Inleiding

Eenlaags dwars BEDRIJFSPAND, in 1904 in de huidige verschijningsvorm tot stand gekomen door verbouwing van een ouder pand, dat tenminste uit de 17de eeuw stamt. Het pand ligt in de middeleeuwse stad, in de rooilijn, tussen direct aansluitende buurpanden.

De oorspronkelijke functie van dit gebouw valt vooralsnog niet na te gaan.

Vóór 1904 had het pand een wit gepleisterde voorgevel met, net als nu, rechts een deur, links een venster. Het venster en het hoge bovenlicht van de ingang, beide getoogd, hadden een kleine roedeverdeling. De kap was een stijl zadeldak evenwijdig aan de rooilijn, veel steiler dan de huidige kap van het linker buurpand; in de tussenmuur tekent zich buitendaks de oude daklijn af.

Omschrijving

Van het oorspronkelijke PAND zijn de muren over, met uitzondering van de voorgevel, en de balklaag. Deze kap werd tussen 1904 en 1922 na een brand vervangen door de huidige. In 1910 werd de relatief smalle ingang verbreed.

De samengestelde eiken balklaag bestaat uit één moerbalk loodrecht op de voorgevel, twee strijkbalken en kinderbinten. De moerbalk is afgewerkt met een smalle kraal, er zijn geen sleutelstukken aanwezig. De dunne strijkbalken liggen op ca 20 cm afstand van de zijmuren terwijl de kinderbinten eroverheen doorlopen naar de muur toe; mogelijk is dit gedaan om uitgebouwde rookkanalen zonder raveling te kunnen laten passeren. Rechts is één console aanwezig om de strijkbalk te steunen, naast de plaats waar zich vermoedelijk een rookkanaal bevond. Het kinderbint dat op deze plaats aanloopt, is van een geringere zwaarte dan de overige. Het schoorsteenkanaal in de linker zijmuur is naar beide zijden uitgebouwd en functioneert nog ten dienste van het buurpand: mogelijk is hier sprake van een gemene muur. De verjonging in de rechter zijmuur boven de zoldervloer is het gevolg van herbouw van de muur boven dit niveau, in latere - kleinere - steen.

De gordingenkap van rond 1910 bevat twee kreupele spanten. De kelder heeft in de linker zijmuur een kaarsnis, gedekt met een keperboog. Hiernaast lijkt een nis op een gedichte doorgang naar de buurkelder te wijzen. De enkelvoudige begane-grondvloer is ouder dan 1910, maar eindeloos gerepareerd. Het zadeldak, evenwijdig aan de voorgevel, draagt rode, oud-Hollandse pannen. De VOORGEVEL is een ongepleisterde lijstgevel met in het midden een Vlaamse gevel, waarachter de dakkapel met een zadeldakje aan het voorschild van de kap is aangekapt. De eenvoudige witte gootlijst staat op sierlijke gootklossen. Hieronder loopt een wat uitstekend fries, bestaande uit twee rijen in blokmotief geordende koppen, beurtelings twee staande koppen, gevolgd door twee gele, liggende stenen. Beide rijen worden gescheiden door een laag gele strekken. Het is opmerkelijk dat het centrale element, de Vlaamse gevel, gespeend is van alle versiering. Van het zolderraam is het onderste deel door een middenroede gedeeld, het bovendeel kent een kleine roedeverdeling. De onderdorpel is gemetseld uit profielsteen. De bovendorpel is met cement afgewerkt als een imitatie-natuursteen latei. Hierboven ligt een segmentboog als ontlasting. De top is afgewerkt met een halfsteens rollaag. In de hoge strook tussen begane grond en gootlijst zijn vier sterk gestileerde sierankers in art-nouveaustijl geplaatst. Deze markeren de ritmering van de er onder gelegen gevelopeningen; het anker links van het midden is dan ook evident overbodig, aangezien het pand maar één moerbalk heeft.

De linker helft van de gevel bevat twee kloostervensters met in de bovenlichten een kleine roedeverdeling (3 x 3 ruiten). De linker ruit bevat nog het vooroorlogse opschrift 'Lederwaren', de rechter ruit is vervangen. Oorspronkelijk hadden de benedenvakken luiken. De onderdorpels zijn uit profielsteen opgebouwd. De bovendorpels bestaan uit een halfsteens rollaag, die deels is afgeschuind met een accent in het midden. Door de bepleistering lijkt dit een natuurstenen latei. Beide vensters worden visueel gekoppeld door een kalk-zandstenen segmentboog.

