HISTORISCHE TUIN- EN PARKAANLEG van de historische buitenplaats Leemcule, bestaande uit de volgende terreinonderdelen: a.Omgrachte huisplaats b. Achterbos c.Voorwei d. Overig terrein
ad a. Op de relatief grote huisplaats, in de huidige vorm XIXa, liggend in de vork gevormd door de Leemculeweg en de Ruitenborghweg, staan het hoofdgebouw, bouwhuis, tuinmuur, brug en inrijhek. De huisplaats wordt omgeven door een in het begin van de 19de eeuw gegraven singelgracht. Deze gracht werd in het begin van de 19de eeuw gegraven als opvolger van de gracht rond de toen afgebroken havezate; aan de noordzijde is zijn rechthoekige loop nog bepaald door de oude orthogonale aanleg; aan de zuidzijde beschrijft zijn loop echter een onregelmatige halve cirkel, hetgeen ten dele zal zijn afgedwongen door de Zwolse weg (nu: Ruitenborghweg) die inmiddels diagonaal door die aanleg was heen gelegd, maar die ook paste binnen de landschapsstijl die destijds op de buitenplaats werd ingevoerd. Na de afbraak van de havezate en westelijk bouwhuis is de oude gracht deels gedempt en deels naar het zuiden toe verder uitgegraven, waarmee men de slingerende vorm verkreeg van dit "water voor vermaak" (zoals het in 1827 bij de eerste kadastrale registratie bestempeld werd). Binnen de gracht een kleine landschappelijke aanleg met oude boom-groepen rond een om een heuveltje gekrulde slingervijver. Deze tegenover het huis gelegen vijver is vermoedelijk het oudste landschapselement op de buitenplaats, aangezien hij een restant is van de slotgracht rond de oude havezate en als zodanig waarschijnlijk een middeleeuwse oorsprong heeft. Verder gazons en bloemborders tegen geschoren hagen die het beeld bepalen. Op de plaats van de oude boomgaard en moestuin is in de jaren '60 een tennisbaan en een zwembad aangelegd, alsmede een nieuwe bloemen- en groentetuin in de noordoosthoek van de huisplaats; in 1980 kreeg deze tuin een geometrische aanleg met beuken- en buxushagen; voor het huis, dat in de zuidoosthoek ligt, loopt een rondgaand geasfalteerd pad naar het inrijhek aan de Ruitenborghweg; langs deze weg aan weerszijden zijn beukenhagen over de gehele lengte van de huisplaats; langs de Leemculeweg oude eiken en beuken; achter het huis ligt een kleine boomgaard; deze zet zich - opnieuw ingeplant - voort over de singelgracht in de hoek gevormd door de Leemculeweg en de Ruitenborghweg.
ad b. Het achterbos is het langgerekte parkdeel ten westen van de huisplaats. Het strekt zich voorbij de huisplaats naar het noorden uit en beslaat de westelijke vakken van het vroegere lanenstelsel; rond twee oude solitairlinden is in 1970 een eenvoudig en met de rest van het complex goed harmoniërend landschappelijk parkje ingeplant met een centraal weiland en omlopend pad. Een jonge beukenlaan (aanplant 1970) begrenst het complex aan de westzijde. Deze beukenlaan is een hersteld element van het oude lanenstelsel, aangezien de geometrische aanleg op deze plaats ook door een lange noord-zuid lopende laan werd afgesloten. Destijds liep de laan echter door ten zuiden van de huidige Ruitenborghweg tot aan de theekoepel op de dijk, daarbij de aan de Voorwei gelegen boskolk (XVIII) kruisend. De tweede boskolk grenst aan een nieuwe woonwijk. Beide kolken vormden elkaars tegenhanger in de oude geometrische aanleg, waarin zij op de kruising lagen van de oost-west lopende lindenlaan enerzijds en noord-zuid lopende lanen aan de rand van de aanleg anderzijds; zij worden - met onderbrekingen - nog altijd door de lindenlaan verbonden, maar van de kruisende lanen bestaat alleen de westelijke, i.e. de in 1970 opnieuw ingeplante beukenlaan, maar deze mist directe aansluiting op de boskolk.
