Inleiding

WOONBLOK met zestien ruime PORTIEK-ETAGEWONINGEN, een WINKEL, een RESTAURANT en een GEB-TRANSFORMATORHUISJE in 1930-1932 gebouwd naar Nieuw Zakelijk ontwerp van J.H. van den Broek in opdracht van de projectontwikkelaar W.G. Sprenger. De betonbouw werd uitgevoerd door de firma Wolterbeek en Van Dorp, de ijzerconstructie door de firma Van de Kammen.

N.B. De winkelruimte aan de Mathenesserlaan was oorspronkelijk ontworpen als grandcafé met restaurant en biljartzaal maar werd vrijwel direct na de oplevering opnieuw ingericht, deels als autoshowroom en deels als meubelmagazijn. Momenteel (1996) is hier de meubelzaak Hartman gevestigd.

Omschrijving:

Licht geknikt L-vormig woonblok bestaande uit een hoogbouw van zes bouwlagen op de hoek Mathenesserlaan/Nieuwe Binnenweg en een lager aansluitend langgerekt bouwvolume van vier bouwlagen aan de Mathenesserlaan. Beide bouwvolumes worden ontsloten door een gesloten portiek. Alleen de portiek aan de Nieuwe Binnenweg is voorzien van zowel een personenlift als een boodschappenlift. De portieken zijn hoger opgetrokken en voorzien van sheddaken met deuren die toegang verlenen tot het platte dak, dat oorspronkelijk als gemeenschappelijke daktuin bedoeld was. Op de met zink beklede dakrand is een stalen reling aangebracht. Het bouwblok is boven een gepolijste zwarte natuurstenen (Syeniet) plint opgetrokken in gele grofgezande Limburgse strengperssteen. De constructie bestaat tot de eerste verdieping uit een betonskelet. De erboven gelegen verdiepingen hebben een ijzeren geraamte. De vloeren bestaan uit een gewone houten balklaag waarover in de dwarsrichting spijkerribben zijn gelegd, waarop de vloerdelen werden bevestigd. De licht gebogen luifels boven de ingangen en de buiten het hoofdvolume uitstekende balkons aan de voor- en achterzijde zijn van beton. De gevel aan de Nieuwe Binnenweg heeft in het midden een iets terugliggende doorlopende vensterstrook met gematteerd glas die het erachter gelegen wigvormige trappenhuis verlicht. De ingangspartij bevindt zich onder een licht gebogen betonnen luifel en heeft een stoep van het zelfde materiaal als de plint. De oorspronkelijk symmetrische deur van Plymax is vervangen. Links van de portiek aan de Nieuwe Binnenweg bevindt zich de, eveneens iets terugliggende, restaurantpui met geheel links de toegang. De vitrine van de winkelpui rechts van de portiek volgt de gebogen rooilijn van de straat en komt hierdoor los van de gevel erboven, die een haakse hoek maakt richting Mathenesserlaan. Hier bevindt zich, eveneens onder een luifel, de winkelingang. Achter de winkelpui zijn de ten opzichte van de gevel iets teruggeplaatste betonnen pijlers van de constructie zichtbaar. Door de afwijkende rooilijn en de transparante onderbouw wordt het verschil in functie tussen de onderbouw en de bovenliggende woningen benadrukt. Aan weerszijden van de portiek aan de Nieuwe Binnenweg bevinden zich twee lintvensters van de appartementen. De appartementen links hebben elk geheel links een uitkragend balkon met een stalen omheining met verticale spijlen. De balkons zijn bereikbaar via dubbele balkondeuren. De balkons van de woningen rechts bevinden zich precies om de hoek aan de Mathenesserlaan, ze zijn kleiner en hebben een enkele balkondeur.

Aan de Mathenesserlaan hebben de appartementen in het hoge bouwvolume nog twee twee vensterstroken. De betonnen vensterlateien lopen door in het blinde geveldeel, tussen de balkons en de vensters. De winkelpui wordt hier in het midden doorbroken door de portiekingang van de erboven gelegen appartementen, die zich gespiegeld aan weerszijden van het portiek bevinden. Rechts van de winkel bevindt zich een open inpandig portiek met eveneens een zwarte gepolijste seyniet stenen vloer met rechts een stalen deur die toegang verleent tot het in het blok geïntegreerde transformatorhuisje ernaast. Aan het uiteinde van de portiek is de expeditietoegang van het restaurant (in oorsprong) aan de Nieuwe Binnenweg en de dienstruimten van de winkel aan de Mathenesserlaan gesitueerd, bestaande uit een grote dubbele deur van staal. Rechts van de portiek bevindt zich een grote rechthoekige vitrine met verticale roedenverdeling. De gespiegelde appartementen in het lage bouwvolume zijn alle voorzien van een lange vensterstrook met aan het uiteinde een balkon met dubbele balkondeuren en een laag rechthoekig bovenlicht conform de balkons aan de Nieuwe Binnenweg. Boven de balkons, vlak onder de dakrand, bevindt zich een stalen hijsbalk. De oorspronkelijke verticaal gelede stalen lintvensters van de woningen zijn in de jaren zestig vervangen. Alleen de balkondeuren (T-profielen) aan de Mathenesserlaan, de pui van de winkel en het restaurant op de begane grond en de portiek en de vitrine aan de Nieuwe Binnenweg zijn nog gevat in de originele smalle staalprofielen. De stalen vensterstrook met verticale roedenverdeling van het trappenhuis aan de Mathenesserlaan is vervangen (door kunststof kozijnen met een vergelijkbare verticale roedenverdeling maar met een breder profiel). Inmiddels is ook het oorspronkelijke kleurenschema van de gevel (raamkozijen donkerblauw, deuren grijs en de constructiebalken steenrood) gewijzigd. In een aantal woningen zijn de oorspronkelijke plattegronden en detailleringen - kamers met strookvormige bovenlichten van gematteerd glas geschakeerd aan weerszijden van een lange hal - nog intact. In het interieur zijn behalve de typologie en detaillering van de woningen met name het houten trappenhuis aan de Nieuwe Binnenweg met eenvoudige ronde houten trapleuningen, de oorspronkelijke stalen personenlift en dito boodschappenlift van belang.

