Introduction

Detached villa 'D'Overkant' of the VILLA type built in 1894 in eclecticism. The property stands detached on a narrow and deep plot on the south side of the Grotestraat on the northern edge of the built-up area of Eibergen. The plot is closed off at the front by a wrought-iron fence with cast-iron fence posts. The villa dates largely from 1894 with a number of extensions to the rear from 1936.

Description

Villa with irregular floor plan, consisting of two storeys with rendered facades and regular distribution of windows. The facades end in a truncated hipped roof with projecting ridge-line against which a gabled roof with top gable clad with dampened old Dutch tiles. The basement of the facades with corner chains consists of a plinth and a drip moulding. On the first floor there is a stringcourse and drip moulding with as the crowning of the facades a main cornice. The fixed pane windows with shoulder-arched fanlight on the front and left-side facades are closed off by a shoulder-arched stuccoed moulding with central pediment. In the front facade there is a top gable with ornamental roof truss. The FRONT FACADE (north facade) can be divided into two unequal bays. The right bay is one window-width wide and ends in a top gable with wooden ornamental roof truss with worked braces and sawn-out infill with in the gable top a semi-circular single-pane casement window. On the ridge there is a finial. The left bay consists of two window-widths.

The LEFT-SIDE FACADE can be divided into two window-widths with later-placed blind recesses due to the construction of the neighbouring building with the exception of the window below left.

The REAR FACADE is largely taken up by later additions and alterations around 1936. The right bay has on the ground floor a former open veranda closed in as a conservatory above which an open balustrade with balcony. The conservatory has a three-part division consisting of a central double glass door with glass-in-lead fanlight flanked on both sides by a single glass door with glass-in-lead fanlight. On the first floor there is a three-part window with centrally a double glass door. In the truncated hipped roof there is a roof dormer with two six-pane casement windows with a flat roof. The left bay consists largely of an extension from 1936 of two storeys with a recessed right window-width closed off by a flat roof with overhang supported by blocks. In the left part of the extension there is a door with two coupled two-pane casement windows. In the right window-width there is against the conservatory a plant house above which two single-pane casement windows. On the left in the roof there is a rendered chimney stack.

The RIGHT-SIDE FACADE can be divided into three unequal sections which step back from left to right with the right section forming the side facade of the extension from 1936. In the right section there is on the left and right a single wooden split door between which a small single-pane window. In one of the recessed sections there is the entrance portico with two-pane panel door with wrought iron and classicist woodcarving with a shoulder-arched fanlight. The portico has a similar entrance with stuccoed moulding with central pediment. To the right of the portico in the side facade of the projecting middle section there is a building stone with the text: 'This stone laid / by / JB Braumswar(n)d / 20 August 1894'. In the INTERIOR the layout has remained intact, as have the wooden blind sliding doors, authentic doors, granite floor in the conservatory and hall, parquet in the front, dining and gentleman's room, drying floor. The glass-in-lead window placed on the division of the conservatory and the plant house was made at the end of the nineteen twenties by G. Bronkhorst. Particular attention is warranted by the wrought staircase post with neo Louis XIV cast-iron stair balusters. The stucco ceilings have disappeared.

Valuation

Detached VILLA 'D'Overkant' from 1894 currently owned by the Prakke family, descendants of an important industrialist from the pickle factory.

- Of architectural-historical value as a fine example of a villa in eclectic style with chalet-like elements such as the ornamental roof truss with profiled braces and woodcarving infill.

- Of urban-planning value as part of a historically grown urban area with concentrated villa development by wealthy industrialists strengthened by the preserved neighbouring building from around 1900.

- Of cultural-historical value due to the placement and occupation of the villas by emerging industrialists at the end of the nineteenth century due to well-functioning textile factories, bleacheries and tanneries.
