Inleiding
De Coöperatieve ZUIVELFABRIEK "De Goede Verwachting" te Witmarsum is in 1896 en 1915-1920 gebouwd. Het oorspronkelijke complex bestaat uit twee hoofdonderdelen: het fabrieksgebouw met schoorsteen en de directeurswoning. Het complex ligt aan de Witmarsumervaart, die het dorp inkomt vanuit het noorden, vervolgens een bocht maakt in westelijke richting en vóór het fabrieksgebouw langs in zuidelijke richting verder stroomt. Het complex is naar het zuidoosten georiënteerd. De oude fabriek is gebouwd in een Ambachtelijke-traditionele bouwstijl, typerend voor de fabrieksbouw waaraan elementen zijn toegevoegd die eigen zijn aan de stijl van de Art Nouveau. Aan de voorzijde en westzijde van het pand ligt een vrij smalle strook groen, die in oorsprong begrensd werd door een IJZEREN HEK, dat zowel de woning als het hoofdgebouw omsloot. Een restant van dit ijzeren hek -dat uitgevoerd is in de stijl van de Art Nouveau- ligt op de noordelijke oever van de Witmarsumervaart, aan de kant van de fabriek. Van recentere datum zijn de twee bouwonderdelen ten noorden van dit gedeelte. Deze jongere fabrieksgebouwen vallen buiten de bescherming van rijkswege, wegens te geringe monumentale waarde. De fabriek is in 1967 gesloten en wordt nu gebruikt als vestiging van een landbouwwerktuigen-bedrijf.
Omschrijving
Het fabrieksgebouw heeft een rechthoekige plattegrond en is twee bouwlagen hoog. Het wordt gedekt door een samengesteld dak (platdak en zadeldak) met rode Hollandse pannen; het is uit bruine bakstenen opgetrokken, voor de decoratieve gemetselde elementen zijn gele bakstenen gebruikt. De gevel aan de vaartzijde (de zuidzijde) bestaat uit een lager deel in het midden -dat afgesloten wordt door een rondboogfries- geplaatst tussen een bouwdeel met platdak, -dat afgesloten wordt door een rondboogfries tussen twee pirons- en een deel met zadeldak. Onder de topgevel is het oudste gedeelte (1896), de rest is later gebouwd (ca. 1915-1920). In dit jongere deel zijn de vensters recht, in het oudere deel zijn ze in de top onder een grote rondboog geplaatst.
De gevel aan de achterzijde heeft in de loop der jaren veel veranderingen ondergaan; vensters en deuren verplaatst en/of toegevoegd. Het INTERIEUR is qua indeling in grote mate origineel en omvat een aantal originele elementen. In de hal zijn onder andere aanwezig de originele tegelvloer van zwarte, rode en gele tegels en de trap met decoratief tegelwerk. Op de eerste verdieping in het kantoorgedeelte de houten deur met matglas, waarin de inscriptie "kantoor" is gegraveerd. De ruimte wordt gescheiden door schuifdeuren. Aanwezig zijn ook de originele kasten. Het halletje voor het kantoor is ook betegeld met tegelwerk zoals in de hal beneden. Ook in het oude laboratorium is de oorspronkelijke gele tegelvloer nog aanwezig. Deze ruimte wordt nu als opslagruimte gebruikt evenals de voormalige boterruimte met gele tegelvloer. In alle oude vertrekken zijn voor een groot deel de oude vloeren en de gele betegeling van de lambrisering nog aanwezig. Het hoge ketelhuis, ten oosten van het magazijn, staat in verbinding met de hoge SCHOORSTEEN die zich ten oosten van de fabriek bevindt. De in bruine baksteen opgetrokken schoorsteen is van veertien verstevigingsringen voorzien; in twee van de vijftien banden zijn gemetselde decoratieve motieven aangebracht in gele baksteen.
Waardering
De voormalige coöperatieve zuivelfabriek "De Goede Verwachting" uit 1896-1915/1920 te Witmarsum is van algemeen cultuurhistorisch en architectuurhistorisch belang:

Introduction
The Cooperative DAIRY FACTORY "De Goede Verwachting" in Witmarsum was built in 1896 and 1915-1920. The original complex consists of two main components: the factory building with chimney and the director's residence. Description
The factory building has a rectangular floor plan and is two storeys high. It is covered by a composite roof (flat roof and gabled roof) with red Dutch tiles; it is built of brown brick, with yellow bricks used for decorative masonry elements. The facade on the canal side (the south side) consists of a lower section in the middle—closed by a round-arch frieze—placed between a building section with flat roof—closed by a round-arch frieze between two pirons—and a section with gabled roof. Under the top gable is the oldest section (1896), the rest was built later (c. 1915-1920). In this younger section the windows are straight, in the older section they are placed at the top under a large round arch.
The facade on the rear side has undergone many changes over the years; windows and doors moved and/or added. The INTERIOR is largely original in its layout and comprises a number of original elements. In the hall are among other things the original tile floor of black, red and yellow tiles and the staircase with decorative tilework. On the first floor in the office section the wooden door with frosted glass, in which the inscription "office" is engraved. The space is divided by sliding doors. Also present are the original cupboards. The hallway in front of the office is also tiled with tilework as in the hall below. Also in the old laboratory the original yellow tile floor is still present. This space is now used as storage space as is the former butter room with yellow tile floor. In all old rooms the old floors and the yellow tiling of the wainscoting are for the most part still present. The high boiler room, east of the warehouse, is connected to the high CHIMNEY which is located east of the factory. The chimney, built of brown brick, is provided with fourteen reinforcement rings; in two of the fifteen bands decorative motifs in yellow brick have been laid in.
