Inleiding
BOERDERIJ VAN HET GESLOTEN HOEVE TYPE, "De Oude Mars", in 1938 voltooid naar ontwerp van P.A. Lankhorst in opdracht van mevrouw Van Naamen van Eemnes. De boerderij is van een type dat in Nederland buiten Zuid-Limburg weinig voorkomt. De onderdelen van de boerderij zijn hierbij rond een binnenplaats gegroepeerd, waardoor een gesloten hoeve ontstaat. De boerderij staat tegenwoordig net buiten de bebouwde kom van Zwolle, maar ten tijde van de bouw ver in het buitengebied.
Omschrijving
De boerderij is opgetrokken in rode baksteen onder een samengesteld rietgedekt zadel-/schilddak met rode vorstpannen, wolfeinden en uileborden. Rondom een rechthoekige binnenplaats vormen vier vleugels een aaneengesloten bouwvolume. De vleugels zijn één bouwlaag hoog, maar er zijn wel hoogteverschillen tussen verschillende onderdelen. Aan de noordkant geeft een poort toegang tot de geheel omsloten binnenplaats. In de oostelijke vleugel een doorrit. Het woongedeelte bevindt zich aan de westkant van de binnenplaats. Schuin achter de poort, maakt een grote silo deel uit van de zuidelijke vleugel. Verder omvat de boerderij een melkopslagruimte, berging, spoelplaats en stallen voor paarden, stieren, (jong-)vee en kalveren.
Het woonhuis steekt uit en is voorzien van twee-, drie- en vierdelige rechtgesloten vensters met roeden, behangen met witte luiken met een donkergroene rand. De deur is in een portiek onder een rondboog geplaatst in de kopgevel onder een plaquette van zandsteen met daarin het jaartal 1938. Een klein trapje geflankeerd door twee lage muurtjes leidt naar de ingang. In het dak van het woonhuis zijn rechtgesloten, dakkapellen geplaatst. Boven de kopgevel en in de dakvlakken van de bedrijfsonderdelen zijn ooglidvensters in het dak aangebracht.
De buitengevels en de gevels aan de binnenplaats zijn voor een groot deel geleed door gietijzeren vierruits roosvensters met daaronder zandstenen spuwers. Verder zijn er rechtgesloten staldeuren en deuren onder rondbogen in de gevels geplaatst. De buitengevel van de oostelijke vleugel bestaat grotendeels uit gepotdekseld hout. De gevels van de silo uit horizontaal schuin neergeklapte houten lamellen, die ruimte bieden voor ventilatie. Tegen de silo ook steunberen, in de westelijke gevel oculi boven spuwers, hoog in de gevel aan de binnenplaats luiken in een steekkap. In de westelijke vleugel aan de binnenplaats twee dakkapellen met luiken onder rondbogen.
De risalerende poort die toegang geeft tot de binnenplaats bestaat uit een rondboogvormige opening met zandstenen stoot- en sierblokken onder een steekkap met wolfeind en uilebord. Boven de poort een zandstenen plaquette met het opschrift "De Oude Mars". Op de binnenplaats is een muurtje gemetseld rond de mestopslag.
De indeling van het bedrijfsgedeelte verkeert voor een groot deel nog in de oorspronkelijke staat.
Waardering
De boerderij van het gesloten hoevetype is van algemeen architectuurhistorisch belang:

FARM OF THE ENCLOSED COURTYARD TYPE, "De Oude Mars", completed in 1938 after a design by P.A. Lankhorst on commission of Mrs Van Naamen van Eemnes. The farm is of a type that occurs little in the Netherlands outside South Limburg. The components of the farm are hereby grouped around a courtyard, creating an enclosed courtyard farm. The farm today stands just outside the built-up area of Zwolle, but at the time of construction far in the countryside.
Description
The farm is erected in red brick under a composite thatched gabled/hipped roof with red frost tiles, half-hipped ends and owl-boards. Around a rectangular courtyard four wings form a continuous building volume. The wings are one storey high, but there are height differences between different components. On the north side a gate provides access to the completely enclosed courtyard. In the eastern wing a passageway. The residential section is located on the west side of the courtyard. Diagonally behind the gate, a large silo is part of the southern wing. Furthermore the farm comprises a milk storage room, storage, washing place and stalls for horses, bulls, (young) cattle and calves.
The residential house projects and is furnished with two-, three- and four-part closed windows with glazing bars, hung with white shutters with a dark-green edge. The door is placed in a porch under a round arch in the gable end under a sandstone plaque with the year 1938 in it. A small staircase flanked by two low walls leads to the entrance. In the roof of the residential house closed roof dormers are placed. Above the gable and in the roof planes of the business components are eyelid roof windows inserted.
The outer facades and the facades on the courtyard are largely articulated by cast-iron four-light ventilation windows with sandstone spouts below. Furthermore there are closed barn doors and doors under round arches in the facades placed. The outer facade of the eastern wing consists largely of tarred wood. The facades of the silo of horizontally sloping wooden slats, which provide space for ventilation. Against the silo also buttresses, in the western facade oculi above spouts, high in the facade on the courtyard shutters in a relieving arch. In the western wing on the courtyard two roof dormers with shutters under round arches.
The projecting gate which provides access to the courtyard consists of a round arch-shaped opening with sandstone chamfered and decorative stones under a relieving arch with half-hipped end and owl-board. Above the gate a sandstone plaque with the inscription "De Oude Mars". On the courtyard a wall is built around the manure storage.
The layout of the business section is for the most part still in the original state.