ad c. De Voorwei, XVIII - XX, is eigenlijk de overplaats van het park. Het is een langgerekt perceel weiland tussen de Ruitenborghweg en de Vechtdijk; in de wei staan enkele monumentale oude solitairen; aan de westzijde leidt een lindenlaan (in 1980 aangeplant) naar de westelijk gelegen ronde kolk midden in het oude wandelbosje met slingerpaden. Op de rivierdijk aan de rand van dat bosje vormen enkele oude linden (waaronder twee leilinden) een kring die herinnert aan de theekoepel die vroeger op dit punt stond met uitzicht over de Vecht. Hiervandaan loopt oostwaarts aan de voet van de dijk (Vechtzijde) een houtsingel als zuidelijke omzoming van de Voorwei; een in 1999 geplante platanenlaan snijdt aan de oostkant een hoek van het weiland af. De afgesneden hoek - ingeplant met een klein bosplantsoen - wordt op de erfgrens afgesloten door een rij oude linden. De lindenlaan vormt behalve het nog herkenbare verkavelingspatroon een herinnering aan de oorspronkelijke geometrische aanleg. Hierin liep de op Dalfsens kerktoren gerichte zichtlaan voor het U-vormige complex van de havezate met zijn bouwhuizen langs. Omdat de andere lanen van het lanenstelsel zich richtten naar de oriëntatie van de oudere havezate, moest de lindenlaan voor zijn oriëntatie op de kerktoren binnen dat orthogonale stelsel een beetje scheef lopen, hetgeen een conflict tussen twee oriëntaties opleverde dat werd opgelost in de vorm van de bouwhuizen (schuine zuidgevels en het oostelijke bouwhuis langer dan het westelijke). De lindenlaan loopt direct ten zuiden van het huis in oost-west richting en verbindt de twee kolkenhij bestaat uit een oude en een nieuwe helft. De oude, XVIII, ligt thans ingekapseld in de nieuwe dorpsuitbreiding van Dalfsen oost van de Leemculeweg, steekt vandaar westwaarts deze weg over en loopt dan tot aan de singelgracht om de huisplaats. Op de huisplaats zelf bestaan nog maar fragmenten van de laan, enkele verspreide paren oude linden o.a. bij het inrijhek; vervolgens kruist de laan onder een scherpe hoek de Ruitenborghweg, ten zuiden waarvan de westelijke helft in 1980 opnieuw werd ingeplant tot aan het wandelbosje, vandaar is, terugkijkend door de laan (mits hij is opgesnoeid) nog altijd de gotische kerktoren van Dalfsen zichtbaar. De platanenlaan werd in 1999 in de Voorwei aangeplant en vormt de een recente structurele verandering waarmee op de buitenplaats aansluiting is gezocht met de oorspronkelijke aanleg. De laan is een herinnering aan de centrale, op de ingang van het niet meer bestaande huis gerichte as van het waaiervormige lanenpatroon dat voor de havezate lag.
ad d. Overig terrein: in de hoek (dorpszijde) gevormd door de Leemculeweg en de Ruitenborghweg ligt tegenover de onder genoemde boomgaard een kleine wei gedeeltelijk omzoomd met beuken, eiken en een stuk beukenhaag; aan de noordzijde wordt dit weitje begrensd door een monumentale lindenlaan aan weerszijden van een ronde kolk. Tenslotte is van groot belang voor de historische buitenplaats het weidegebied direct ten noorden van de singelgracht; dit gebied valt buiten de bescherming maar heeft grote betekenis als open en groene ruimte met landelijk karakter en landschappelijk-visuele buffer.

HISTORIC GARDEN AND PARK LAYOUT of the historic country estate Leemcule, consisting of the following site components: a. Moated homestead b. Rear wood c. Front meadow d. Other terrain
ad a. On the relatively large homestead, in its current form dating from the first half of the 19th century, lying in the fork formed by Leemculeweg and Ruitenborghweg, stand the main building, farm building, garden wall, bridge and entrance gate. The homestead is surrounded by a moat dug at the beginning of the 19th century. This moat was dug at the beginning of the 19th century as a replacement for the moat around the then-demolished manor house; on the northern side its rectangular course is still determined by the old orthogonal layout; on the southern side, however, its course describes an irregular semicircle, which was partly forced by the Zwolle road (now: Ruitenborghweg) which had meanwhile been laid diagonally through that layout, but which also fitted within the landscape style that was introduced on the country estate at that time. After the demolition of the manor house and western farm building, the old moat was partly filled in and partly dug further out to the south, thereby achieving the meandering form of this "water for pleasure" (as it was designated in 1827 at the first cadastral registration). Within the moat a small landscape layout with old groups of trees around a winding pond curled around a small hill. This pond, located opposite the house, is presumably the oldest landscape element on the country estate, as it is a remnant of the castle moat around the old manor house and as such probably has a medieval origin. On the site of the old orchard and kitchen garden, in the 1960s a tennis court and swimming pool were laid out, as well as a new flower and vegetable garden in the northeast corner of the homestead; in 1980 this garden received a geometric layout with beech and box hedges; in front of the house, which lies in the southeast corner, runs a paved circular path to the entrance gate at Ruitenborghweg; along this road on both sides are beech hedges along the entire length of the homestead; along Leemculeweg old oaks and beeches; behind the house lies a small orchard; this continues - replanted - across the moat in the corner formed by Leemculeweg and Ruitenborghweg.
