Inleiding
Dubbel WOONHUIS vrijstaand gesitueerd aan de Molenberglaan. De toegepaste bouwstijl is Traditionalisme. Het pand werd in 1918 gebouwd naar een ontwerp van architect J. Stuyt in opdracht van de Vereniging Woningbouw Heerlen. De erkers in de frontgevel dateren uit 1937. Het pand is gelegen binnen het potentiële stadsgezicht Molenberg en omgeving.
De aangebouwde carport aan de linkerzijgevel van pand met huisnummer 73 is uitgesloten van bescherming.
Omschrijving
Vrijstaand dubbel woonhuis op een rechthoekige plattegrond. Het pand telt twee bouwlagen en wordt afgedekt met een schilddak met Hollandse pannen. Dakoverstek. Twee dakkapellen met zadeldakjes en kleine frontons. Het toegepaste bouwmateriaal is baksteen, in de tweede bouwlaag voorzien van een witte pleisterlaag. Rechthoekige houten vensters en deuren met bovenlichten. Bakstenen dorpelstenen. Vensters tweede bouwlaag met kleine roedeverdeling.
Symmetrische indeling FRONTGEVEL. In de frontgevel twee portieken met rondboogvormige toegang met decoratief metselwerk en met steunbeerachtige zijgeveldelen. In het middendeel van de frontgevel in de eerste bouwlaag twee erkers met plat dak. Erkers met bakstenen basement en houten opbouw. Bovenlichten erkervensters met glas-in-lood.
Linkerdeel LINKERZIJGEVEL en rechterdeel RECHTERZIJGEVEL iets vooruitspringend en met doorlopend geknikt dakgedeelte. In de zijgevels rechthoekige houten vensters met roedeverdeling.
In het middendeel van de ACHTERGEVEL in de eerste bouwlaag twee erkers met plat dak met hierop een balkon met houten balustrade. In linker- en rechterdeel van de achtergevel een uitbouw in een bouwlaag met plat dak en met een rechthoekige houten deur. Beide panden aan de achtergevel gescheiden door een bakstenen muur in hoogte aflopend van bijna twee bouwlagen naar een bouwlaag.
In het achterdakvlak twee dakkapellen van omstreeks 1990 met plat dak.
Structuur van het INTERIEUR vrijwel in tact.
Waardering
Het dubbel woonhuis bezit cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische ontwikkeling.
Het dubbel woonhuis bezit architectuurhistorische waarde als voorbeeld van het oeuvre van architect Jan Stuyt, wegens de esthetische kwaliteiten van het ontwerp, de in het gebouw verwerkte invloeden van de Engelse landhuisbouw en de ornamentiek.

Detached double dwelling house on a rectangular floor plan. The building has two storeys and is covered with a hipped roof with Dutch tiles. Roof overhang. Two roof dormers with small saddle roof tops and small pediments. The building material used is brick, on the second storey provided with a white plaster layer. Rectangular wooden windows and doors with fanlights. Brick threshold stones. Windows on second storey with small glazing bars.
Symmetrical arrangement of FRONT FACADE. In the front facade two porches with round-arch entrance with decorative brickwork and with buttress-like side facade parts. In the middle section of the front facade on the first storey two bay windows with flat roof. Bay windows with brick basement and wooden structure. Fanlights of bay windows with leaded glass.
Left part of LEFT SIDE FACADE and right part of RIGHT SIDE FACADE slightly projecting and with continuous angled roof section. In the side facades rectangular wooden windows with glazing bars.
In the middle section of the REAR FACADE on the first storey two bay windows with flat roof with above it a balcony with wooden balustrade. In left and right part of the rear facade an extension in one storey with flat roof and with a rectangular wooden door. Both buildings on the rear facade separated by a brick wall in height descending from almost two storeys to one storey.
In the rear roof surface two roof dormers from circa 1990 with flat roof.
