The commercial outbuilding positioned at right angles to the residential house has a T-sash window with four-pane fanlight and panel shutters on the side of the house. Dominant in the facade is the high, hinged entrance gate. In the northern facade next to each other are three iron, arched twelve-pane windows. A small hinged loading hatch provides access to the loft storey.
In the interior are important, among other things, the small fireplace and the panel doors in the residential house. On the plot stand an ornamental cherry tree and a linden tree with a circumference of approximately 1.5 metres.
Valuation
The residential house is of general importance. It has cultural-historical importance as a special expression of the socio-economic development of the Peel region, as an example of early industrialisation as a result of the construction of the railway line; it is also of importance as an example of the typological development of the residential house with commercial space.
