Inleiding
Villa, genaamd Kastanjehof, gebouwd in 1879 in neogotische stijl naar ontwerp van architect Alfred Tepe als woonhuis voor zijn broer E.A.J.M. Tepe. Alfred Tepe, één van de belangrijkste vertegenwoordigers van het Utrechtse Bernulphusgilde, woonde zelf aan het Kerkplein in Rijsenburg. Kastanjehof werd in 1920 uitgebreid onder leiding van architect D. Appels Dzn. De vorm van neogotiek refereert aan de de Noordduitse gotiek en die van de Nederrijn. Het object vormt een uitzondering in het werk van Tepe aangezien het een profaan bouwwerk betreft. Wat betreft de bouwstijl en de plattegrond refereert de villa echter sterk aan zijn ontwerpen voor kerken, met name door de plattegrond, die de vorm heeft van een Latijns kruis.
Omschrijving
De van de Hoofdstraat teruggelegen VILLA is gelegen op een perceel dat aan de noordzijde grenst aan de Verheullaan. De zuidzijde van het perceel ligt deels achter de panden van de Hoofdstraat. De hoofdingang wordt gemarkeerd door twee stenen hekpilaren met de tekst: "Kastanjehof". De noordzijde van het terrein wordt afgescheiden door een bakstenen muur. De villa van twee bouwlagen is op kruisvormige plattegrond opgetrokken onder haaks op elkaar staande zadeldaken die gedekt zijn met gesmoorde Hollandse pannen. De in kruisverband gemetselde gevels zijn ter hoogte van de boven- en onderdorpels rondom voorzien van muize en/ of zaagtandlijsten, terwijl onder de goten kwartholle stenen lijsten zijn aangebracht. De meeste vensters zijn uitgevoerd als stolpende ramen met bovenlichten en roedenverdeling; zij worden bekroond door segmentboogvormige, driepasvormige danwel spitsboogvormige boogtrommels.
De oostgevel is qua uitvoering het meest rijk van details en is zodanig als voorgevel te beschouwen. De gevel heeft een symmetrische hoofdopzet. Het middelste, licht risalerende bouwdeel heeft een vijfzijdige erker voorzien van schuiframen met glas-in-lood bovenlichten. De tweede bouwlaag van de erker is uitgevoerd als balkon. In deze bouwlaag bevinden zich twee stolpende balkondeuren met bovenlicht. De gevel heeft een neogotische trapgevelbeëindiging die is verfraaid met overhoekse pinakels, waarop een smeedijzeren bekroning is gezet. Links van het risaliet staat een houten serre onder een lessenaarsdak gedekt met leien, rechts van het risaliet is een vrijwel identieke aanbouw gezet die is uitgevoerd in steen. Beide zijn van later datum. Deze gevelzijde is tevens voorzien van de eerste steen, die gelegd is op 1 september 1879 door Johanna en Frits Tepe. De westgevel heeft een tuitgevelbekroning voorzien van een kepervormige afzaat en een uitkragende tuit.
De zuidgevel heeft rechts een risalerend bouwdeel met een tuitgevelbekroning. In een spitsboogvormig spaarveld bevindt zich in beide bouwlagen een venster; in de top bevinden zich twee smalle sleufvormige vensters. Links van dit risalerende geveldeel bevindt zich een bouwvolume met de nok evenwijdig aan de Hoofdstraat. De gevel bevat in de eerste bouwlaag een venster en in de tweede bouwlaag drie blindnissen, waarvan de middelste als venster is uitgevoerd. In 1920 is tegen de gevel een aanbouw onder plat gezet, dat van ondergeschikt belang is. In deze aanbouw bevindt zich de hoofdingang van de woning. De gevels bevatten voorts stolpende vensters met glas-in-loodindelingen.
De noordgevel van de woning heeft links een trapgevel die gelijk is aan die van de zuidgevel. Rechts van de gevel is in 1920 een bouwdeel van twee etages onder een plat dak aangebouwd, dat buiten de bescherming valt.
Waardering
De villa is van cultuurhistorische waarde in relatie tot de ontstaansgeschiedenis, van architectuurhistorische waarde vanwege de combinatie van het bouwtype en de bouwstijl, vanwege de opdrachtgever en de plaats in het oeuvre van architect Tepe. De ligging in de tamelijk gave omgeving verleent aan het object zijn ensemblewaarde.

Description
The VILLA, set back from the Hoofdstraat, is situated on a plot that borders the Verheullaan on the north side. The south side of the plot lies partly behind the properties on the Hoofdstraat. The main entrance is marked by two stone gate pillars with the text: "Kastanjehof". The north side of the site is separated by a brick wall. The villa of two storeys is constructed on a cross-shaped floor plan beneath gabled roofs set at right angles to each other, which are covered with smothered Dutch tiles. The facades, built in bond, are provided all around at the level of the upper and lower sill courses with mouldings and/or sawtooth bands, whilst beneath the gutters quarter-round stone mouldings are fitted. Most windows are executed as casement windows with fanlights and glazing bars; they are topped with segmental arch-shaped, trefoil arch-shaped or pointed arch-shaped arch drums.
The east facade is in execution the most rich in details and is to be regarded as the front facade. The facade has a symmetrical main layout. The middle, slightly projecting building section has a five-sided bay window provided with sash windows with leadlight fanlights. The second storey of the bay window is executed as a balcony. In this storey are two casement balcony doors with fanlight. The facade has a neo-Gothic stepped gable finish which is adorned with diagonal pinnacles, on which a wrought-iron crown is set. To the left of the risalit stands a wooden conservatory beneath a lean-to roof covered with slate, to the right of the risalit is an almost identical extension which is executed in stone. Both are of later date. This side of the facade is also provided with the foundation stone, which was laid on 1 September 1879 by Johanna and Frits Tepe. The west facade has a spout gable crown provided with a herringbone trim and a projecting spout.
The south facade has on the right a projecting building section with a spout gable finish. In a pointed arch-shaped spandrel are found in both storeys a window; at the apex are found two narrow slit-shaped windows. To the left of this projecting facade section is a building volume with the ridge parallel to the Hoofdstraat. The facade contains in the first storey a window and in the second storey three blind niches, of which the middle one is executed as a window. In 1920 an extension with a flat roof was built against the facade, which is of minor importance. In this extension is the main entrance of the dwelling. The facades furthermore contain casement windows with leadlight patterns.
The north facade of the dwelling has on the left a stepped gable which is the same as that of the south facade. To the right of the facade, in 1920 a building section of two storeys beneath a flat roof was added, which falls outside the protection.
Evaluation
The villa is of cultural-historical value in relation to its origin history, of architectural-historical value because of the combination of the building type and the building style, because of the patron and the place in architect Tepe's oeuvre. The location in a relatively intact environment lends the object its ensemble value.