Waardering: Nieuw-Zakelijk woonblok met portiek-etagewoningen en tot winkelruimte getransformeerd café-restaurant, markant gelegen op de hoek van de Mathenesserlaan en de Nieuwe Binnenweg, van algemeen belang vanwege architectuurhistorische, woningtypologische en stedebouwkundige waarde, alsook van belang binnen het oeuvre van architect J.H. van den Broek als vroeg voorbeeld van zijn voorkeur voor het Nieuw Bouwen.

Introduction

RESIDENTIAL BLOCK with sixteen spacious PORTIEK-ETAGEWONINGEN, a SHOP, a RESTAURANT and a SMALL TRANSFORMER BUILDING constructed in 1930-1932 after a New Functionalist design by J.H. van den Broek on behalf of the project developer W.G. N.B. The shop space on the Mathenesserlaan was originally designed as a grand café with restaurant and billiards room but was almost immediately after completion refitted, partly as a car showroom and partly as a furniture warehouse. Currently (1996) the furniture shop Hartman is located here.

Description:

Lightly bent L-shaped residential block consisting of a high-rise building of six storeys at the corner of Mathenesserlaan/Nieuwe Binnenweg and a lower adjoining elongated building volume of four storeys on the Mathenesserlaan. Both building volumes are accessed by a closed portiek. Only the portiek on the Nieuwe Binnenweg is equipped with both a passenger lift and a goods lift. The portieks are built higher and furnished with shed roofs with doors providing access to the flat roof, which was originally intended as a communal roof garden. A steel railing has been fitted on the zinc-clad roof edge. The building block is constructed above a polished black natural stone (Syenite) plinth in yellow rough-sanded Limburgian compressed brick. The structure consists up to the first storey of a concrete skeleton. The storeys above have an iron frame. The floors consist of an ordinary wooden beam layer with nail ribs laid in the transverse direction, on which the floor components were fixed. The lightly curved canopies above the entrances and the balconies projecting beyond the main volume on the front and rear are of concrete. The façade on the Nieuwe Binnenweg has in the middle a slightly recessed continuous window strip with frosted glass which illuminates the wedge-shaped stairwell behind it. The entrance area is located beneath a lightly curved concrete canopy and has a step of the same material as the plinth. The originally symmetrical Plymax door has been replaced. To the left of the portiek on the Nieuwe Binnenweg is the, likewise slightly recessed, restaurant façade with the entrance at the far left. The shop window to the right of the portiek on the Nieuwe Binnenweg follows the curved building line of the street and thereby becomes detached from the façade above it, which makes a right angle towards the Mathenesserlaan. Here, also beneath a canopy, is the shop entrance. Behind the shop window the concrete pillars of the structure, set back slightly from the façade, are visible. The different building line and the transparent base structure emphasize the difference in function between the base and the residential units above. On either side of the portiek on the Nieuwe Binnenweg are two ribbon windows of the apartments. The apartments on the left each have a projecting balcony at the far left with a steel railing with vertical balusters. The balconies are accessible via double balcony doors. The balconies of the dwellings on the right are located precisely around the corner on the Mathenesserlaan; they are smaller and have a single balcony door.

On the Mathenesserlaan, the apartments in the high building volume have two further window strips. The concrete window mullions continue into the blank façade section between the balconies and windows. The shop window is interrupted in the middle by the portiek entrance of the apartments above, which are positioned mirrored on either side of the portiek. To the right of the shop is an open portiek with a black polished syenite stone floor and on the right a steel door providing access to the transformer building integrated into the block beside it. At the end of the portiek is the delivery access of the restaurant (originally) on the Nieuwe Binnenweg and the service rooms of the shop on the Mathenesserlaan, consisting of a large double steel door. To the right of the portiek is a large rectangular shop window with vertical glazing bars. The mirrored apartments in the low building volume are all furnished with a long window strip with a balcony at the end with double balcony doors and a low rectangular fanlight in accordance with the balconies on the Nieuwe Binnenweg. Above the balconies, just below the roof edge, is a steel hoisting bar. The original vertically divided steel ribbon windows of the dwellings were replaced in the nineteen-sixties. Only the balcony doors (T-profile) on the Mathenesserlaan, the façade of the shop and restaurant on the ground floor and the portiek and shop window on the Nieuwe Binnenweg are still set in the original narrow steel profiles. The steel window strip with vertical glazing bars of the stairwell on the Mathenesserlaan has been replaced (with plastic frames with a similar vertical glazing pattern but with a wider profile). Meanwhile, the original colour scheme of the façade (window frames dark blue, doors grey and the structural beams brick red) has also been changed. In a number of dwellings the original floor plans and details - rooms with ribbon-form fanlights of frosted glass arranged on either side of a long corridor - remain intact. In the interior, besides the typology and detailing of the dwellings, the wooden stairwell on the Nieuwe Binnenweg with simple round wooden handrails, the original steel passenger lift and likewise goods lift are of particular importance.

Valuation: New Functionalist residential block with portiek-etagewoningen and grand café-restaurant transformed into shop space, prominently situated at the corner of Mathenesserlaan and Nieuwe Binnenweg, of general significance due to architectural-historical, housing typological and urban planning value, as well as significant within the oeuvre of architect J.H. van den Broek as an early example of his preference for the New Building movement.