De gevel bevat rechts de ingang achter twee hardstenen treden, waarvan de voorste beduidend smaller is dan de ingang en niet afgewerkte zijkanten heeft. De deuren bestaan samen uit drie delen. Het bovenlicht kent een kleine roedeverdeling, waarbij iets zwaarder uitgevoerde roeden voor een driedeling zorgen. Op de H-balk erboven is in sierlijke letters 'ZADELMAKERIJ' geschilderd: het opschrift stamt uit 1922. Een kalkzandstenen rollaag dekt de H-balk af. De bij de gevel behorende ingang was smaller: de dubbele deur had de breedte van de losse trede - mogelijk is dit de oude onderdorpel. Aan de bovenzijde was de ingang afgewerkt conform de vensters: een imitatie-natuurstenen latei onder een segmentboog. In 1922 werd de ingang naar rechts verbreed toen het bedrijf ook voertuigen ging bekleden. Ter hoogte van de boven, midden en onderdorpel van de vensters loopt over de volle breedte van de gevel een witte lijst, gevormd door een halfsteens rollaag van kalk-zandsteen. De gepleisterde en nu donkerblauw/grijs geschilderde plint wordt doorbroken door de keldertoegang onder een segmentboog. Stalen luiken sluiten deze toegang in het gevelvlak af, liggende stalen luiken bedekken het keldergat in de stoep.

De LINKER en RECHTER ZIJGEVEL zijn ingebouwd.

De ACHTERGEVEL heeft - van achter gezien - rechts een dubbele deur en links ervan twee hoog geplaatste vensters. Het deel geheel rechts is nu ingebouwd. Vermoedelijk stamt de gevel ten dele nog terug uit de oudste fase en is de gevel gepleisterd om de ingrepen, zoals het aanbrengen van de gevelopeningen en mogelijk het vernieuwen van het bovenste deel, te camoufleren. Van de zeer brede dakkapel op het achterschild fungeerde het nu door de doorgetrokken goot in tweeën gedeelde rechter deel als laaddeur. Het INTERIEUR: de werkruimte is ongedeeld, evenals de kelder. De zolder bevat houten binnenwanden. Een lange, open steektrap leidt langs de rechter zijwand via een luik naar de zolder. De zadelmakerij is niet alleen herkenbaar aan de vermelding van deze functie op de gevel, het interieur heeft de complete inrichting van het nu vooral als atelier voor lederwaren functionerende bedrijf bewaard. De aan de Meipoortstraat, op nummer 6 gelegen, bijbehorende winkel staat via een binnenplaats met de werkplaats in verbinding. Onder de vele leerbewerkingsatributen valt een haamleest op. In de kelder staan ook nog diverse oude machines.

Waardering

Het eenlaags dwarse HUIS is van oude oorsprong, tenminste uit de 17de eeuw. Het is sinds lang in gebruik als WERKPLAATS.

- van architectuurhistorische waarde als voorbeeld van een bedrijfspand uit het begin van deze eeuw, in een eenvoudige overgangsarchitectuur vormgegeven.

- van industrieel-archeologische waarde, omdat het in de voorgevel de bedrijfsfunctie duidelijk toont; diverse apparaten voor de leerbewerking zijn nog aanwezig.

- van bouwhistorische waarde als grotendeels bewaard pand uit tenminste de 17de eeuw, dat met geringe aanpassingen voor de huidige functie geschikt is gemaakt. Het casco met de samengestelde balklaag is van belang.

Introduction

Single-storey transverse COMMERCIAL BUILDING, which came into its present form in 1904 through renovation of an older building dating from at least the 17th century. The building is located in the medieval town, on the building line, between directly adjoining neighbouring buildings.

The original function of this building cannot yet be determined.

Before 1904 the building had a whitewashed front facade with, as now, a door on the right and a window on the left. The window and the high fanlight of the entrance, both arched, had a small glazing pattern. The roof was a steep gabled roof parallel to the building line, much steeper than the current roof of the left neighbouring building; the old roofline is marked outside the roof in the party wall.

Description

Of the original BUILDING the walls remain, with the exception of the front facade, and the beam layer. This roof was replaced between 1904 and 1922 after a fire by the current one. In 1910 the relatively narrow entrance was widened.