ad b. The rear wood is the elongated park section west of the homestead. It extends north beyond the homestead and occupies the western plots of the former lane system; around two old solitary linden trees a simple landscape park was planted in 1970, harmonizing well with the rest of the complex, with a central meadow and surrounding path. A young beech avenue (planted 1970) borders the complex on the west side. This beech avenue is a restored element of the old lane system, as the geometric layout at this location was also closed off by a long north-south running avenue. At that time the avenue ran through south of the present Ruitenborghweg to the tea pavilion on the dyke, thereby crossing the wooded pool situated at the Front meadow (18th century). The second wooded pool adjoins a new residential district. Both pools formed each other's counterpart in the old geometric layout, in which they lay at the crossing of the east-west running linden avenue on the one hand and north-south running avenues at the edge of the layout on the other; they are still connected - with interruptions - by the linden avenue, but of the crossing avenues only the western one exists, i.e. the beech avenue replanted in 1970, but this lacks direct connection to the wooded pool.
ad c. The Front meadow, 18th - 20th century, is actually the outer area of the park. It is an elongated meadow plot between Ruitenborghweg and Vechtdijk; in the meadow stand some monumental old solitary trees; on the west side a linden avenue (planted in 1980) leads to the round wooded pool situated to the west in the middle of the old walking wood with winding paths. On the river dyke at the edge of that wood some old linden trees (including two clipped linden trees) form a circle that recalls the tea pavilion which formerly stood at this point with a view over the Vecht. From here runs eastward at the foot of the dyke (Vecht side) a hedge row as southern border of the Front meadow; a plane tree avenue planted in 1999 cuts off a corner of the meadow on the east side. The cut-off corner - planted with a small wood plantation - is closed off on the property boundary by a row of old linden trees. The linden avenue forms, apart from the still recognizable parcellation pattern, a reminder of the original geometric layout. In this layout ran the sight-line avenue directed at the church tower of Dalfsen in front of the U-shaped complex of the manor house with its farm buildings. Because the other avenues of the lane system were oriented according to the orientation of the older manor house, the linden avenue had to run slightly askew in its orientation to the church tower within that orthogonal system, which produced a conflict between two orientations that was resolved in the form of the farm buildings (slanted south façades and the eastern farm building longer than the western one). The linden avenue runs directly south of the house in an east-west direction and connects the two wooded pools; it consists of an old and a new part. The old, 18th century, now lies encapsulated in the new village extension of Dalfsen east of Leemculeweg, extends westward from there across this road and then runs to the moat around the homestead. On the homestead itself only fragments of the avenue remain, some scattered pairs of old linden trees among others at the entrance gate; subsequently the avenue crosses Ruitenborghweg at a sharp angle, south of which the western part was replanted in 1980 to the walking wood, from there, looking back through the avenue (provided it is pruned) the Gothic church tower of Dalfsen is still visible. The plane tree avenue was planted in 1999 in the Front meadow and represents a recent structural change by which the country estate sought to connect with the original layout. The avenue is a reminder of the central axis directed at the entrance of the no longer existing house of the fan-shaped avenue pattern that lay in front of the manor house.
ad d. Other terrain: in the corner (village side) formed by Leemculeweg and Ruitenborghweg lies opposite the aforementioned orchard a small meadow partially bordered with beeches, oaks and a piece of beech hedge; on the northern side this small meadow is bordered by a monumental linden avenue on both sides of a round wooded pool. Finally, of great importance for the historic country estate is the meadow area directly north of the moat; this area falls outside the protection but has great significance as an open and green space with rural character and landscape-visual buffer.
