Inleiding
WINKELWOONHUIS gebouwd rond 1900 in Neo-Gotische stijl naar ontwerp van architect Jos. Seelen te Heerlen. Het pand is een tussenpand in de Geleenstraat te Heerlen. In 1936 is het pand door Jozef en Jos Seelen gedeeltelijk verbouwd tot winkel, waarvoor de vloer is verlaagd. Omstreeks 1990 is achter het pand het kavel volgebouwd met een volume van een laag onder een plat dak. Het pand is in 1993 geheel gerenoveerd en gerestaureerd. Waarbij onder meer de gevel is gezandstraald en geïmpregneerd en er zijn nieuwe luiken geplaatst en leien gelegd.
UITGESLOTEN VAN BESCHERMING is de winkelpui in de voorgevel van omstreeks 1985, het volume van één laag achter de oorspronkelijke woning en de serre, de dakkapel en het dakraam aan de achterzijde van de woning.
Omschrijving
Het WINKELWOONHUIS heeft een rechthoekige plattegrond in twee bouwlagen onder een afgeplat zadeldak met leien in schubdekking. De VOORGEVEL is asymmetrisch van opbouw en heeft een optrek in kruisverband met opgelegde, gesneden voeg en een geprofileerde natuursteen plint. In de gevel bevinden zich rechthoekige houten vensters en deuren in hardstenen omlijstingen. De vensters hebben bovenlichten met ruitvormig glas-in-lood. De gevel heeft links een iets risalerend volume met in de eerste laag een recente winkelpui. De risaliet wordt aan weerzijden begrensd door natuursteen. Rechts naast de risaliet bevindt zich de entree met orginele paneeldeur met gothisch paneel en glas-in-lood raam met smeedijzeren rooster. Het bovenlicht bevindt zich in een hardstenen ezelsrugbooglijst met drie rondboogvensters met glas-in-lood, hogels en een kruisbloem. Boven de winkelpui bevinden zich drie glas-in-loodvensters in hardstenen lijst, dit is het bovenlicht van het oorspronkelijke venster. In de tweede laag van de risaliet is een balkon van hardsteen op versierde consoles. De balustrade heeft een versiering van driepasboog. Achter het balkon bevinden zich de orginele balkondeuren met bovenlicht en luiken van omstreeks 1990. Rechts hiervan ligt een venster met bovenlicht. De risaliet wordt beëindigd door een topgevel, deze zijn van elkaar gescheiden door een waterlijst. In de topgevel bevindt zich een kruiskozijn met luiken en een natuursteen ornament. De topgevel is bekleed met hogels en een kruisbloem. Rechts op het dak is een kleine houten dakkapel met beschot, gelegen onder een zadeldak met nokpion. De ACHTERGEVEL heeft een optrek in kruisverband met kozijnen van omstreeks 1990. In de eerste laag bevindt zich een volume uit omstreeks 1990 tegen de oorspronkelijke gevel en tegen de tweede laag is omstreeks 1990 een serre gebouwd. Op het achterdakvlak bevindt zich een grote recente dakkapel en een recent dakraam. De structuur van het INTERIEUR is in tact. Waardevolle interieuronderdelen zijn onder meer de hal met lambrisering, fraai trappenhuis en houten klapdeuren in rondboog en de stucornamenten aan plafond.

SHOP-DWELLING HOUSE built around 1900 in Neo-Gothic style designed by architect Jos. Seelen in Heerlen. The building is a mid-terrace property on the Geleenstraat in Heerlen. The SHOP-DWELLING HOUSE has a rectangular floor plan in two storeys under a pitched roof with hipped ends covered with slate in scale pattern. The MAIN FACADE is asymmetrically arranged and has brickwork in Flemish bond with flush-cut mortar joints and a profiled natural stone plinth. The facade contains rectangular timber windows and doors in stone surrounds. The windows have fanlights with diamond-patterned leaded glass. The facade has on the left a slightly projecting section with a recent shop front in the first storey. The projection is bordered on both sides by natural stone. To the right of the projection is the entrance with an original panelled door with Gothic panels and a leaded glass window with wrought-iron grille. The fanlight is set in a natural stone donkey-back arch moulding with three round-arched windows with leaded glass, hood mouldings and a cross flower. Above the shop front are three leaded glass windows in a stone frame, which form the fanlight of the original window. In the second storey of the projection is a stone balcony on ornamental consoles. The balustrade has ornamental trefoil-arch decoration. Behind the balcony are the original balcony doors with fanlight and shutters from around 1990. To the right of this is a window with fanlight. The projection is terminated by a stepped gable, these being separated from each other by a drip moulding. In the stepped gable is a cross window with shutters and a natural stone ornament. The stepped gable is decorated with hood mouldings and a cross flower. On the right of the roof is a small timber roof dormer with boarding, set under a pitched roof with a roof ridge ornament. The REAR FACADE has brickwork in Flemish bond with windows from around 1990. In the first storey there is a volume from around 1990 against the original facade, and against the second storey a conservatory was built around 1990. On the rear roof slope there is a large recent roof dormer and a recent roof window. The structure of the INTERIOR is intact. Valuable interior components include the hall with wainscoting, handsome stairwell and timber folding doors in round arch and stucco ornaments on the ceiling.