The composite oak beam layer consists of one principal beam perpendicular to the front facade, two binding beams and joists. The principal beam is finished with a narrow bead, there are no key stones present. The thin binding beams lie at approximately 20 cm distance from the side walls whilst the joists run over them towards the wall; this may have been done to allow extended chimney flues to pass without entanglement. On the right one console is present to support the binding beam, next to the place where a chimney flue was presumably located. The joist that extends at this point is of lesser weight than the others. The chimney flue in the left side wall is built out on both sides and still functions in service of the neighbouring building: this may be a party wall. The reduction in the right side wall above the attic floor is the result of rebuilding of the wall above this level, in later - smaller - brick.

The rafter roof of around 1910 contains two short trusses. The cellar has in the left side wall a candle niche, covered with a herringbone arch. Next to this a niche appears to indicate a blocked passage to the neighbouring cellar. The simple ground floor is older than 1910, but endlessly repaired. The gabled roof, parallel to the front facade, bears red, old-Dutch tiles. The FRONT FACADE is an unplastered cornice-topped facade with in the centre a Flemish gable, behind which the roof dormer with a small gabled roof is attached to the front edge of the roof truss. The simple white gutter line stands on elegant gutter brackets. Below this runs a somewhat protruding frieze, consisting of two rows of heads arranged in a block pattern, alternating two upright heads, followed by two yellow, lying stones. Both rows are separated by a layer of yellow stretcher bricks. It is remarkable that the central element, the Flemish gable, is devoid of all decoration. Of the attic window the lower part is divided by a centre glazing bar, the upper part has a small glazing pattern. The lower sill is built of moulded brick. The upper sill is finished with cement as an imitation-ashlar lintel. Above this lies a segmental arch for load distribution. The top is finished with a half-brick roll course. In the high band between ground floor and gutter line four highly stylised ornamental wall anchors in art-nouveau style are placed. These mark the articulation of the facade openings below; the anchor to the left of centre is therefore evidently unnecessary, since the building has only one principal beam.

The left half of the facade contains two cloister windows with in the fanlights a small glazing pattern (3 x 3 panes). The left pane still contains the pre-war inscription 'Lederwaren', the right pane has been replaced. Originally the lower sections had shutters. The lower sills are built up from moulded brick. The upper sills consist of a half-brick roll course, which is partly bevelled with an accent in the centre. Through the plastering this appears as a natural stone lintel. Both windows are visually linked by a lime-sandstone segmental arch.

The facade contains on the right the entrance behind two hardstone steps, of which the front is considerably narrower than the entrance and has unfinished sides. The doors together consist of three parts. The fanlight has a small glazing pattern, whereby somewhat heavier executed glazing bars provide a three-part division. On the H-beam above it is painted in elegant letters 'ZADELMAKERIJ': the inscription dates from 1922. A lime-sandstone roll course covers the H-beam. The entrance belonging to the facade was narrower: the double door had the width of the separate step - this may be the old lower sill. At the top the entrance was finished in accordance with the windows: an imitation-ashlar lintel under a segmental arch. In 1922 the entrance was widened to the right when the business also began to upholster vehicles. At the level of the upper, middle and lower sills of the windows a white line runs across the full width of the facade, formed by a half-brick roll course of lime-sandstone. The plastered and now dark blue/grey painted plinth is interrupted by the cellar entrance under a segmental arch. Steel shutters close this access in the facade plane, lying steel shutters cover the cellar opening in the pavement.

The LEFT and RIGHT SIDE FACADES are built in.

The REAR FACADE has - viewed from the rear - on the right a double door and to the left two high-placed windows. The section far right is now built in. The facade presumably partly dates from the oldest phase and is plastered to conceal the alterations, such as the installation of the facade openings and possibly the renewal of the upper part. Of the very wide roof dormer on the rear roof edge the now by the extended gutter divided into two right part functioned as a loading door. The INTERIOR: the work space is undivided, as is the cellar. The attic contains wooden internal walls. A long, open staircase leads along the right side wall via a hatch to the attic. The saddlery is recognisable not only from the mention of this function on the facade, the interior has retained the complete fittings of the business now functioning mainly as a workshop for leather goods. The shop attached to it, located on Meipoortstraat, number 6, is connected to the workshop via a courtyard. Among the many leather-working attributes a shoe last stands out. In the cellar there are also various old machines.

Valuation

The single-storey transverse HOUSE is of ancient origin, dating from at least the 17th century. It has long been in use as a WORKSHOP.

- of architectural-historical value as an example of a commercial building from the beginning of this century, designed in a simple transitional architecture.

- of industrial-archaeological value, because it clearly shows the business function in the front facade; various apparatus for leather working are still present.

- of building-historical value as a largely preserved building from at least the 17th century, which has been adapted for its current function with minimal modifications. The structure with the composite beam layer is of importance.
