Omschrijving onderdeel 1: LANDHUIS.
Groot LANDHUIS De Hulst, op rechthoekige plattegrond over twee bouwlagen, opgetrokken in baksteen onder een met pannen gedekt overstekend schilddak. Aan de achtergevel rechts een risalerende travee onder schilddakje.
Op de begane grond in de achtergevel (Z, gekeerd naar de Bentheimerstraat) een veranda en daarboven een loggia met gemetselde borstwering. Beide zijn uitgevoerd met houten lateien en kolommen. Tegen de buitenste travee halfronde erkers onder balkons met gemetselde borstweringen. De samengestelde rechtgesloten vensters zijn uitgevoerd als drie- en vierlichten en voorzien van glas-in-loodramen. De dubbele glasdeuren zijn eveneens bezet met glas-in-loodramen. In het dakschild vier dakkapelletjes onder zadeldaken.
Symmetrisch ingedeelde voorgevel (N) met hoekpaviljoens onder schilddaken en een centrale entreepartij in een hoog opgaand middenrisaliet. Een stoep van drie treden leidt naar de deur binnen een geprofileerde lijst. Tegen het rechter paviljoen een lage aanbouw onder schilddakje. Vergelijkbare vensters als in de achtergevel. In het dakschild vier dakkapellen. Tegen de linkergevel (W) een lage aanbouw onder samengesteld schild-/zadeldak. Gemetselde schoorstenen op de nokken en in de zijschilden.

Het Landhuis De Hulst, behorend tot de historische buitenplaats De Hulst is van algemeen cultuur-, architectuurhistorisch en stedenbouwkundig belang:

Large COUNTRY HOUSE De Hulst, on a rectangular floor plan over two storeys, constructed in brick under a pantile-covered overhanging hipped roof. On the rear facade to the right a projecting bay under a small hipped roof.
On the ground floor in the rear facade (Z, facing the Bentheimerstraat) a veranda and above it a loggia with masonry balustrade. Both are executed with wooden lintels and columns. Against the outer bay half-round bay windows under balconies with masonry balustrades. The composite windows are executed as three- and four-light and provided with leaded glass lights. The double glass doors are likewise fitted with leaded glass lights. In the roof slope four roof dormers with gabled roofs.
Symmetrically arranged front facade (N) with corner pavilions under hipped roofs and a central entrance section in a high-rising central projection.
